There's a reason L.A. Clippers star Chris Paul got a sick deal on his giant Bel Air mansion -- according to Avril Lavigne's ex-husband Deryck Whibley ... the place has a bad ghost problem.

TMZ broke the story ... Avril sold Chris the 8-bedroom palace for $8.5 million -- one million less than her original listing price.

But according to Whibley -- who used to live in the house with Avril -- the discount was no coincidence ... telling us, the mansion is "haunted."

Jennifer Aniston is about to become the proud owner of an estate you will never be able to afford ... TMZ has learned.

Sources tells us ... Jennifer has purchased an 8,500 square foot mansion in Bel Air. The asking price was $24 million, but we're told Jennifer got it for a bargain -- only $21 mil.

The Mid Century house has 4 bedrooms and 6 bathrooms and unobstructed city and ocean views. The estate is just shy of 2 acres ... and in Bel Air, that's HUGE. And get this ... it even has a vineyard!

Jennifer's realtor is Jade Mills from Coldwell Banker in Bev Hills. Mills is having a good month. She repped Avril Lavigne, who sold her $8.5 million mansion to L.A. Clippers star Chris Paul last week.

Sean Kingston was so traumatized by his horrific jet ski accident in Miami last year ... he couldn't sleep in the city without having nightmares -- so he moved his ass across the coast ... into a MASSIVE Hollywood Hills mansion.

Multiple sources close to Kingston tell TMZ, the singer couldn't handle living so close to the water in his Star Island mansion ... and just hearing waves brought back terrible memories of the accident that nearly killed him.

Kingston abandoned ship -- bailing on the Miami rental home and leasing out a giant swag pad in the Hollywood Hills, which he moved into last month ... far away from any ocean sounds.

And it gets better -- we're told Kingston's new crib is a palace ... that includes a 25-seat movie theater, a pool, and its own gym.

Kobe Bryant's wife Vanessa is the big winner in their divorce property settlement ... TMZ has learned.

Sources connected to the couple and with direct knowledge of the situation tell TMZ ... the property settlement agreement is signed, sealed and delivered -- a done deal.

Vanessa is walking away with $75 million, which we're told represents close to half of their total assets, estimated at around $150 million.

TMZ previously reported several transfers of property earlier this year between Kobe and Vanessa. It turns out, based on the property settlement, Vanessa scored a clean sweep, snagging ALL THREE of the former couple's mansions in the Newport Beach area.

Vanessa gets the estate the couple was living in, the estate her mom is living in, and she gets the new estate that had been under construction for 2 years and was just completed. We were told Kobe was moving into the new estate, but that's not true. It's Vanessa's crib, lock stock and barrel.

Vanessa just scored 3 ... where it counts.

Los Angeles Clippers star Chris Paul is planning to stay in town a while ... 'cause he's about to drop $8.5 MILLION on a sick Bel Air mansion that he's buying from Avril Lavigne ... TMZ has learned.

Sources tell us ... Paul fell in love with the 12,184 square foot place, which Avril originally listed for $9.5 mil and decided he had to make a move.

The mansion -- located in a hoity-toity private community called Bel Air Crest -- includes 8 bedrooms and 10.5 bathrooms, a wine cellar, 10-car garage, gym, sauna and a covered outdoor living room.

We're told the real estate agents who engineered the deal are Jade Mills and Zach Quittman from Coldwell Banker in Beverly Hills who reps Avril, and, Ikem Chukumerije from SportsRelocation.com, who reps Chris.

Before Avril moved in ... Travis Barker lived in the place with his ex Shanna Moakler ... and it was even featured on their MTV reality show "Meet the Barkers."

Drake is trying to unload 2 massive luxury beach condos he owns in Miami, TMZ has learned -- and you might recognize them ... because they're featured in the rapper's music video for "I'm on One."

Drake put the properties up for sale last week -- located right next door to each other in Miami's ritzy Marquis highrise -- listing one for $1.9 million and the other for $599,000. Drake combined the two into one MASSIVE condo, and lived in both simultaneously.

The larger one is a sprawling 3,800 square feet with 3 bedrooms and 3.5 bathrooms. The "smaller" one-bedroom condo is still gigantic ... at 1,675 square feet.

Drake purchased the properties together in January 2011 for a combined price of $1.903 million. So, if Drake gets his asking price ... he'll make $596,000 in profit (even though no one ever gets their asking price).

But still, it's pretty awesome -- considering all the other famous people who've been forced to sell their real estate at massive losses ... including Beyonce, Terrell Owens and Chris Tucker.

While OJ Simpson rots in the Big House in Nevada ... he's about to lose his big house in Florida.

According to court records, JPMorgan Chase bank is foreclosing on the 4 bedroom, 4 bathroom home OJ owns in Miami. Simpson bought the home in 2000 for $575,000 ... but the home was recently assessed at $478,401.

Everyone knows ... nothing attracts hot, young naked women like a badass grotto (just ask Hugh Hefner) which might be why Elin Nordegren is officially SCRAPPING plans to build one at her post-Tiger Florida mansion.

TMZ has learned ... Elin's engineer has filed documents to alter the specs on her multi-million dollar mansion re-building project in North Palm Beach.

In the docs, the engineer notes that Elin has decided to 86 the pool grotto and make a "slight reconfiguration" in the shape of the pool.

As we previously reported, Elin bought the place for a cool $12.5 mil ... then leveled it to build her dream home from the ground up. Clearly, money is not an issue.

For the record, Hugh Hefner has several mattresses surrounding his grotto ... for naps.

Kobe Bryant and Vanessa are well on their way to becoming single ... because we’ve learned Kobe has already transferred title on two of his mansions over to his soon-to-be ex-wife.

TMZ has checked official records ... which show on January 5th, Kobe surrendered his interest in 2 of their estates to Vanessa ... on that same day Vanessa surrendered her interest in a 3rd home to Kobe.

As far as who got what ... the title transfers don't list addresses, but our sources say Vanessa is now the full owner of the mansion she shared with Kobe in Newport Coast. As for the second home Vanessa now owns in full ... it's the nearby mansion where her mother has been living.

We’re told the estate Vanessa fully deeded to Kobe is the one currently under construction – also in Newport Coast.

TMZ broke the story ... Vanessa filed for divorce from Kobe on Dec 16th.

Although we heard rumblings of a possible reconciliation ... the property transfers make it seem the divorce is going full throttle.

Kobe's rep, Michael Sitrick, had no comment.

Someone may FINALLY be getting ready to leave Casa de Prime Time -- because a giant moving pod is currently sitting in the middle of Deion Sanders' driveway.

TMZ broke the story ... Deion and Pilar are BOTH living in the massive Texas estate, despite the fact Deion filed for divorce last month, after 12 years of marriage.

Just a few weeks ago, Deion went on the radio and claimed the living situation was "cool" -- insisting he and Pilar engage in friendly banter every morning.

But sources close to the couple tell us ... things actually aren't that cordial behind the scenes ... and it seems the awkward living situation is finally coming to an end.

Vanilla Ice's Florida mansion was in jeopardy of foreclosure ... but only for a second.

Ice lives in a gated community in Palm Beach. Seems Hurricane Wilma destroyed some palm trees back in 2005, and the homeowners association levied a special assessment of around $2,800 per homeowner to cover the cost of replacement.

Ice never paid, and the figure swelled to $4,100, so the homeowners association filed foreclosure documents in order to squeeze the money from the "rapper."

Ice's lawyers, Bradford Cohen and Joseph LoRusso, tell TMZ ... "The issue stemmed from Mr. VanWinkle (aka Mr. Ice) being unaware of any outstanding charges. As soon as he was made aware of the situation it was completely resolved."

Lenox Hill Hospital constructed a suite for VIPs which looks like a Four Seasons penthouse ... and the room was christened Saturday when Beyonce gave birth.

TMZ has obtained photos of the room where Blue Ivy came into this world, and it's baller. There are 4 flat screen TV's, state of the art electronics, a kitchenette, nice art, mahogany walls and plush furnishings. And take a look at the bed where Jay Z got some shut eye!

Elin Nordegren is SO rich -- she's basically building a replica of the multimillion dollar estate she knocked down.

TMZ has obtained renderings Elin submitted to the Palm Beach County Dept. of Planning, Zoning & Building. The exterior elevation drawing is verrrry similar to the house that was on the $12 million property before Elin razed it. Both are traditional/colonial homes with a very similar shape. The drawing looks similar to the 9,000 square foot house that was demolished.

Elin's builder told PEOPLE the house Elin 86'd was 90 years old, didn't meet code provisions to withstand hurricanes, and was infested with termites.

Of course, the house Elin builds will be brand spanking new. The supporting documents describe the house in detail.

Elin Nordegren is a human wrecking machine ... who just LEVELED her brand new $12 MILLION Florida mansion ... because, well, she can afford it.

Elin bought the 9,000 square foot North Palm Beach home in March ... right after she struck a $100 million divorce settlement with Tiger Woods.

Apparently, Elin felt the modest 6 bedroom, 8 bathroom pad wasn't quite up to her standards ... so she did the only reasonable thing -- KNOCKED THE WHOLE PLACE DOWN!

We're told Nordegren has hired a high-priced architect to build her dream home ... and sources say every single worker is required to sign a confidentiality agreement.

No word on how long the project is expected to take -- but we're told Elin is living in a nearby mansion inside the private community while the new place is under construction.
