Jaime Pressly is banking on a buyer's market ... now that she's put her home up for sale a second time.

The "My Name Is Earl" star listed her Sherman Oaks house for $2.549 million -- a small hike from when she first listed it back in 2015 for around $2.2 mil.

The 5,400 square foot, 5 bedroom house oozes classic luxury -- complete with Venetian plaster and a custom iron railed grand staircase. The master bedroom has 2 walk-in closets and it has a really big backyard.

Cynthia Bailey is one step closer to divorce ... the family home has just gone bye-bye.

The 'Real Housewives of Atlanta' star and estranged hubby Peter Thomas put their East Atlanta home up for sale late last month and it's already in escrow ... almost for the full asking price of $699k. By metropolitan standards, it's a bargain ... 4 bedrooms, 5 baths.

Peter and Cynthia separated in March. He's been living in Charlotte, North Carolina where he owns a restaurant. We're told Cynthia has been eyeing a lakeside property outside Atlanta.

It seems they're at the point of no return.

Kendall Jenner's making big girl moves and big girl money, which she laid down to make a HUGE down payment on her fancy new crib ... TMZ has learned.

We broke the story, Kendall bought Emily Blunt and John Krasinski's Hollywood Hills home for $6.5 million, and turns out she dove in headfirst ... putting down $2.5 mil CASH ... nearly 40%!

According to the docs ... Kendall got a 30 year loan through her trust to cover the other $4 million for the WeHo pad. It's the kinda deal that's easy to make with a reported net worth of around $10 mil.

BTW, the trust for the house is named "Moulin Rouge" ... after her favorite movie.

Clever. And conspicuous.

Tamar Braxton Sued You Got Hooked Up, But We Got Stiffed!

Tamar Braxton and hubby Vincent Herbert had custom wiring installed at their home but went AWOL when the bill came ... at least according to a company that's now dragging the couple to small claims court to get their dough.

Crystal Clear Audio & Video says it spent multiple days working at Tamar and Vincent's Calabasas home back in December ... this according to legal docs obtained by TMZ.

The company is suing for the overdue balance, plus interest and collection fees -- $3,724 and counting. And now we're told the long overdue bill is affecting the small business as it struggles to meet payroll.

The case is set to go before a judge at the end of the month.

Playboy Mansion Deal Falls Apart Hef Wants His Privacy

The Playboy Mansion can still be yours, because TMZ has learned the impending sale has fallen through ... because the buyer demanded access that would disrupt Hugh Hefner's life.

The buyer was 32-year-old Daren Metropoulos, the son of a billionaire businessman, who has become a master at re-branding tired products, including Ghirardelli Chocolate and Bumble Bee tuna. We're told the purchase price was around $110 million.

The sticking point ... according to the deal, Hefner had the right to live out his life in the mansion before Metropoulos could do his thing ... restoring it and adding onto the structure. We're told Metropoulos wanted a significant amount of access during Hef's remaining years ... and Playboy felt he was being unreasonable.

The parties haggled for weeks ... sending several dozen versions of the deal back and fourth, to no avail. The deal officially fell apart Thursday night.

The Mansion is going back on the market Monday.

Eva's hillside crib was home during her marriage with Tony Parker and during her single years. Now after tying the knot in May, she's unloading the gated 3 bed, 3 bath Mediterranean-style property ... which was built in 1924.

She bought it for $1.15 million and is now listing it for $1.395 mil.

Eva and media mogul Jose Baston will be just fine -- she dropped $11.5 mil on one of Tom Cruise's old Hollywood Hills pads.

The DJ/producer just put his Seattle mansion on the market for $9.45 million -- just a tick higher than the $3.3 mil he paid in 2014.

Prince Everything Must Go ... Estate Ready to Dump Properties

Prince's massive real estate holdings are about to hit the open market ... if his estate gets a judge's approval.

The special administrator of Prince's estate has filed a request to start unloading various real estate holdings. It won't be a fire sale though ... according to the docs, the estate says it will only accept offers that are at least 90% of fair market value.

It's unclear exactly which of his properties will be for sale -- the court has sealed that part of the request -- but Prince is known to have real estate in Minnesota, Beverly Hills, New York and possibly more. His Minnesota holdings alone have been estimated at nearly $30 mil.

The move is a sign Prince's heirs are looking to liquidate his assets rather than hold onto 'em for sentimental reasons.

The judge still needs to sign off on the deal.

Lydia Hearst's bachelorette party was a perfect fit for her last name -- no cheesy Vegas strip club, instead her turn up went down inside historic Hearst Castle.

Sources close to Lydia -- who's engaged to TV host Chris Hardwick -- say she took 18 friends to the San Simeon, CA landmark built by her great-grandfather ... newspaper magnate William Randolph Hearst.

Her guests included Cara Santana, Michelle Trachtenberg, Clare Grant (Seth Green's wife) and actress Jillian Murray. The ladies were treated to a 2-hour VIP tour ... complete with a swim session in the famed indoor Roman pool (usually off limits). The floaties were pre-approved.

We're told private events at Hearst Castle typically cost up to $22,000 ... but with the family discount Lydia's tab came to $0.00.
