The triple threat was spotted in ritzy Brentwood -- a beautiful neighborhood in Los Angeles full of rich and famous -- dressed cozy in a thick brown sweater and a pair of loose-fitting jeans.

She looks pensive with the lollipop in her mouth -- perhaps weighing her real estate options -- after her tour of the property ... which comes with everything a member of the glitterati might need.

The singer shared the update on the Dave Matthews Band's official Instagram page Wednesday, where DM confirmed he would no longer be participating in the concert benefiting Los Angeles wildfire victims Thursday ... as he had to deal with "a critical illness in the family."

Gwyneth Paltrow reportedly raked in $22 million after selling her L.A. mansion — but she didn't come close to getting her original price.

The actress cut a deal with an unnamed buyer for her 8,000-square-foot estate in a small, fancy enclave of Brentwood known as Mandeville Canyon, according to the Wall Street Journal. The pristine residence escaped unscathed from the recent L.A. wildfires, which impacted Brentwood, among other surrounding neighborhoods.

The Journal reports Gwyneth made the sale after she slashed the listing price from $29.99 million to $24.9 million last year, but she finalized the deal at $22 million.

Eight Mile Style, which controls part of Em's music catalog, fired off the lawsuit Monday against LaFontaine Ford St. Clair -- which owns multiple car dealerships -- over an online ad it started running last fall to promote a limited edition Detroit Lions Ford F-150 pickup truck.

We're told Jen "really likes" the home, but has "serious concerns" about the air quality around it. Remember, Brentwood was affected by the deadly Palisades Fire right next door -- many residents there, including Ben, were forced to evacuate, and the air quality is still pretty poor.
