Mariah and James Shackin' Up in Calabasas
Mariah Carey and James Packer have just leased a home in Kardashian-land, and it's all about family ... TMZ has learned.
Mariah and James leased a mansion in The Oaks, a fancy gated community in Calabasas. Our Mariah sources say she and James wanted to live in an area that is "family friendly" ... especially because Mariah has the twins full time.
The estate is amazing ... it's 18,000 square feet on one acre with sweeping views. All the stones are imported from Italy, there's a theater, sauna and gym. The house took 5 years to build and has never been on the market.
Our sources say Emil Hartoonian from The Agency brokered the deal ... for an astonishing lease price of around $250,000 a month.
We're told they are leasing the estate with an option to purchase. They shouldn't have trouble coming up with the down payment.

Now the strings ... Flynt will ask Hefner to participate in choosing the girls for Hustler. He also wants Hef to write a column for Flynt's mag.
We're told Flynt's intention is to turn the Playboy Mansion into the Hustler Mansion, with the same glitz and glamour that defined it in its heyday ... after some major renovations.
But our Playboy Enterprises sources tell us, ridiculous stipulations aside, there is no way in hell they will sell the property for $80 million.

It's a little too perfect -- Hustler honcho Larry Flynt buying the Playboy Mansion and giving his archenemy Hugh Hefner the boot -- but it's reportedly exactly what could happen.
Flynt's Hustler execs want to make an offer on the mansion according to the NY Daily News -- but he wants Hef out of place. As TMZ first reported ... the mansion is on the market for $200 million, and there's a clause in the sale that allows Hef to remain in his crib until he dies. The buyer just has to wait.
Team Hustler thinks it's a good fit for its staff and, more importantly, its parties. We got Flynt last week and he claimed he'd have ZERO interest in the iconic pad. Maybe his execs convinced him to change his mind.
Either way, our real estate sources say there's potentially a huge snag -- Hef has to approve the purchaser, and we're told chances are slim to none he'd give Flynt the thumbs up.

The Playboy Mansion may not be leveled for a brand new mansion after it's sold, because we've learned Hugh Hefner himself commissioned plans to expand the crib and bring it up to date.
Sources connected to the property tell us, there are plans to expand and restore the 20,000 square foot mansion, which was built in 1927. We're told Hef had the idea of doing it himself but the years caught up with him and he never went through with it.
Our sources say the plans call for expanding the property to around 35,000 square feet, which would be an appropriate size for the main house on 6 acres of prime real estate in Holmby Hills.
We're told the property -- listed jointly by The Agency and Hilton & Hyland -- is NOT being marketed as a teardown. The woodwork throughout the house is magnificent, the living room and foyer are incredible and the architecture spectacular.
As for the pricing -- $200 million -- although it's high for sure, some real estate experts say the land alone could be worth $90 mil, and the house is historic and awesome. So, who knows?

It's official -- the legendary Playboy Mansion has hit the market for a wild price.
TMZ broke the story Saturday ... the Mansion was going on the market this month, and Monday morning, it all came true.
As we reported, Playboy Enterprises, which owns Hefner's palace, wanted $200 million for the 6-acres of prime real estate. Our real estate sources say top dollar realistically is $90 mil.
But The Agency and Hilton & Hyland have split the listing and the asking price is indeed $200 mil.
Playboy CEO Scott Flanders said, "This is the right time to seek a buyer for this incredible property who understands the role the Mansion has played... and enables us to continue to reinvest in the transformation of our business." Which seems to translate ... if you're a fan of boobs and bunnies -- this is the house for you.
As we reported, there's a string attached to the sale ... Hefner gets a lifetime estate, meaning he gets the run of the mansion for the rest of his life.

The 6 acre Holmby Hills estate, built in 1927, will be listed sometime within the next month. Our real estate sources say the owner -- Playboy Enterprises -- is looking to get somewhere north of $200 million.
Real estate sources with knowledge of the area say the owners are dreaming when it comes to price. They say the reality is ... the house is a tear-down and the real value is the acreage and that a comparable lot sold recently in the area for $60 mil, but the sources say because of its history the Mansion could go for anywhere between $80 mil and $90 mil.
Our sources say they believe the people at Playboy Enterprises will come back down to reality and list the estate at a realistic number.
There are several strings attached. We're told whoever buys it will be required to give Hugh Hefner a life estate, meaning he can continue to live in the mansion until he dies.
As for the other string ... we're told prospective buyers can tour the property but one area is off limits ... Hef's bedroom.

We're told deputies were able to hunt the guy down and took him back to the psychiatric hospital. Problem is ... they can only hold him for 72 hours.
There's a good reason for a restraining order. If the guy violates it he can be arrested and held for a longer period of time.
Bottom line, our sources say it's a scary situation because unstable people are the least likely to respect boundaries or, for the matter, obey restraining orders.

Security ordered her to leave but she refused, and cops were called. They arrested her for criminal trespass.
Chris was at home but never came out.
We're told security had seen the woman in the past but she was never this aggressive.

Sharon Stone's going after a construction company for screwing up a major remodel at her Beverly Hills home ... which included some fancy upgrades like heated floors.
Sharon is suing Zuma Canyon Construction -- the general contractor she hired in 2013 to redo her master bedroom, master bathroom, kitchen and powder room. She says the original estimate for the renovation was $225,000.
In the suit, she says much of the work on her home was royally screwed up. For instance, she says the controls for her heated floor were installed in the shower ... exposing them to water intrusion. More water trouble -- Sharon says there was a puncture in the floor of the shower, which led to leaks.
Besides the alleged shoddy work, Sharon says the contractor didn't even get city permits to do much of it.
She's suing Zuma Canyon Construction and other sub-contractors for unspecified damages. We reached out to ZCC, but no word back.

Kanye West was equally pissed, and our sources say he immediately ordered his security team -- comprised of off-duty cops -- to watch over the fam. Kim Kardashian and the kids have been staying with Kris since coming home with Saint.
Team Kanye is a temporary fix. We're told Kris is determined to hire a new team and get her house back to Fort Knox standards.
