Beyonce Knowles just ended a legal war with a guy who claimed the singer "invaded his neighborhood" for a video shoot -- but it took a whole lotta cash to end the grudge match.
We just spoke with Philip Markowitz -- the guy who sued Beyonce and her production crew back in May for allegedly wreaking havoc in his neighborhood -- and dude told us he just scored a 5-figure settlement to drop the case.
As we previously reported, the trouble began when Beyonce used a home in the Hollywood Hills to shoot a music video for the song "Why Don't You Love Me" ... and the crew allegedly trespassed onto Markowitz's driveway.
Markowitz tells us, "I'm happy with the settlement, but this lawsuit shouldn't have happened in the first place."
He adds, "They set up on my property without asking and [the settlement] should send a notice
to other production companies that they need to respect the rights of
property owners."

With a name like "Markowitz" I am not surprised he was satisfied with a cash settlement.
It's true...they should have paid a fee to home for using any part of his property, any location scout knows that is the law. Never should have gotten that far had they followed simple rules for a location shoot.

Yeah it is important to try to be respectful of your neighbors even if you are famous. Courtesy is courtesy.
I suppose, since this is all about "sending notice" and not about a cash grab, he'll be donating the money to a very worthy charity?

Everyone is looking to sue to make an easy buck. Hey wait a minute. I saw a Lindsey Lohan movie once. I demand $10,000 for pain and agrevation.
I am sure he asked them to move but they took their sweet ass time doing it. So sick of people not respecting other peoples' property rights. What happened to common sense and courtesy? It does not matter if you are famous or not.
