Simon Cowell is telling friends ... his engagement to Mezhgan Hussainy was a "big mistake" ... but she left the relationship with one fabulous parting gift ... an $8 MILLION MANSION.

The details surrounding the breakup are unclear ... but according to TheSun.com, Cowell has admitted, "I'm a hopeless boyfriend."

The two got engaged back in 2010 after meeting on the set of "American Idol."

Sources close to Cowell tell us he feels Mezhgan "deserves" the home for putting up with all of the publicity and scrutiny that comes with dating the "X Factor" honcho.

We're told the two are still on good terms ... probably because it's hard to hold a grudge when you're living in an 8 MILLION DOLLAR MANSION!

Former MTV star Lauren Conrad is back on "The Hills" -- Beverly Hills -- because she just dropped $1.35 million on a swanky new condo in the wealthy L.A. neighborhood.

Fantasia has listed the 5-bedroom, 38,768 sq. ft. mansion in Charlotte for $800,000 -- nearly $500,000 less than what she paid for it in 2007 ... $1.3 million -- and you can bet she won't get her asking price.

As we previously reported, the home isn't without its bad memories -- Fantasia nearly lost the place at public auction after allegedly defaulting on a $58,000 loan. She managed to save it at the last minute.

Stone Cold Steve Austin is no match for mother nature -- because a nasty storm just ripped through his Texas ranch ... and left his barn in RUINS.

The storm descended on the wrestling legend's Broken Skull Ranch in McMullen County recently -- and the violent winds blew the top off his barn.

TMZ broke the story ... Britney sold her Beverly Hills estate for $4,253,000 ... which is pretty impressive, considering she was asking $2,995,000.

But it gets even better for Brit. Because of the conservatorship, the sale must be approved by the probate court later this month, and during the hearing anyone can go before the judge and overbid the buyer.

We just got our hands on court documents, which show that the minimum bid the judge will accept is $4,466,150.

But here's the bad news. Britney paid $6.8 mil back in 2007. Still, all and all, she's doing better than most in this market.

As we first reported, Britney will be moving into a rental with her 2 kids and her fiance Jason Trawick ... until they find something to buy.

Nic Cage is half-way back to solvency ... TMZ has learned the actor just took a $6 MILLION chunk out of his MASSIVE tax bill to the federal government.

According to official documents obtained by TMZ ... Cage paid off the $6,257,005 he failed to pay in federal income tax for 2007.

It's a huge step ... considering Cage fell around $13 million behind in taxes for 2002, 2003, 2004 and 2007. Cage blamed his former business manager for driving him to what he called "financial ruin."

Justin Bieber has haggled his way to Calabasas by purchasing a 9,000 square foot mansion.

TMZ has learned ... after negotiating back and forth with the seller -- who wanted $7.5 mil -- Justin inked the deal for a little more than $6 mil. He'll get the keys by the end of June.

The Mayor of Calabasas, Mary Sue Maurer, couldn't be more thrilled, telling TMZ ... “Justin is welcomed to Calabasas and his privacy will be respected just like everyone else's." Thing is ... Justin's privacy problems are not at all like everyone else's.

We obtained a grant deed filed by the seller, recorded on March 23, which deeds the property to Christopher Ashton Kutcher. On the same day, Demi recorded a quitclaim deed, transferring any ownership she might have in the house as Ashton's wife back to her soon-to-be ex-hubby.

The quitclaim deed is significant, because it shows Ashton and Demi are trying to keep their financial affairs separate after their split. It's a clear sign divorce is imminent.

According to new court docs, obtained by TMZ, Stephon owed $3.1 million on the 7-bdrm 8-bath 8,000 sq. ft. L.A. property -- and the house was just sold to a lucky buyer for $2.275 million.

The docs don't say whether the bank plans to go after Marbury for the balance -- or if this settles his debt.

Stephon just won a championship playing basketball for the Beijing Ducks in the Chinese Basketball Association -- so it's unclear if dude's even aware this happened. If not, consider this a memo.

And can you believe it -- it's been nearly 3 years since Stephon went on the Internet and ate Vaseline in front of thousands of people. Those were the days.

Rosie O'Donnell has put her enormous Miami Beach mansion up for sale -- and she's asking for $19.5 MILLION.

Rosie put the Star Island property up for sale today -- just days after her show was canceled on the Oprah Winfrey Network. It's unclear if the real estate move is related to the TV flop.

The home features TWO private guest houses in addition to the main house -- and 203 feet of prime water frontage.

Rosie purchased the 11,000 sq. ft. beachfront property in 1999 for $6.75 million. Apparently, it was a damn good investment.
