James Franco Neighbors PISSED -- He's a Trashy Nuisance

James Franco is a terrible neighbor ... so say the people living next to the actor's L.A. home, who claim he leaves trash everywhere, takes up valuable parking spaces, and makes a lot of noise.

TMZ has learned, multiple neighbors have already filed formal complaints with the L.A. Housing Department, listing their endless grievances.

One neighbor tells us, Franco appears to be setting up a production shop at his home and the film crews are creating traffic snarls on their small street, making parking impossible -- and even blocking some driveways. They also grouse kids in the neighborhood are at risk because of all the cars coming and going.

But the traffic is just the tip of the iceberg -- one neighbor says Franco's in-house film operations generate huge amounts of trash that blow onto her property ... and his security has little regard for her privacy, leering at her every chance they get.

Multiple calls to Franco's camp weren't returned.

Paris Hilton Swatted

Paris Hilton has joined the long list of celebs who have been the victim of a "swatting" prank ... TMZ has learned.

Law enforcement sources tell TMZ a call came in at 5:22 PM PT saying someone was in Paris' home. We're told the call did not mention anything about armed assailants ... like past "swatting" calls have.

According to our sources, cops arrived at the home and did not find anyone had broken in and deemed the call a prank. We're told the LAPD is investigating.

It is unclear if Paris was home at the time, but she tweeted shortly after the incident from a concert in Miami ... so it appears she was not.

The list of celebrity swatting victims is long and plentiful and includes the likes of Ashton Kutcher, Justin Bieber, Chris Brown, Clint Eastwood and the Kardashians.

Ashley Greene's Condo To Be Completely Gutted Following Massive Blaze

Ashley Greene's condo will have to be completely gutted, sources tell TMZ, and four other units in her building will need work done following yesterday's tragic fire.

As TMZ first reported, an unattended candle in the living room of Greene's West Hollywood condo started a horrific blaze that resulted in the death of one of Greene's dogs.

According to our sources, the damages to Greene's unit is so bad, the place will have to be completely gutted -- walls torn down, floor removed, etc.

We're told moisture damage from the blaze will require four other units in the building to be worked on. Our sources say the unit directly above Greene's was the only other unit that needed to be evacuated.

Ashley Greene Fire Candle Triggered Blaze

We now know what caused the fire at Ashley Greene's condo that killed her beloved dog -- an unattended candle ... TMZ has learned.

Law enforcement sources tell us ... they have already done a preliminary investigation and determined the candle lit the living room couch on fire -- a fire which spread throughout the unit.

As we previously reported, Greene, her boyfriend and brother were all sleeping in the condo when the blaze erupted.

In addition to the dog ... 3 people in the building were injured.

Ashley Greene Inconsolable After Condo Fire

Cradling her dog's dead body, "Twilight" star Ashley Greene was utterly heartbroken at her West Hollywood condo this afternoon ... after the whole place went up in flames.

TMZ broke the story ... the fire pretty much destroyed the condo and one of the actress' two dogs perished in the blaze. Ashley can be seen holding the dog's body in the video, wrapped in a sheet.

As we reported, Ashley was home at the time with her boyfriend and brother when the fire broke out on the living room sofa. They were sleeping at the time, and quickly evacuated before anyone was hurt.

Once they realized Ashley's dogs were still inside, the two boys rushed back to save them ... but couldn't. One dog died, the other is expected to be taken to Animal Control to be checked out.

3:30 PM PT -- TMZ has learned, a candle was responsible for starting the fire.

12:16 PM PT -- A firefighter tells us ... Ashley, her boyfriend and her brother were out late last night and were sleeping when the fire broke out on the living room sofa. They ran out of the apartment, and then realized the dogs were still there. The 2 men tried to get back in to rescue them but couldn't. We're told Ashley wanted to keep the dog that died, so firefighters wrapped it in a sheet and gave it either to Ashley or one of the 2 guys.

-- A firefighter and a neighbor on scene just told TMZ ... one of the dogs died at the scene ... under the bed. We have been told a second dog is expected to be taken to Animal Control ... to be checked out. And, we're told several other residents tried to fight the blaze with fire extinguishers. They were covered in soot.

-- Residents in the building who live near Ashley tell TMZ ... Ashley's brother and assistant had been going in and out of the condo all morning. One resident says she heard glass exploding in Ashley's condo. The woman says Ashley's toy fox terriers were inside the unit. As we reported, one dog was definitely saved.

Rihanna 3 Years of Protection From Obsessed Intruder

Rihanna just scored three years of peace of mind ... because a judge has granted her request for a permanent restraining order against an obsessed fan who tried to break into her L.A. home last month.

TMZ broke the story ... Rihanna obtained a temporary stay-away order against a man named Steveland Barrow, after he was arrested for breaking into the home of Rihanna's neighbor. Cops told us Barrow believed the home belonged to Rihanna ... and even slept in one of the beds.

A judge made the temporary order permanent today, requiring Barrow to stay at least 100 yards away from Rihanna for the next three years.

In her request for a restraining order, Rihanna said she fears for her safety.

Ex-WWE Superstar Saves Mom from Burning House

Former WWE superstar Chris "The Masterpiece" Masters saved his mother from burning to death by uprooting a tree with his bare hands and using it as a battering ram to enter her house.

Masters -- real name Chris Mordetzky -- tells us, he rushed to his mother's L.A. home yesterday after his uncle called and said a neighbor had gone crazy and barricaded himself inside her house.

When Chris showed up, the neighbor was shouting through the front door that he would burn the place down if anyone tried to gain entry.

Chris says he tried talking sense into the guy, but he wasn't having it -- so Chris called the cops ... but when they showed up, the neighbor set the house on fire.

Chris jumped into hero mode -- tearing a tree out of the ground and tossing it through a window.

Chris reached through the window and removed his mom from the inferno ... at which point police rushed in and arrested the neighbor on arson charges.

The man is currently still in custody. It's unclear why he snapped.

One thing's for sure ... Chris does a mother proud.

Kelly built the 20,000-square-foot dream home back in 1997 -- but things took a turn for the worse in 2011 ... when his bank tried to foreclose, claiming he hadn't made mortgage payments for over a year.

Kelly tried selling the crib for $1.6 million to block the foreclosure -- but no cigar ... it sat for a year. The bank then went full bore on foreclosure ... and it sold Monday for $950k.

The house has 6 bedrooms, 8 baths, an indoor pool, theater room and private lake.

Alicia and her husband Swizz Beatz recently sold their SoHo condo (the one she bought from Lenny Kravitz back in 2010) and started the moving process this week -- a tall order in jam-packed Manhattan.

It's clear from the pics, Alica's a problem-solver ... rather than have her stuff -- which filled 6,000 square feet -- lugged down stairs or elevators, she hired a crane (which can run over $1,000 / day) to fast track her goods to the ground. Pretty baller.

'Dallas' Star Larry Hagman Beach Pad Sells to Fans For $5 Million!

"Dallas" star Larry Hagman's swanky L.A. beach house has been sold for a cool $5 million -- and TMZ has learned the lucky buyers, were big time J.R. Ewing fans.

The 3,029-square-foot Santa Monica penthouse hit the market back in January for $5.2 million -- just a few months after Hagman passed away​ -- but has already been snatched up.

We're told the buyers -- big time "Dallas" fans -- were interested in the place before they knew it was Hagman's, but when they found out he was the previous owner ... it was icing on the cake.

Our sources tell us, the new owners have big plans for TV star's former condo -- they've already met with builders to start remodeling ASAP .... specifically to open up the floor plan and modernize the slightly-outdated crib. (We're guessing the gold room went first).

As for scoring some cool "Dallas" memorabilia Hagman left behind ... we're told all that ended up with the actor's family. Bummer.

Dick Clark's Frat Forget Kegs, We're Using $1 Mil To Fix Our House

Put away the red solo cups ... Dick Clark's college frat will NOT be using the TV icon's $1 million donation to throw the biggest kegger in history ... they're planning to use it to gussy themselves up instead.

The Delta Kappa Epsilon social chair at Syracuse University tells TMZ, the frat house -- which was purchased by Dick Clark for the members -- has fallen into disrepair over the years.

The chair says the mahogany woodwork and moldings are badly chipped and need refinishing ... and that's just for starters. And upkeep is really expensive.

You'd think the guys would at least be tempted to throw a Project X-style house party ... but the Deke we spoke to says, "It wouldn't mean a lot if we blew all the money on parties because no future classes be able to appreciate it." Wisdom beyond his years.

Shockingly, no room in the house is specifically dedicated to Dick Clark -- but we're told they're hoping to hang a plaque somewhere in his honor.

It's the least they can do.

Katy Perry I Can't Unload This Damn House!

The housing market may be bouncing back for a lot of people, but not Katy Perry, because we've learned she's about to list her Hollywood Hills house for WAY less than the purchase price.

Katy bought the house with Russell Brand when they were married. She has full title and has been quietly trying to sell it for a long time, but she's not getting anywhere near the $8 million she wants.

Katy wanted to avoid putting the house in the multiple listing service -- which is the Paul Revere of the real estate world. She wanted to sell the house on the down-low, but it's just not happening.

We've learned she's agreed to put the house in the MLS in 2 weeks, and she'll reduce the asking price to the mid 7s -- as in millions. But here's the deal ... Our real estate sources say she'll definitely sell it if someone offers in the high 6s.

The real estate market ... hot again for most -- cold for Katy.
