Matthew Perry seems determined to downsize his Los Angeles real estate portfolio -- the actor just listed his Modern-style hilltop estate for $5.695 million.
In case you're keeping track -- this is the third crib Matt's tried to unload in the last two months -- he listed a condo in the posh Sierra Towers in August, and his
Malibu beach pad just a few weeks ago.
The new listing comes in at a spacious 4,100 square feet -- and has 3 bedrooms, 4 bathrooms, a media room ... and walls of windows to show off the smoggy view of downtown L.A.
Perry bought the hilltop home for $4.475 million in 2008 -- so he's hoping to make a pretty penny off the sale.
Matthew Perry tells TMZ he's making plans to "go away for a month to focus on [his] sobriety" ... as a proactive measure in his battle with substance abuse.

The "
Friends" star issued a statement to TMZ ... saying, "I’m making plans to go away for a month to focus on my sobriety and to continue my life in recovery. Please enjoy making fun of me on the world wide web.”
We're told Perry has not suffered any sort of relapse -- but has planned the trip as a proactive measure.
Perry has struggled with substance abuse in the past -- checking into rehab for a prescription pill addiction in 1997 and again in 2001.

Brooke Shields and producer/hubby Chris Henchy had dinner last night at Hollywood's favorite Italian joint, Il Sole. A TMZ spy tells us that the couple tipped their server almost 40%! Holy ravioli!
Shields can afford it -- her new series, "Lipstick Jungle" debuts this fall.
TMZ has to make nice with a friend. Matthew Perry is
not strapped for cash, even though "Studio 60" was canceled. Cameras caught the former "Friend" stuffing the pocket of a valet attendant last night!
So there for you! We originally thought he didn't, but he
did tip the valet.
Our camera spotted Perry leaving the opening of Hollywood nightspot, The Green Door, when he
slyly handed
his own green over to the attendant by slyly stuffing some money into his shirt.
The star appeared on the Forbes Top 100 Celebrity rich list in 2003, and earned a reported $1.6 million per episode during the final season of "Friends" in 2004. Perry also has residuals in perpetuity -- and a couple bucks for the valet.
Oscar-winner Jamie Foxx and former "Friend" Matthew Perry were spotted at the ESPY Awards after party at the Hollywood Roosevelt Hotel last night, and sports fan Lance Bass was also among the athletic supporters. "Die Hard 4" star Justin Long said hello, and joked about his upcoming film with Paris Hilton.
"The Hills" stars Lauren Conrad and Audrina Patridge stopped by Les Deux for
Lil' Kim's big birthday bash. Season three of "The Hills" is currently filming and the season kicks off on MTV August 13.

It's getting hot on the Warner lot! Well-placed sources tell TMZ that Matthew Perry has been romancing Lizzy Caplan of the new CBS show
"The Class." We're told that although the two have only been coupling for a few weeks, the romance is definitely hot and heavy!
The former "Friend" met the hot "Mean Girls" starlet on the set as Perry's show,
"Studio 60 on the Sunset Strip" shoots nearby. Our spies tell us the two visit each other's sets frequently, and are often seen canoodling.
The two have more in common than their studio location. "The Class" was created by David Crane, who was one of the executive producers of "Friends," and the couple was reportedly fixed up by Matt LeBlanc's rumored new squeeze (and former "Joey" co-star) Andrea Anders. Just to make things even more incestuously confusing, Anders now is a "Class" regular.
And in case you were wondering; Lizzy is 24 and Matthew is 37. Nice pull, Chandler. Could she BE any younger??
