Kylie Jenner Obsessed Fan Arrested, Charged ... Violates Restraining Order at Her Bev Hills Home

2:24 PM PT -- 12/28 -- Kylie's obsessed fan was just hit with two criminal charges for violating her restraining order against him by showing up at her house in Beverly Hills.

According to new legal docs, obtained by TMZ, prosecutors charged Jrue Mesgan with one count of violating a protective order and one count of violating a court order.

Both charges are misdemeanors.

Kylie Jenner can take a small measure of comfort knowing a restraining order sometimes works, because an obsessed fan who violated hers has been arrested.

Law enforcement sources tell TMZ ... Sunday afternoon, a guy named Jrue Mesgan approached Kylie's Holmby Hills home -- a super-exclusive part of Bev Hills -- and buzzed the gate.

A security guard eyeballed Mesgan and called the cops. He was arrested for misdemeanor violation of a court order and is being held on $20,000 bail.

Turns out Mesgan has a past with Kylie, and not a good one. Mesgan had been to the house numerous times over the last few months trying to see Kylie, so she got a stay-away order, which he violated Sunday -- thus, the arrest.

Kylie has had lots of problems with obsessed fans ... earlier this month a 23-year-old man armed with flowers came to Kylie's home to profess his love for her and ask for her hand in marriage.

The fan showed up at Kylie's house, hopped the fence and knocked at her front door. Turns out he had the wrong house ... he was at one of Kylie's neighbors. He was arrested for misdemeanor trespassing.

The problem with restraining orders ... they're effective against people who are in a state of mind where they understand they can be arrested if they violate it, but people who are unstable often view these docs as worthless pieces of paper.

Scary times.

Kanye West Makes His Move on Kim's block ... Howdy, Neighbor!!!

Kanye West seems to be acknowledging he can't pull his marriage out of the fire, so he's reportedly moving a stone's throw from his former family home ... presumably, so he can effectively co-parent with Kim.

Kanye bought a $4.5 million home across the street from his estranged wife ... so says the Daily Mail. The home is just over 3,650 square feet, with 5 bedrooms. He reportedly paid $421,000 over asking ... proof the real estate bidding war in SoCal is alive and well.

As we reported, Kanye gave Kim his interest in the family home ... a home Kanye designed over a period of years. TMZ broke the story, there are still some property issues that remain unsettled, so Kim has asked the judge to grant her the divorce now, and leave the other issues for later down the road.

Kanye's been wheeling and dealing lately in the real estate market ... he bought a $57.3 million Malibu beach home back in September, and recently listed his $3.7 million former bachelor pad.

As for his new digs, it also has the obligatory swimming pool and a stable for horses. It needs a lot of work, but Ye has more than proven he's up to the task.

As we've been reporting, Kanye has made a full-court press to get Kim back ... most recently at his concert with Drake at the L.A. Memorial Coliseum, he improvised lyrics to "Runaway"  ... I need you to run right back to me, more specifically Kimberly."

Diddy Sells Home Where Kim Porter Died

Diddy is getting rid of some bad memories ... because he sold the mansion where his late soulmate, Kim Porter, died.

Diddy put the Toluca Lake mansion up for sale back in October, listing it for $7 mil, and now there's a buyer ... the deal is pending and will likely close this week, but the sale is not final.

The sprawling estate is 9,655 square feet with 6 bedrooms and 7 bathrooms ... and it's got all the bells and whistles, including a family-sized pool and spa, plus a sports court.

The gated property sits on a half-acre on one of the most famous streets in the San Fernando Valley ... and the celeb neighbors include Steve Carell, Billy Ray Cyrus, Viola Davis and Sia.

As you know ... Kim, a model and actress, dated Diddy off and on for 13 years and they had 3 kids together, including 2 daughters and a son.

TMZ broke the story ... Kim was found dead in the home back in November 2018 at the age of 47, after losing her battle with pneumonia.

Diddy wasn't at the home much, he owns other properties in L.A. and Miami, and now he's letting it go.

Jason Oppenheim Selling Above Sunset for $8M

One of the biggest names in L.A. real estate is back at it, but this time it's personal because Jason Oppenheim is selling his Hollywood Hills home for $7.9mil ... TMZ has learned.

The "Selling Sunset" star markets luxurious homes ... and this 4 bedroom, 5,000-sq-ft pad is consistent with his M.O.

The home has some pretty impressive features, including 13-ft ceilings, floor-to-ceiling windows sliding glass doors, lots of space and a ton of natural light.

As you see in the photos, the yard is an entertainer's dream ... with a fireplace, pool with a set of floating steps smack in the middle, a massage room, a sauna, a built-in BBQ, and a TV viewing area.

Whoever's the next new kid on the block will enjoy not one, but 2 master suites.

The home sits high above the Sunset Strip ... looking down on Jason's now-famous offices.

As you know, Jason upgraded to another sick home late last year and it was a plot point on season 4 of the Netflix show.

Oh, and BTW -- if you don't have $8 mil sitting around to buy this place, but are still rich enough to pay thousands in rent ... you can lease this baby for a cool $65k/month!

Lakers Co-Owner Jesse Buss Sells L.A. Home Next To LeBron's Crib ... For $10.7 Million

Lakers co-owner Jesse Buss just got a whole lot richer -- and LeBron James just got a new neighbor -- 'cause the youngest of the six Buss siblings just sold his L.A. mansion next to LBJ's for $10.7 million.

Buss put the home on the market in October after buying it in 2018 ... and TMZ Sports has learned it just sold this week.

Buss got darn-near asking price for it -- he originally listed it through Jennifer Beron of Compass for $11 million -- and it's easy to see why.

In addition to being near LeBron's famous L.A. pad, the mansion has over 6,500 square feet and features 6 bedrooms, 9 bathrooms, a home theater, a yoga room, and an infinity pool which offers great views of the city and canyons.

There's more -- the crib also comes with a chef's kitchen with state-of-the-art appliances, a full gym, an illuminated bar, and a temperature-controlled wine cellar.

No word yet on who the buyer is ... but better make nice with the neighbors soon -- one of 'em just might have an inside track to getting tickets to Lakers games!!

Josh Altman 'Selling Sunset' Can't Compete ... We Do Way Bigger Deals!!!

Josh Altman says there's no competition between 'Million Dollar Listing' and "Selling Sunset" ... but it's not the nice gesture it might sound like at first glance.

The 'MDL' star joined us on "TMZ Live" Thursday and we asked him if there's any competitive fire between his group and the folks on 'SS' ... because we know how fiery L.A. realtors can be.

Josh ripped a page outta Jay-Z's playbook, telling us the 'Sunset' folk aren't even in the same conversation as his show, because the 'Million Dollar' team's doing way bigger deals than anyone over at Oppenheim.

While Josh brags about the massive dollar figures over on his side -- and there are some really BIG numbers -- he does give the Netflix show some credit, but mostly for fashion.

He's got a new spinoff, "Million Dollar Listing Los Angeles: Josh and Josh" premiering tonight on Bravo. It costars his frenemy-turned-BFF Josh Flagg, and while there's been plenty of friction between them -- Altman acknowledges 'Sunset' might have 'em beat in the drama department, but NOT if you're talking bottom lines on a sales ledger.

The funny thing is Josh told us, "I'm not trying to start a fight" with that other cast.

We'll see if the "Selling Sunset" crew agrees with that sentiment.

Bryce Hall Stops Man Allegedly Trying to Get into His Home ... Cops Called to Scene

4:58 PM PT -- We're told the man, Joshua Shakill, was arrested on suspicion of burglary.

Bryce Hall took matters into his own hands after coming face-to-face with a man who allegedly got inside the TikTok star's home uninvited ... apprehending him until cops arrived.

Law enforcement sources tell TMZ they got a call for a "hot prowl" -- essentially someone trying to break in when a homeowner is present -- at Halls' West Hollywood pad Tuesday. When they arrived, they discovered the man, who had been apprehended by Bryce and another man outside in the driveway.

In video, obtained by TMZ, you hear Bryce accuse the man of having followed or approached him before ... though it's not clear why he continues to allegedly follow Hall.

Bryce also posted a disturbing clip, showing the man inside his home, allegedly uninvited, and coming up his stairs.

Officers were quick to take the man into custody, and we're told he's being booked. It's currently unclear what he's been arrested for.

Khalil Mack Lists Hillside Home For $2.88 Million ... Insane NorCal Mansion

Wanna live like NFL superstar Khalil Mack?? Now you can -- if you've got a small fortune layin' around ...

TMZ Sports has learned the Chicago Bears pass rusher -- who began his career with the Oakland Raiders -- is selling his insane hillside mansion in NorCal for $2.88 MILLION.

The 3-time All-Pro bought the place in San Ramon, Calif. shortly after the Raiders drafted him ... but with no need to be in the Bay Area anymore, he's ready to get rid of the pad.

The place -- which is being listed by Maria Afzal from Keller Williams Luxury Palo Alto after being referred to by Luther Robinson II from Robinson Luxury Group -- is insane, featuring 4 bedrooms and 4 bathrooms.

It's 3,700 square feet and has a spa bathroom, chef's kitchen and a huge patio with views that overlook hills and lights from the city.

Of course, if the home sells, it'll be the second time Mack has unloaded property this year -- 'cause he just sold his home in Illinois for $3.9 million.

Unclear if it all means Mack is gearing up to play football for a new team in a new city next year, or if the dude just wants some extra cash in his pocket.

Either way, the guy's really rich -- and clearly enjoys living in some amazing places.

Beyonce 'Build On Beyonce's Old Block' ... Sales Pitch for Lot Next to Childhood Home

A vacant lot next to one of Beyonce's childhood homes is up for sale in Houston... and of course, the sellers are making it all about Bey to try and push the property.

The piece of land, located on Rosedale Street in Houston, is right next to the house where Beyonce spent her early years. The vacant lot was listed for $315k earlier this year but was pulled off-market in November. Interested buyers are still welcome, and there's a number available for them to call and inquire.

We spoke with real estate investor Kevin Wright, who is selling the property, and he tells us that he is asking for an offer close to $315k, but it is negotiable. The lot previously had a home on it, but the house burned down in a fire 4 years ago.

As you can see in photos, realtors are doubling down on the fact Beyonce was the girl next door... even if it was many many years ago. There is a huge sign on the tiny lot -- about a tenth of an acre -- that says "Build On Beyonce's Old Block."

The Knowles family bought their home on the street for $64k in 1981, but moved out before Solange was born in 1986.

It's unclear if they've gotten any offers, but one thing's for sure ... it's bound to attract a Beyhive of attention!!!

Get it? Sorry, Beyhive. Don't come for us.

Emmanuel Acho Buys $6 Million Hollywood Hills Mansion ... Happy Birthday To Me!!!

Emmanuel Acho -- former NFL linebacker and "The Bachelor" host -- just got himself the sickest birthday present ever ... a $6 MILLION mansion!!!

TMZ Sports has learned ... the ex-Philadelphia Eagles player bought the insane Hollywood Hills home for his 31st birthday last month, and he even copped a vacant, 10,156-square-foot lot next to it as well.

We're told the price tag on it all was $6,325,000 ... and check out the pics of the place -- it appears to be worth every penny.

The hillside house -- which sits just moments away from the iconic Sunset Strip -- offers an incredible view of the L.A. skyline from the hills to Downtown L.A.

The dope pad features four bedrooms and five bathrooms and over 5,900 square feet ... as well as a primary bed suite with a sitting area and balcony that overlooks city lights.

There's more -- the crib also comes with three additional guest suites and features large closets and en suite bathrooms ... as well as a massive kitchen fully equipped with state-of-the-art appliances.

Brooke A. Elliott of Aaron Kirman Group at Compass represented the seller, while Kennon Earl of Rare Properties at Compass represented Acho.

As for Acho's feelings on the sale, he's clearly pleased with it all ... posting from the pad last month, "I didn't know what to do for my birthday... #NewHomeOwner #LosAngeles."

Devin Druid $1.47 Million Reasons Why ... I'm Selling My First House

Admittedly, it's a very L.A. rite of passage, but actor Devin Druid's achieved it -- his first million-dollar home, a suburban pad he just sold for nearly $1.5 mil... TMZ has learned.

As you can see in the photos, the gated equestrian home just north of L.A.'s San Fernando Valley is quite elaborate, with 5 bedrooms and a guest house -- and while it's hardly a Hollywood Hills luxury mansion ... keep in mind the "13 Reasons Why" star was only 20 when he bought this place.

Pretty sweet starter home, with just over 4,200 sq. ft., for Devin, who paid $940k for it back in 2018 ... so, he'll probably turn a small profit too.

L.A. real estate guru, Roger Perry of Rodeo Realty Beverly Hills, had a hand in the sale, repping Devin.

Of course, this sort of thing is right up Roger's alley... he was previously featured on 'Million Dollar Listing' and racked up a long list of exclusive clientele in L.A. and Bev Hills.

Devin's giving up his backyard oasis, which we're told is the epitome of "peace and quiet with the conveniences of city life."

Alas, all good things must come to an end -- case in point, DD's hit Netflix series had its 4th and final season last summer.

'Home Alone' Buzz McCallister Cops Called After Nasty Split with GF

7:25 AM PT -- 12/13 Turns out Ratray's GF decided to make a police report a day after the incident. We've obtained the report in which his girlfriend claims the actor got physical with her during the argument, strangling her and putting his hand over her mouth. She says she bit his hand, he punched her in the face and she escaped to a stairwell. She then got her stuff and left, waiting for the cops to arrive.

"Home Alone" star Devin Ratray -- who played Buzz McCallister in the flick -- had a spat with his girlfriend that got so bad ... someone called the cops to get things under control.

Law enforcement sources tell us they were called to a Hyatt near downtown OKC earlier this week for a domestic dispute between Ratray and his girlfriend.

Ratray's rep says the two got into a verbal argument, nothing physical, and things were so nasty the two broke up. The rep would not say what the argument was about.

Cops tell us things were sorted out once Devin and his gf decided to go their separate ways for the night -- she got a separate room -- and no one was arrested.

Of course, Ratray will live in classic Christmas movie infamy as Buzz, who tormented his little brother Kevin (played by Macaulay Culkin) for years to come. The actor recently revealed to People that there was a possible "Home Alone" reunion in the works ... but unclear if this hiccup will derail that project.

For what it's worth, "Home Alone" fans looking to relive their childhood fantasies can participate in an upcoming raffle to stay a night in the famous McCallister home thanks to Airbnb.

Justin & Hailey Bieber Home Renovations Galore Kitchen, Toilet & Plunge Pool, Too!!!

Justin and Hailey Bieber wasted no time customizing their new Bev Hills mansion just to their liking ... filing and completing plans for changes throughout the property.

According to permits, obtained by TMZ, the couple has done overhauls in their kitchen, bathrooms and has even installed a plunge pool ... perfect for anything from relaxation to exercise.

The costs of the renos aren't public, but JB and the Mrs. went with Zac Taylor Development to get the job done ... so it couldn't have been cheap. Taylor has worked on projects with other celebs, including Adam Levine and Kris Jenner.

The couple first bought the Bev Hills palace for $25.8 million back in August 2020. It sits on 2.5 acres with 7 bedrooms, 10 bathrooms, a koi pond and a tennis court.

Clearly, Hailey's excited about the new bathroom, as she recently revealed on a segment of her YouTube show, "WHO'S IN MY BATHROOM" that she and Justin had recently moved into the home and were already filming from inside the bathroom ... looks nice!

With 10 restrooms to choose from, you gotta imagine there's a fight for the best ... at least until the rest get renovated too.

'SELLING SUNSET' Emma's Living Fabulous In The Hills

Emma Hernan, the newest star on "Selling Sunset," clearly has good taste in real estate ... because while she was slinging high-end properties, she was living in an ultra-hip Hollywood Hills mansion.

If you've watched season 4 of 'Sunset' you've seen bikini-clad Emma chilling by the massive pool of this sweet pad -- a $7 million spread featuring incredible views of the city and L.A.'s canyons. What they didn't reveal on the show is this was a temporary luxury.

Insane Real Estate 26-Yr-Old Billionaire Chillin' IN $83 MILLION SoCAL MANSION!!!

Move over Kylie Jenner, there's a new 20-something billionaire on the block and he's kicking it in a house that would even make her blush -- a hilltop mansion with a view ... an $83 MILLION view!!!

This badass pad -- that looks like a mountaintop fortress from a 'Bond' movie -- belongs to Austin Russell, the 26-year-old founder of a company called Luminar.

Anyway, check out how he's spending his dough ... 20,000 sq. feet in L.A.'s ritzy Pacific Palisades neighborhood. Yeah, it's got 6 bedrooms and 18 bathrooms, but its best feature is that freakin' view.

The home actually sits on a measly 1 acre of land, but what an acre!!! Austin bought it back in July, according to The Dirt, which first reported his big real estate score.

As for how a guy so young was able to score this spread? Forbes calls him the "youngest self-made" billionaire and estimates his net worth at $1.7 billion -- a nice little nest egg he earned when Luminar went public a year ago.

Austin's company designs laser-based radar sensors that keep self-driving cars from slamming into things.

Leo DiCaprio Snags Giant Bev Hills Estate ... Added to Massive Real Estate Holdings

Leonardo DiCaprio is becoming the king of real estate, because he just scooped up another massively expensive property.

Leo's latest addition to his sizeable portfolio -- a $9.9 million estate in Bev Hills. As we reported, he just unloaded a Malibu pad for $10.3 mil (which BTW he bought for $1.6 mil in 1998). He also owns a $13.8 million Malibu estate and a $23 million lot in the Bu as well.

As for Bev Hills, it's a 5,000-square-foot home with all the extras. It's tucked away behind walls and gates ... because we know Leo likes his privacy.

This, BTW, is not the full extent of Leo's real property investments ... he also owns a century-old English Tudor-style home in the Los Feliz area of L.A., and Spanish Colonial nearby.

But wait ... there's more.  Leo has a midcentury modern in Palm Springs, condos in NYC and a private island near Belize.

The place he seems to likes most ... a massive compound on 4 parcels in the Bird Streets (made famous by The Beatles, who were inspired by their rental on Blue Jay Way) in the Hollywood Hills.

As for the Bev Hills purchase, Leo was repped by Brett Lawyer.
