Frankie Muniz: Real Estate Mogul or Muck-Up?

Lil' Frankie Muniz has made some big real estate deals in the past. Since he was a teen he's been buying and selling property, but TMZ is told that Muniz may not be a real estate prodigy in terms of making a profit. Life's unfair!

The "Malcolm in the Middle" star has just listed his 1,972 square foot, five bedroom and four bathroom Hollywood Hills home for sale -- and according to the LA Times it's going for a little under $3.9 million dollars. But property records indicate Muniz purchased the house in January of 2006 for almost $3.5 mil. According to TMZ's sources, Muniz did "extensive upgrades" on the home. Unless he was in the Home Depot do-it-yourself section, the gain from this property may not be as much as Frankie's pockets would like.

And by the way, he will still have to pay a real estate commission -- which could amount to several thousand dollars. Well, there's always that race car driving hobby -- that's more realistic!

16. A 5% commission on a 3.9M house would be close to 200,000. But the genius bar at TMZ says it "could be several thousand dollars!". Are you guys retarded? Are you the group of jack offs that paid someone else to do your math homework? And you're criticizing Frankie Muniz?

17. 1,900 square foot home for 3.9 mil lol I have 50 acres of land - a 4,000 square foot home - pool, no neighbors within a mile - forest, pond, and beautiful scenery all for less than 1 million in the Wisconsin area.. get a clue! What smucks that have to get a closet - have neighbors right next door with probably less than 1/4 acre of land.. how pathetic.

19. Chances are he's smart to dump it. The house is small, especially for that area, and it's a buyers' market. Holding onto it will not bring a much bigger profit, and it will cost him in the loss of the very large monthly payments which could be otherwise put to good use or invested. Maybe he's dumping it so he has the funds to invest in a more profitable property. After all, there are a lot of foreclosures on the market right now, and those with the money or clout can pick them up for a song, then flip them at a respectable profit.

TMZ shouldn't be insulting Frankie for doing something they're not smart enough to do themselves, and don't understand. Obviously, if he's still flipping houses and started doing so when he was a teenager, he must be doing something right. Back off, TMZ.

20. I mean really...my husband and I are investment property owners and this goes with the territory and definitely moreso in this market today. So what? He breaks even...no biggie. There is always the potential to lose money or not make any significant money on a real estate deal. Kudos to Munitz for ever investing his money in real estate to begin with. He started young and I'm sure he's be fine.

26. Multistory, 5 bedrooms, 4 baths and only 1,972 for $3+ Mill- something doesn't add up. Are the bedrooms the size of the bathrooms? The interior must be built like a submarine. He's kind of a small guy, so maybe the house is built to scale to fit him?

I agree. Those rooms have to be teeny tiny. Who wants a house like that and even if you were to tear down walls to enlarge rooms, at that price...it'd be ridiculous.

There are much better deals in the hills of Hollywood.
