Everyone was rooting for this couple, but it wasn't meant to be. After four years of marriage, it was over. Sources tell TMZ that the marriage fell apart because of a "third person."

We're told this is a strictly "amicable" divorce. In terms of courtroom conflicts, one source said, "It was over before it started." It seems the couple drafted a prenup before they were married and they have each agreed to walk away with what's theirs -- and no more.

The divorce papers leave open the possibility that both Applegate and Schaech could ask the judge for spousal support -- but it's highly unlikely that will happen.

With no children, an agreement on property and minimal angst, this could be the cleanest divorce of 2006.
