Susan Sarandon had an unwanted visitor with major cajones ... a guy who used a ladder to climb in from the building next door and then burglarize her.

According to police ... Sarandon's son Miles -- who lives with her -- returned home around 5:00 AM Sunday and the apartment was a complete mess. The thief made off with a laptop, jewelry and a camera.

Cops say there was no sign of forced entry and after investigating ... cops found a ladder on the roof of the building next door, which they believe he used to scale the buildings.

Here's the problem ... there are no security cameras on the roof so there's no description of the burglar.

"The O.C." star Mischa Barton could lose her massive Beverly Hills mansion in foreclosure ... if she doesn't cough up $100K in back mortgage payments QUICK.

Barton just got slapped with a default notice -- obtained by TMZ -- informing her she's skipped more than 100 grand in payments ... triggering the foreclosure process.

The crib is awesome -- 7 bedrooms and 11 baths all on 1.2 acres. She bought it for $6.4M in 2005 -- when "The O.C." was a big deal, and took out a loan for $4.2 million.

The show went off the air in 2007 -- and Mischa's been trying to unload the house since 2010 ... when she listed it for 8.695M, but no one bought it. She re-listed in 2011, and again ... no takers.

Her last ditch effort was attempting to lease it for $35K/month last year ... but that move appears to be way too little too late.

Mischa's been acting in some small stuff lately, playing Ms. Monica in the TV movie, "Gutsy Frog." She also did an appearance at an Atlantic City club.

Kelly Osbourne was a barbarian who let her dog crap and pee all over her swanky WeHo condo ... and had the cajones to sue for her security deposit -- according to her ex-landlord who's now suing her right back.

Arshia Refoua claims he rightfully kept Osbourne's $18,700 deposit when she moved out in April 2013 ... because she left the place a dump -- holes in the walls, destroyed hardwood floors and dog poop and piss everywhere.

He also claims she caused extensive damage when she left the bathtub running ... flooding her condo and the ones under her.

We broke the story ... Osbourne fired the first shot by suing Refoua to get back the deposit -- and denied all pigsty allegations.

Now she could lose way more than the $18K -- Refoua's suing her for damages of at least $50,000.

Justin Bieber is moving out of the Beverly Hills condo he's turned upside down with parties and pot ... and he's seriously thinking of moving into Candy Spelling's opulent building ... TMZ has learned.

Real estate sources tells us ... Justin has taken the hint he's unwelcome in the condo where police came 6 times in a single weekend to clamp down on the rager he was throwing on the roof. We're told he's planning on moving by the end of September.

As for where ... our sources say he's narrowed it down to 2 L.A. options ... a house, or The Century -- an uber-posh complex in Century City where Candy Spelling plunked down $47 mil for 2 floors.

Justin has been using his Bev Hills condo as party central, for the likes of Johnny Manziel, Floyd Mayweather, Tyrese and Tyga.

Candy has her own private pool with a spectacular view of the city, so ...

The Beverly Hills police paid a visit to the condo in which Justin Bieber is living … trying to calm down residents who are in meltdown mode because of the singer's antics.

Law enforcement sources tell TMZ ... the officers were there to do some "community policing" and spoke with various homeowners in the building ... and the conversation was all about the Biebs. We're told the main topic was noise.

As TMZ first reported, Bieber's neighbors called police six times in one weekend ... four of them to specifically complain about loud partying courtesy of Bieber and his crew.

We're told the officers also spoke about basic security measures and how to best handle the increased traffic in the neighborhood from both fans and tour buses.

Chris Brown may have new, more troubling neighbor issues ... we've found out he's moved deep into the San Fernando Valley, and one of his new neighbors is threatening lethal force if Chris steps onto his property.

Real estate sources tell TMZ ... Chris is renting an 8,000 square foot, 6 bedroom house in Agoura ... it's near the Malibu border but technically part of the Valley.

It's a pretty sick pad. It has a commercial ice cream bar, dance studio, billiard room, as well as a tennis court and clubhouse.

Mariah Carey and Nick Cannon aren't packing up their toothbrushes just yet ... their Bel Air mansion -- which they thought was sold -- is BACK on the market, TMZ has learned.

Real estate sources tell us an out-of-state-buyer had negotiated a deal to buy the pad for about $10M -- it had been listed for just under $13 mil -- but had a change of heart.

Petra -- who came to L.A. hoping to be the next big socialite thing -- bought the mansion from Candy Spelling for $85 mil. Petra spent a fortune redoing the joint, and now she's got a price ... and it's astronomical.

Petra wants AT LEAST as much as the most expensive property in L.A. -- it's called Fleur de Lys, and it sold in March for $102 MIL. To give you an idea ... it has a ballroom that accommodates 650 rich souls.

We're guessing part of the problem might be the fact that Petra and her hubby have one kid, and maybe 57,000 square feet is a little too big.

Mariah Carey and Nick Cannon just freed up a big chunk of Bel Air, selling their massive estate and pocketing a few mil in the process.

The couple sold the 3 acre, 7-bedroom Colonial for a skosh over $10 mil, which sounds impressive, but it's 3 million LESS than what they wanted. Nonetheless, they bought it for $7 mil in 2009 so they won't be apartment hunting in the Valley.

Sean Stewart is ready to fight his landlord in court who is going after him for back rent ... claiming she shamelessly painted over dangerous mold ... mold that made him sick.

Stewart's landlord posted an eviction notice on Sean's door July 16, after he failed to pay July rent totaling $2,995. Stewart says he bailed a month ago because of the mold danger.

Stewart says he had the money to pay but didn't because it's his legal right ... he complained several times about the mold but all the landlord did was paint over it. So Sean exercised his right under California law to move out without giving notice ... because the apt. posed a serious health risk.

He says he's been feeling weak for months and developed red blisters on his skin ... all because of the mold.

We reached out to Stewart's landlord for comment ... so far, no word back.

The woman who co-founded Jimmy Choo just scored a legal victory against her famous interior designer, claiming he charged her around $2 MILLION for work that "would not be acceptable in a college frat house."

Tamara Mellon's designer lawsuit against Martyn Lawrence Bullard -- who appeared on Bravo's "Million Dollar Decorators" -- will NOT be dismissed ... so ruled an L.A. judge on Wednesday.

Mellon claims Bullard is a media whore who flaunts his A-list clientele -- including Christina Aguilera, Cher, Aaron Sorkin and Eva Mendes -- and then grossly overcharges and delivers a shoddy product.

Mellon hired Bullard to decorate her swanky NYC apartment and her Hamptons home. She says when he was done, bookshelves were falling apart, a wall speaker was painted over, wallpaper was peeling off walls, the chandelier was dangling like a death trap, and on and on.

To make matters worse, she claims he was grossly over budget for the Hamptons house and when she complained he said, "I cannot possibly work on a limited budget."

Mellon says in her lawsuit -- filed by Eric George -- Bullard had the audacity to charge $35,000 for 8 chairs that he bought from a mall chain store.

And get this ... she says he misjudged the size of a piece of marble he ordered for her NYC apartment, so it had to be lifted by crane. She says he not only charged her to foot the bill for the crane fee, he added a 67% fee for himself.

They appeared together -- huggy huggy and kissy kissy -- back in 2011 on Bullard's Bravo show, "Million Dollar Decorators."

There are lots of reports circulating that President Obama is in escrow to buy a house in the exclusive Rancho Mirage gated community which the likes of Frank Sinatra and Bob Hope called home -- NOT TRUE.

The house in question is listed at $4.25 million and escrow is supposed to close at the end of the month.

Sources close to the President who are familiar with the situation tell TMZ ... he and Michelle have never even seen the house and have definitely not made an offer. What's more ... we're told the Obamas will NOT live in the desert when his presidency ends.

If Robin Thicke's begging ever works, and he actually gets back together with Paula Patton -- they'll be living somewhere new -- their Bel Air home is officially on the market.

TMZ has confirmed the 3,158 square foot home was listed Monday with an asking price of $2,985,000.

It was originally purchased by Robin's dad, Alan Thicke back in 1990 for a paltry $910,000 -- though we're told Robin's name is now on the deed.

We're told neither Paula or Robin has officially moved out of the 2-story crib -- with awesome views over Sunset Blvd -- though we know they haven't slept under the same roof since separating in February.

The pad includes a recording studio where Robin may have worked on songs like "Blurred Lines," "Lost Without You," and "Get Her Back" -- which he obviously hasn't.

Justin Bieber's trail of liquor and litter at his Beverly Hills condo has set his neighbors off ... and now we know the cops have talked to them about placing the singer under citizen's arrest.

TMZ broke the story ... cops came to the condo 6 TIMES over the weekend -- 4 times for excessive noise in the middle of the night. Bieber partied hard -- 75 guests on Saturday night and 20 on Sunday.

The pictures on the rooftop deck tell only part of the story. People in the building tell TMZ ... the hallways and elevators reeked of pot. And several guests say drug use was obvious.

One person says, "There were bimbos lining up to do drugs in the lobby bathroom."

Law enforcement sources tell us ... cops have spoken to residents, Bieber and his management to resolve the situation.

We're told police informed residents cops can't make an arrest for a misdemeanor if they don't see it happen ... but the residents can take matters into their own hands by placing Bieber under arrest.

Jillian Michaels is a quitter ... after announcing she's leaving "The Biggest Loser" ... she's high-tailing it out of the Hollywood Hills.

Real estate sources tell TMZ ... Michaels just sold her 3-bedroom modern for $2.15M ... her asking price. Her real estate agent was none other than Reza Farahan from "Shahs of Sunset."
