Manny Mashouf has just put his Holmby Hills estate on the market for a cool $40 million. Everything about it is spectacular, especially the grounds.

The house itself is 20,000 square feet and has 8 bedrooms, 13 baths, a tennis court, billiards room, card room, and on and on.

There's also a lease option for $150,000 a month.

The agent is the ubiquitous Mauricio Umansky and David Parnes from The Agency.

We spoke with Wang ... who told us, "Demetrius didn't specifically say what to put on them. We tried to surprise him a bit. He's very passionate about his upbringing and his puppy, so we went that route.”

Wang wouldn't say how much DJ paid for his handmade threads -- but said his stuff usually runs about $2k per suit plus another $500 for custom lining.

Jeremy Scott, the creative director of the Moschino fashion line who's made a good living designing colorful getups for Katy Perry, Miley Cyrus and other celebs, is about to become the proud owner of the house featured in an epic James Bond flick ... TMZ has confirmed.

The Palm Springs house is pretty spectacular ... a 60' circular living room with an indoor/outdoor pool. It's nearly 9,000 square feet and right next door to Leo DiCaprio's pad.

We're told Scott's in escrow for around $8 mil and there's no reason at this point the sale won't go through. The house was listed by uber P.S. realtors John Nelson and Cat Moe from Coldwell Banker. Variety first broke the story that Scott's the buyer.

Kanye West's new partnership with Adidas could make him A BILLION DOLLARS ... TMZ has learned.

Adidas announced Wednesday they've signed Kanye to a contract that will have a seismic impact on the sport and street fashion world. The deal calls for YEEZY retail shops that will hawk shoes, apparel, and accessories. We're told he'll also be designing athletic wear for basketball and football.

In addition to the stores ... we're told 'Ye's also getting his own design team made up of the best of the best in the industry.

Our sources say it will take a few years to get the stores and merchandising up to speed, but the projections call for profits that could line Kanye's designer pockets to the tune of a cool bil.

Tons of people want a body like J.R. Smith -- and now they can have it ... 'cause the NBA star is selling t-shirts of his tatted physique ... and making a TON of cash in the process.

Smith's inked up physique dominated the Internet when he refused to put a shirt on following the NBA Finals -- and a Cleveland-based clothing company saw a huge chance to cash in on the topless attention.

We spoke with Tony Madalone of Fresh Brewed Tees who immediately commissioned replicas of Smith's upper body for shirts ... and he says they've already sold 1,000 units ($35 a pop) in less than 24 hours.

What's interesting ... the company realized some of J.R.'s tats could be problematic because they're based off trademarked images ... such as Michael Jordan's "Jumpman" logo.

So, in an effort to skirt the issue ... FBT altered some of the tats. Some of the changes -- they removed the name "Jordan" from a #23 jersey and modified the "Jumpman" logo.

The shoe in question is representative of a trending fashion style, is not subject to intellectual property law protection and there are similar styles made by several major brands."

He adds, "The lawsuit is without merit and we will vigorously defend ourselves against the claim."

Ivanka Trump's shoe line is a shameless knockoff of a wildly popular Italian stiletto ... so claims the Italian shoemaker.

Aquazzura claims in a new lawsuit, Ivanka's Hettie shoe is almost a carbon copy of its Wild Thing pump ... a shoe that protects the feet of the famous-ish, including Solange and Olivia Palermo.

Aquazzura points to the color, shape and silhouette, as well the fringe covering the toes to the tassel on the heel.

Aquazzura says Ivanka jacked their shoes before ... copying its Belgravia shoe and calling it Necila, and also copying its Forever Marilyn shoe and calling it Teagin Pointy Toe Pump with Tassel.

Dr. Rachael Ross, a former host on "The Doctors," threw a hissy fit over her Daytime Emmy dress, ruined it and stiffed the stylist ... this according to a new lawsuit.

Stylist Ali Levine claims in a new small claims court lawsuit she did God's work trying to get Rachael ready for the big shindig last month, only to get the boot without getting full payment.

A rep for Ali tells TMZ, she worked with Rachael, fitting her in a one-of-a-kind Pia Gladys Perey gown, which she says Rachael ruined by smearing makeup all over it.

We're told the designer went the extra mile and offered Rachael other options, but the doc went all diva, rejecting them all and eventually hiring another stylist.

Ali isn't suing for the ruined dress ... the designer owned it. But she wants full payment for all her time. She's suing for the balance ... $559.75.

Sounds like a good case for "The People's Court." Hint.

It could be a first glimpse into Prince's fabled vault of new music, and it premiered at Milan Fashion Week ... courtesy of Donatella Versace.

Donatella cranked the 11-minute mix during Saturday's show of Versace's men's collection. She says Prince, who was a longtime friend, would send her music all the time as a way of communicating.

It's unclear if Prince's estate approved the untitled music being used by Versace -- or if it would even need to do so ... if Prince had gifted it to Donatella.
