Dunaway's Landlord -- Faye Won't Pay!

The only thing outstanding about Faye Dunaway as a tenant is the balance she allegedly owes her NYC landlord -- and if she doesn't pay up, they want her out.

According to the landlord, the Oscar winning actress owes $1,920.85 in back rent -- and we've learned Vanderleigh Properties has filed a notice of non-payment in New York County Civil Court to get it back.

We're told the last notice was posted on her door on October 23rd and it's still there. The lawyer for the landlord tells us Faye has been late with payments in the past and they're currently taking steps towards eviction.

Calls to Dunaway's reps were not returned.

K-Fed Accused of Being a Dirty Home-Wrecker

Kevin Federline is accused of being a dirty, filthy, chain-smoking, home-wrecker -- and now his allegedly trashy lifestyle could cost him more than $100,000.

It's all over the Tarzana, California home where K-Fed lived until this past May -- the people who own the pad claim Federline suddenly disappeared without paying his last 6 months in rent. But the worst part -- the owners claim Federline turned their home into a cigarette-riddled, spit-stained dump.

Now, the owners have fired off a nasty letter to the wannabe rapper, demanding $110,661 in unpaid rent and damages which include:

- Gutters full of cigarette butts and empty beer bottles
- A broken beer dispenser on the barbecue island
- Permanent spit marks on exterior paint
- Broken light covers
- Bent light posts
- Broken tiles
- Dead trees and plants due to failure to water
- Drawings all over the walls
- A room that was turned into a studio (without the owners' permission)
- Broken dishwasher ... with broken baskets
- Dismantled smoke detectors
- Front driveway oil-leak damage
- Master bathroom windows tinted (without owners' permission)


... and last but certainly not least -- the owners claim K-Fed made off without returning the GARAGE DOOR OPENER!!!

In their letter to K-Fed, the home owners have threatened to take his ass to court if he doesn't pay up ... we'll let you know if that happens.

Guy Claims LiLo Stiffed Him on Rented Ride

The guy who lent Lindsay Lohan his Maserati -- which she proceeded to smash up -- finally came to his senses and decided to just rent her another car instead. The only problem -- he claims she never paid him.



Dennis DeSantis claims Lindsay owes him a total of $10,260 for various cars she rented from his company, Specialty Car Craft, back in May.

The bill goes up to $12,310 when you factor in other expenses like detailing and towing.

Lindsay slightly cracked up the Maserati she borrowed from him back in March. DeSantis forgave her for that, but says he is considering legal action for the unpaid bill.

A rep for Lohan could not be reached for comment.

Carolla Sues Furniture Store for Poppin' a Squat

Adam CarollaHaving "The Man Show's" Adam Carolla for a landlord would be pretty cool ... unless you don't pay up ... then he'll crack down on you with some serious legal firepower.

Turns out Carolla and his wife Lynette own a building in Burbank that they rent to the Lounge 22 furniture company. In docs filed recently in L.A. County Superior Court, Adam claims L22 hasn't paid rent since May -- and on July 2nd, he gave them 3 days to pay up or get out.

The deadline came and went -- and Carolla has since fired off a lawsuit, demanding $44,913.42 in unpaid rent from May, June and July -- plus $499.03 for every day they stayed in the place past August 1st.

It's unclear when -- or if -- L22 left the building, but we're told some furniture is still on the property.

Curtin -- Real House Squatter of Orange County

Lynne Curtin"Real Housewife of Orange County" Lynne Curtin was evicted from the home she rents on the show -- but Curtin must not understand what the word "eviction" means, because she's still living there.

The homeowner tells TMZ Curtin's family is refusing to leave, forcing her to file legal papers today with the OC Sheriff's Department ... translation: If they don't beat feet, police will have to physically drag them out.

In the meantime, the 51-year-old mother who actually owns the pad is forced to sleep on her 70-year-old parents' couch, adding, "It's humiliating to live in my old parents house because some O.C. housewife cant pay the rent."

As TMZ first reported, the Curtins owe the homeowner over $12,000.

Prince Moves Out, Leaves $300K Behind

Only Prince can rent a home for $150,000 a month, leave behind a security deposit -- and the landlord doesn't know who to give it to.

According to a lawsuit filed in June, when Prince moved out of the home he rented in Beverly Hills, he left behind a $300,000 security deposit. 3121 Rep Inc., the company that claimed to have brokered the lease for Prince, has sued the owners to get the money back.

But the owners say Prince made all the payments himself -- 3121 was just an intermediary -- so the money should go straight to him.

Now the two sides are suing each other, with Prince caught in the middle -- 3121 wants the money they says is theirs, the owners just want their attorney's fees paid.

Meanwhile, Prince is probably sitting somewhere composing ballads, with no idea any of this is going on.

For Rent: "American Idol" Winner's Apartment

If you ever dreamed of sleeping in "A.I." champ Kris Allen's bed, here's your chance ... and his wife is totally on board to let it happen.

Kitson Kids About to Become Orphans

Kitson Kids -- which has been putting clothes on the backs of L.A.'s elite for years -- is being sued for falling way behind on rent (re: first paragraph).

K.K. has three days to pay their rent before big scary men with eviction documents toss them out onto the diamond encrusted asphalt of Robertson Blvd.

UPDATE 6/18: Deckers Outdoor Corp. has dismissed their lawsuit against Kitson and released a statement saying, "The lawsuit against Kitson was inadvertent ... The Kitson account remains in good standing."

UPDATE: A second lawsuit was just filed against Kitson by a company called Deckers Outdoor Corp., claiming they haven't been paid $35,177.86 for services rendered.

A rep for Kitson just released statements addressing both lawsuits:

"Regarding Kitson Kids we are in a dispute with the building because they refuse to build a stroller accessible ramp for parents and their children....

Isaiah Washington -- Anatomy of a Deadbeat

Isaiah Washington owes his landlord $100,000 and if he doesn't pay up, he could be out on his ass.

Washington's landlord claims the ex-"Grey's Anatomy" star/homophobe is five months behind on the rent for his home in Venice, California. Washington had signed a lease/option agreement to purchase the property for $3,650,000.

We're told Washington was having a dispute with his financial guy and Washington told his landlord he was in the process of getting his money back so he could pay his rent.

Washington, his wife and kids are still in the house. But the eviction process has begun. Legal papers were filed today. We're told Washington is probably going to move out shortly anyway ... but there's this thing about the $100,000 ...
