The only thing outstanding about Faye Dunaway as a tenant is the balance she allegedly owes her NYC landlord -- and if she doesn't pay up, they want her out.

According to the landlord, the Oscar winning actress owes $1,920.85 in back rent -- and we've learned Vanderleigh Properties has filed a notice of non-payment in New York County Civil Court to get it back.
We're told the last notice was posted on her door on October 23rd and it's still there. The lawyer for the landlord tells us Faye has been late with payments in the past and they're currently taking steps towards eviction.
Calls to Dunaway's reps were not returned.

Being broke usually means it's time to make sacrifices, but not for Michael Madsen -- dude declared bankruptcy, then allegedly racked up $80,000 in unpaid rent on a mansion ... and now faces eviction.
According to docs filed last Thursday in Los Angeles Superior Court, the owner of Michael's luxury Malibu home claims the "Kill Bill" actor skipped out on his $20,000/month rent four months in a row ... and now owes $80,000.
If he doesn't pay up, Michael could be homeless -- according to the docs, the owner intends to evict him if the debt isn't covered.
It's unclear how Michael planned to pay his rent since he filed docs for bankruptcy back in June, which say his net monthly income was $-3,392.

Having "The Man Show's" Adam Carolla for a landlord would be pretty cool ... unless you don't pay up ... then he'll crack down on you with some serious legal firepower.
Turns out Carolla and his wife Lynette own a building in Burbank that they rent to the Lounge 22 furniture company. In docs filed recently in L.A. County Superior Court, Adam claims L22 hasn't paid rent since May -- and on July 2nd, he gave them 3 days to pay up or get out.
The deadline came and went -- and Carolla has since fired off a lawsuit, demanding $44,913.42 in unpaid rent from May, June and July -- plus $499.03 for every day they stayed in the place past August 1st.
It's unclear when -- or if -- L22 left the building, but we're told some furniture is still on the property.

"Real Housewife of Orange County" Lynne Curtin was evicted from the home she rents on the show -- but Curtin must not understand what the word "eviction" means, because she's still living there.
The homeowner tells TMZ Curtin's family is refusing to leave, forcing her to file legal papers today with the OC Sheriff's Department ... translation: If they don't beat feet, police will have to physically drag them out.
In the meantime, the 51-year-old mother who actually owns the pad is forced to sleep on her 70-year-old parents' couch, adding, "It's humiliating to live in my old parents house because some O.C. housewife cant pay the rent."
As TMZ first reported, the Curtins owe the homeowner over $12,000.

Her three days are up -- but the "Real Housewife" who was facing eviction from her Orange County home isn't going anywhere fast ... and she has her underage daughter to thank!

TMZ has learned Lynne Curtin and her husband are claiming the 3-day notice they got from their landlord to either pay up or get out isn't valid -- because the legal doc was served on their daughter -- a minor.
As TMZ first reported, the Curtins -- who rent the home they live in on the show -- allegedly owe their landlord more than $12,000 in rent and other expenses.
Now, the Curtins have lawyered up ... contesting the eviction ... but we're told the landlord will re-serve the papers on an adult this time.
Looks like it's only a matter of time before Lynne has to get real ... or get out.

Dr. Arnold Klein -- Michael Jackson's doctor for decades -- has been sued for eviction from his Beverly Hills medical offices.
According to the documents, filed August 6 in L.A. County Superior Court, Dr. Klein failed to pay July rent, totaling $28,515.69. The lawsuit alleges the owners of the building gave Klein the first 5 days of August to make good on his rent, but the doc didn't, so the landlord sued for eviction.
But Dr. Klein redeemed himself. The landlord's lawyer told us Dr. Klein paid the back rent on August 10 and the landlord's lawyer will dismiss the case this week.
The L.A. County Coroner has requested files from Dr. Klein on Michael Jackson's treatments at his office.
No word on why the landlord was all business with a long-term client and moved so quickly to file legal papers.
As for Dr. Klein, we left word with his lawyer but so far no comment.

For only one payment of $74,080.38, you too could make a difference in the lives of rich, pampered children in Los Angeles.
Kitson Kids -- which has been putting clothes on the backs of L.A.'s elite for years -- is being sued for falling way behind on rent (re: first paragraph).
K.K. has three days to pay their rent before big scary men with eviction documents toss them out onto the diamond encrusted asphalt of Robertson Blvd.
UPDATE 6/18: Deckers Outdoor Corp. has dismissed their lawsuit against Kitson and released a statement saying, "The lawsuit against Kitson was inadvertent ... The Kitson account remains in good standing."
UPDATE: A second lawsuit was just filed against Kitson by a company called Deckers Outdoor Corp., claiming they haven't been paid $35,177.86 for services rendered.
A rep for Kitson just released statements addressing both lawsuits:
"Regarding Kitson Kids we are in a dispute with the building because they refuse to build a stroller accessible ramp for parents and their children....
