Academy Award-winning "Precious" actress Mo'Nique is suing her landlords in Georgia -- demanding she be let out of her $22,000-a-month rental contract ...because her house smells like dog feces.
Mo'Nique filed the papers in Fulton County in response to her landlords' lawsuit -- which claims the actress bailed on her two-year lease agreement, signed in March, and owes $370,000 in unpaid rent and other charges.
But Mo says it's all crap ... literally ... insisting there's a damn good reason she's walking out on the rental contract -- the house stinks of dog feces, wet dog, and urine (of unknown origin) ... not to mention an overflowing septic tank.
But it doesn't end there -- according to Mo'Nique, the house also had a bad mold problem and the security gate was busted.
Mo'Nique claims she struck a verbal agreement with the landlords, allowing her to renege on her contract with 60 days notice because of all the problems -- but Mo' claims her landlords aren't living up to their word.
It's unclear if Mo'Nique has since moved out. Calls to both sides have not been returned.

your car is probably a lease or a rental, as i can see your behavior...of not owning nothing!
There's one HUGE question that needs to be asked and wasn't in the story:
Does Mo'Nique own a dog?!? If so, she can't claim that the various dog smells couldn't be from her own dog(s).
If she doesn't, wouldn't it have already smelled like dog when she moved in?!? Seems like she should have considered that before moving in.

Unless the septic tank overflow alone is causing the smell, which it very well could be, then I bet she's listing the alleged "dog smells" just to make her list of grievences longer.

My name is ulises and I used to work as a sales person at Bakers shoe store in the Baldwin hills Crenshaw plaza in 2009. Monique came into the store and looked around. Soon enough she found the $15 dollar rack, which is composed of the display shoes and the shoes that didnt sell so well. Monique asked me to see some shoes off the rack and I brought them out to her. She liked the shoes. However, she had the nerve to ask my manager for a discount. Lol. After we informed her that the shoes were sold "As is" she threw a tantrum and said that she was from the show "the parkers" lol we did not give her the discount off the $15 shoe rack so she left out of there pissed. My point here is that she is always trying to get something for free... Lol..
If it goes before a judge and she uses this excuse, it won't end well for her. Unless it's L.A. in which case the landlord will go to jail after paying her 2 million and signing over the apartment.
Call me crazy but I doubt you're going to find many $22,000 a month properties that are as run down as she is describing. Sounds like buyers remorse (renters remorse) in this case. Perhaps she can make some side money being a before in Jennifer Hudsons Weigh*****cher ads.
I've watched enough Judge Judy episodes to know that if you have a written lease, a "verbal agreement" beyond that means nothing. If she's claiming she had the verbal OK to move out in 60 days that won't hold up in court. Maybe she thinks the owners will cave in over bad publicity - I hope they don't.
Rental laws in Georgia greatly favor the landlord. Even if the roof is falling in, the judge will rule that there is no excuse for non-payment of rent.
Mo'Nique is using a new racist term against whites - Black people now go around saying that white people smell like "Wet Dog". IMO she is trying to use this term to insult her landlord. It would be like white people complaining that their black-owned home smelled like grape soda and watermelon. Just sayin'.

Who rents a house for $22,000/month? Can't she afford to buy? Ridiculous! I'm sure the smell was there when she signed the lease - it didn't just appear out of thin air.
I call BS on this... she was shooting her talk show in Atlanta, the show gets canceled, now she needs to get out of her lease... she has been living in this house since she started shooting her show, now that it is canceled, suddenly her house stinks? I will tell you what stinks -- scam artists like this nobody.
