Nina Dobrev's Christmas shopping was a one-stop shop ... she flew her entire extended family -- more than 10 deep -- to Utah for a ski vacation, and she's picking up the tab.

TMZ has learned the 'Vampire Diaries' star is renting a ski-in/ski-out mansion at Deer Valley. The place sounds like the kinda place we usually find Mariah Carey this time of year.

Reality star and hip-hop producer Memphitz was at the center of a police raid after his landlord claimed his famous tenant threatened to shoot him.

It happened in West Hollywood late Wednesday morning, after Memphitz and the landlord got in a heated argument over living conditions in the building.

The landlord called 911, claiming Memphitz left and said he would come back with a gun and take care of business.

L.A. County Sheriff's deputies came roaring over and went to Memphitz's door, guns drawn, but he wasn't there.

Memphitz tells TMZ, he never threatened his landlord, but it's true they got in a screaming match over intolerable noise and partying.

We're told deputies have not yet spoken with Memphitz and we don't know if the landlord will pursue charges.

Camille Grammer is unloading a bunch of stuff in a garage sale worthy of its own TV show ... and it features some famous 'Real Housewives of Beverly Hills' souvenirs.

Sources close to Hadid tell us the famous father of Gigi and Bella is laughing off the 3 misdemeanors, which allege he violated the rules by adding 9,000 unauthorized square feet to the 30,000 square foot Bel Air mansion, and then ignored 10 stop work notices from the City of L.A.

He's not backing down, claiming the city and his neighbors have it all wrong ... what the city considers one house is actually 2 separate mansions, so he has every right to build.

Hadid's neighbors are apoplectic, claiming he's a bully who has no regard for the neighbors and has made their lives hell. He says they're just jealous of his success.

Our source says Mohamed is already working with erosion prevention specialists to make sure there aren't any landslides on the property when El Nino strikes.

Mohamed Hadid now faces criminal charges after allegedly thumbing his nose at his neighbors who are at war with him over his nearly-built mansion that looks like the Starship Enterprise.

The city has been after Hadid's construction company for years. The main house is 30,000 square feet -- 9,000 more than the City of L.A. approved. There have been other violations, according to city officials, but Hadid's company allegedly just kept going, blowing off the building dept.

Hadid's company was charged with 3 criminal building complaints, but on Wednesday a judge ruled the father of Gigi and Bella Hadid is now also a defendant.

Lana Del Rey thought her new Malibu home would put a distance between her and her fans, but she was terribly wrong ... because one of them was just arrested for breaking into it.

Law enforcement sources tell TMZ ... a 19-year-old man set up shop in the garage area of her home before being discovered by a construction worker. We're told the intruder -- who detectives described as "infatuated" -- never came in contact with her. She wasn't home.

The suspect was tracked down Tuesday afternoon in Burbank and was booked for felony burglary ... since he allegedly made off with one of her books.

We're told the man was cooperative with police.

Akon already feels the holiday spirit ... he just turned over the deed to his Atlanta home to his mom.

It's a 5 bedroom pad about an hour outside of the ATL. Akon bought the home a decade ago for $293k but his digs are now much grander ... a mansion in the Atlanta burbs.

The bond between Akon and his mom goes beyond blood. They both devote a lot of time to the Konfidence Foundation, which helps kids in West Africa. She's the president/CEO.

Kim and Kanye bought the sprawling Bel-Air mansion in 2013 for $9 million, and our sources say they spent around $2 million renovating it.

We've learned the home is going on the market in the next few days, and the asking price will be more than $20 million.

Our West L.A. real estate sources say they will get what they're asking, and maybe more. The house is in a hot area of town and it's likely they'll get multiple offers which will trigger a bidding war.

We're told Scott's looking for something in the $7 million range. One home he checked out was previously owned by tennis champ Pete Sampras and Kenny G -- so you know these are baller pads.

Unlike his previous attempt to flip homes ... we're told Disick plans to hold on to whatever he buys now, until he can sell it for a hefty profit. It's unclear if Scott would move into the new place, rent it out, or just let it sit vacant.
