'Dallas' Star Larry Hagman Beach Pad Sells to Fans For $5 Million!

"Dallas" star Larry Hagman's swanky L.A. beach house has been sold for a cool $5 million -- and TMZ has learned the lucky buyers, were big time J.R. Ewing fans.

The 3,029-square-foot Santa Monica penthouse hit the market back in January for $5.2 million -- just a few months after Hagman passed away​ -- but has already been snatched up.

We're told the buyers -- big time "Dallas" fans -- were interested in the place before they knew it was Hagman's, but when they found out he was the previous owner ... it was icing on the cake.

Our sources tell us, the new owners have big plans for TV star's former condo -- they've already met with builders to start remodeling ASAP .... specifically to open up the floor plan and modernize the slightly-outdated crib. (We're guessing the gold room went first).

As for scoring some cool "Dallas" memorabilia Hagman left behind ... we're told all that ended up with the actor's family. Bummer.

Dick Clark's Frat Forget Kegs, We're Using $1 Mil To Fix Our House

Put away the red solo cups ... Dick Clark's college frat will NOT be using the TV icon's $1 million donation to throw the biggest kegger in history ... they're planning to use it to gussy themselves up instead.

The Delta Kappa Epsilon social chair at Syracuse University tells TMZ, the frat house -- which was purchased by Dick Clark for the members -- has fallen into disrepair over the years.

The chair says the mahogany woodwork and moldings are badly chipped and need refinishing ... and that's just for starters. And upkeep is really expensive.

You'd think the guys would at least be tempted to throw a Project X-style house party ... but the Deke we spoke to says, "It wouldn't mean a lot if we blew all the money on parties because no future classes be able to appreciate it." Wisdom beyond his years.

Shockingly, no room in the house is specifically dedicated to Dick Clark -- but we're told they're hoping to hang a plaque somewhere in his honor.

It's the least they can do.

Katy Perry I Can't Unload This Damn House!

The housing market may be bouncing back for a lot of people, but not Katy Perry, because we've learned she's about to list her Hollywood Hills house for WAY less than the purchase price.

Katy bought the house with Russell Brand when they were married. She has full title and has been quietly trying to sell it for a long time, but she's not getting anywhere near the $8 million she wants.

Katy wanted to avoid putting the house in the multiple listing service -- which is the Paul Revere of the real estate world. She wanted to sell the house on the down-low, but it's just not happening.

We've learned she's agreed to put the house in the MLS in 2 weeks, and she'll reduce the asking price to the mid 7s -- as in millions. But here's the deal ... Our real estate sources say she'll definitely sell it if someone offers in the high 6s.

The real estate market ... hot again for most -- cold for Katy.

Ashton Kutcher 12-Year-Old Swatter Yup, I Did It

The 12-year-old who "swatted" Ashton Kutcher has admitted he did the deed ... and now he will be a very young felon.

The kid in question admitted to two felony counts in connection with "swatting" pranks against Ashton and a bank. Specifically he admitted to making a false report in an emergency and computer intrusion.

As TMZ previously reported ... the kid made a crank 911 call last year, claiming there were people inside Ashton's home with guns and explosives and that several people had been shot. Cops stormed in, only to find it was a hoax.

The kid was also charged with "swatting" Justin Bieber -- but did not admit to that count -- and a rep for the D.A. tells us, the charge will likely be dismissed when the boy is sentenced.

The 12-year-old was returned to his parents today and will face a judge for sentencing soon.

The judge has complete discretion over the punishment -- and can even order the kid to serve out his time at home or in a group facility.

Taylor Swift is so good at breaking up ... she's actually learned how to turn a profit on it -- earning nearly $1 million after dumping the house she purchased to be closer to her ex-boyfriend Conor Kennedy.

As we reported, Swift purchased a $4.8 million mansion in Hyannis Port, MA next to the Kennedy compound last year while she was dating Conor. But -- shocker -- Taylor and Conor broke up soon after.

Now we've learned Swift has flipped the home for a huge profit -- selling the place a couple weeks ago for $5,675,000 ... that's a profit of $875,000 in just a few months.

She might suck at relationships ... but she's killing it on the real estate market.

Candy Spelling to Condo: I Can't Eat Here ... So Fork Up $7 Mil!!!

We just got the copy of Candy Spelling's lawsuit against the owners of The Century -- the building where she has a $47 million condo ... and Candy wants nearly $7 mil lopped off the purchase price, because she can't order room service.

As we first reported ... Candy claims The Century promised her that a "world-class" restaurant would open in her building no later than January 1, 2013. The restaurant was supposed to be open to the public but also provide occupants with room service.

Candy claims the restaurant had a "soft opening" on December 30, 2012, but then immediately shut down.

So what's a restaurant worth -- Candy says she was promised a $6.8 million reduction in her purchase price and she's suing because it hasn't happened.

That's what you call an expensive chicken dinner.

Benji Madden Drops Over $1 Million On Woodchuck's Dream Pad

"Good Charlotte" guitarist Benji Madden is NOT a tree's best friend -- he just dropped $1.1 million on a cool new bungalow in L.A. -- that's practically covered, floor-to-ceiling, in dead trees.

Benji -- not to be confused with his twin brother Joel Madden -- scored the 2,183-square-foot pad in the Hollywood Hills back in February ... after it sat on the market for 192 days.

Dennis Quaid Buys Ritzy House For Ex and the Twins

Dennis Quaid really stepped up in his divorce ... we found out he's buying a swanky house for his soon-to-be ex-wife and their twins.

TMZ obtained legal docs which show ... Dennis and Kimberly Buffington-Quaid bought a $3.1 million house last month in Pacific Palisades. The seller was TV honcho John Nogawski. The title to the house is held by both Dennis and Kimberly.

Under the terms of the divorce settlement ... Kimberly and the 5-year-old kids are allowed exclusive occupancy of the house until the children turn 18. The settlement conditionally allows Kimberly to stay even longer.

Kimberly will be hobnobbing with neighbors such as Steven Spielberg, Tom Hanks and Bill Cosby.

One thing's for sure ... Dennis is a good divorcer.

Candy Spelling Sues Over $47 Million Condo

Candy Spelling is filing a second lawsuit against an L.A. Condo building ... this time it's over the lavish Century City penthouse she's building.

TMZ has learned ... Candy is going after The Century, claiming owners of the building promised certain amenities, including a restaurant. Candy -- who plunked down $47 mil for 2 floors -- claims the building isn't delivering on its promises.

The restaurant, Candy says, was supposed to open on January 1, but it's not. She says the owners have not made any concessions.

Candy wants some of the money back to compensate her for the amenities she didn't get.

TMZ broke the story ... Candy is also suing The Carlyle, the building where she's currently living while The Century is under construction. Candy claims they're trying to prematurely force her out. She also claims there are big problems with the building, and they even tried double billing her for utilities. The building is in turn suing her for eviction.

Condo living ... not always what it's cracked up to be.

Kanye West Selling HUGE Bachelor Pad To Shack Up with Kim

Kanye West has JUST listed his Hollywood Hills bachelor pad ... TMZ has learned ... because he's clearing the decks to move into his new Bel Air mansion with Kim Kardashian.

Kanye's listing the 3 bedroom, 4 bath crib for $3.3 million. The house is 4,214 square feet.

Now here's the predicament ... the average list price in the area is $2.54 mil. Kanye tried in vain to sell the house in 2010 for more than $4 mil, so at least he's come down on price.

TMZ broke the story ... Kanye and Kim just bought a $9 million mansion in Bev Hills that has slightly more space -- actually, it's 14,000 square feet.

We broke the story ... Kim and Kanye bought a $9 million, Bel Air, CA mansion on January 30th. It hasn't even been a month, and they've received 3 offers from people who want the estate so badly ... they're willing to pay A LOT more. The highest offer -- $10.5 million.

Sources directly connected to Kim and Kanye tell TMZ ... the couple turned all 3 offers down -- they're already deep in the throes of remodeling and they plan to move in a few months from now. There's a report out that they sold the estate -- not true.

The main house will be 14,000 square feet. After all, they're having a baby.

Candy Spelling TARGETED FOR EVICTION!

Candy Spelling -- one of the richest people in Beverly Hills -- is a SQUATTER ... who refuses to leave her fancy L.A. condo ... and now her landlord is trying to evict her, this according to a new lawsuit obtained by TMZ.

Spelling is in a war with the owner of the pad she's been renting while her $47 million L.A. penthouse is under construction ... and now the owner wants a judge to force Candy out of the $28k-per-month unit.

According to the court docs, filed on February 22 in L.A. County Superior Court, the company that owns the unit -- located at the famous Carlyle building -- claims Candy's lease ended on January 31st ... and she's refused to vacate.

Of course, Candy is calling BS -- in legal papers she filed on Feb. 19, Spelling says she extended the lease for 6 months ... and even paid for the month of February.

Besides the eviction, the owner of the unit is demanding $933.33 for every day Candy overstays her welcome.

Rihanna Scores Restraining Order Against Home Intruder

Rihanna just got a restraining order against an obsessed fan who tried to break into her house ... TMZ has learned.

Steveland Barrow was arrested last Thursday after breaking into the home of Rihanna's neighbor. Cops tell us ... Barrow thought the home he entered was Rihanna's. He told cops he was invited in ... he allegedly slept in the bed he thought was Rihanna's and stole property.

Rihanna claims in the legal docs she fears for her safety.

The judge issued a temporary restraining order, prohibiting Barrow from coming within 100 yards of all things Rihanna.

Here's what's ominous ... According to Rihanna's lawyer, Barrow has been released from custody and is nowhere to be found.
