We caught up with Bo Belmont -- founder and owner of real estate company Belwood Investments -- out in Los Angeles Friday ... and, we had to ask him about putting in a $30 million offer for the rapper's Holmby Hills mansion.

First off, Belmont says this is a real offer ... telling us his company has emailed the listing agent for the property -- though they haven't heard back yet.

Sylvester Stallone may want to retire from acting and focus on painting full-time... 'cause one of his creations sold at an auction for AIDS research -- and made nearly half a million dollars.

The actor and his family hit a gala in support of amfAR -- a prominent AIDS research foundation -- at The Wynn Hotel in Las Vegas last night and, Sly brought a painting with him ... a multicolored Stallone original.

Kanye West made a music video shoot more like a porn set ... according to model Jenn An, who claims he made her gag and choked her until she blacked out.

Jenn, who appeared in cycle 13 of "America's Next Top Model," filed a federal lawsuit against West, alleging the 2010 shoot for his and La Roux's "In For the Kill" music video took a horrible turn after he picked her out of a lineup of women.
