Iggy Azalea has moved into Kardashian country ... renting a new pad inside their gated community for around $15k a month.

We're told Iggy got the home 4 months ago in The Oaks -- where most of the Kardashians and Jenners live -- right after she broke off her engagement to Nick Young.

Sources close to Azalea tell us renting makes sense for her right now while she's looking to buy. Plus, she wanted to live near horse facilities because she's an avid equestrian.

She's been flaunting her new digs in pics -- making it clear the old pad with Nick is just a memory.

Cleveland Browns receiver Corey Coleman is a man of his word ... 'cause the former Baylor star just surprised his mom with a BRAND NEW HOUSE!!

The 15th pick in the 2016 NFL Draft told reporters earlier this year that he planned to thank his mom, Cassandra Jones, for the lifelong support by moving her into her dream home ... and today, CC delivered in a big way.

Coleman delivered the keys to the Texas home on Tuesday -- which happens to be her birthday!

"Growing up I always believed that there was more to life than the circumstances that surrounded me," Coleman tells TMZ Sports. "I told my mom, one day she could stop working the 2-3 jobs she worked to support my sisters and I, and I would buy her a house and take care of her."

"I knew that one day I would be able to make my dreams for her come true ... It's been a long, rough road, but momma we made it!"

FYI, dude can afford it -- he signed a 4 year, $11.6 million contract that included a $6.6 million signing bonus!

Patrick Dempsey Starting Fresh in New $6.4 Mil Crib

Instead of dishing out money on divorce lawyers, Patrick Dempsey and his wife, Jill, decided to drop several million to move into a new Malibu home.

It's a 4 bedroom, 4 bath crib with 4,415 sq feet of space for the reunited couple. It's not oceanfront property, but the beach is just a short drive away. Anyway, there's plenty of entertainment at the home -- like a gorgeous salt water pool and a lit tennis court.

As we reported, Jill just sold the Pacific Palisades pad she bought for herself when they were on the outs, and took in a $1.5 million profit.

The Dempseys bought the Malibu pad in May, and were repped by Ellen Francisco and Brett Lawyer.

Definitely beats paying for a divorce.

Paris Jackson Llama Tell Ya 'Bout My Neverland Homecoming

Paris Jackson returned to her old house, and made some new friends.

Michael Jackson's daughter went back to Neverland Ranch on Wednesday and toured the grounds she used to call home. She stopped by the petting zoo, where at least one llama and a few goats are still kicking it.

Paris said, "It felt so good to be home even for a little bit." It's unclear what prompted her homecoming trip -- though it clearly lifted her spirits after the rough time she's recently had on social media.

Perhaps she's shopping? Colony Capital listed Neverland last year for $100 million.

Petra Ecclestone's feeling lucky after the Playboy Mansion sold for $100 mil -- she's selling Spelling Manor again for double that, and she thinks she can get it ... TMZ has learned.

Sources close to the Formula One heiress tell us Petra recently listed the Manor for the second time in 2 years for a whopping $200 million ... all because of what Hugh Hefner fetched for his famous crib this summer.

You'll recall ... the Playboy Mansion was sold in August to Hef's next door neighbor after a long back and forth. The final price tag was $100 mil ... and that place is WAY smaller than the Manor, which boasts 14 bedrooms, 27 baths and 56,500 square feet of space.

We're told Petra feels the real estate market is hot right now, and thinks she can flip a $115 million profit ... unlike last time.

With the help of realtors like Rick Hilton and David Kramer, here's to hoping she can.

Angelina Jolie's decided Malibu is the key to keeping her kids out of the media circus surrounding her bitter divorce from Brad Pitt.

Despite reports she's moving into Denise Richards' old Hidden Hills crib ... we're told her team is actually searching for another Malibu rental -- one more spacious and safe than the one where she's currently living.

We're told Angie likes the seclusion of Malibu. Translation: removed from Hollywood -- and the plan is to have multiple rentals there to keep photogs off the trail of her and the kids. As for a permanent home ... we're told that's up in the air while she and Brad hammer out their property split.

As we previously reported, Angie's already renting a 5 bedroom, 5 bathroom Malibu estate with killer ocean views.

10:07 AM PT -- Azria's attorney, Marty Singer, tells TMZ: "The lawsuit filed against Max Azria is a bogus lawsuit by a foreign billionaire couple who used a British Virgin Islands entity as the tenant. During the entire 3 month rental, the tenants never made any complaints of rats, dog feces or the other claims. In fact, they remained in the house for the entire lease period, hardly the behavior of a tenant who disliked the house. The tenants made major changes to the house, without the landlord’s consent, to accommodate their personal tastes."

He adds, "My client intends to sue the tenants for damages they caused to the property and we are confident we will prevail in this action."

Famed BCBG founder Max Azria promised to serve up grand amenities in a mansion, but instead delivered a colony of rats, dog poop and more -- so claims a former tenant in a lawsuit.

A company called Tres Hollywood brokered a lease for a client, who says she found a disaster zone when she moved into the designer's 17 bedroom, 22 bath Bel-Air estate -- for a whopping $500k a month, mind you. Plus $500k deposit!

Tres says it was overrun with rats and ants. Throw in mold, non-working toilets, no hot water and broken appliances -- according to docs -- and suddenly the dog feces and urine stench might not seem so bad.

Tres says Azria refuses to return the deposit on the place, which is currently listed for $88 million. It's suing for the $500k plus repair costs and penalties -- all told they want more than $1 million.

We've reached out to Azria, so far no word back.

Patrick Dempsey and his wife, Jill, are back together, and their first order of business -- dumping the pad Jill bought when they were on the verge of divorce.

Jill swooped the 2 story Pacific Palisades home last summer for $6.1 million -- when she and Patrick were in the throes of the breakup -- and now she's unloaded it for $7.575 mil. The deal closed on Tuesday.

Pretty sweet temporary housing for Jill -- 5 beds, 5 baths with 6,135 square feet of space, and a full extra guest house out back. Not to mention pool and spa, cathedral ceilings and its own library.

Now she's passed on all that luxury -- because of her agents, Brett Lawyer and Barbara Boyle -- to continue life with Dr. McDreamy. The tidy profit doesn't hurt either.

The buyers, "Black Mass" director Scott Cooper and his producer wife Jocely, were repped by Jeeb O'Reilly.

Prince's Muse Don't Open Paisley Park Museum ... It's Too Soon!!

MAYBE ANOTHER TIME ...

Model Damaris Lewis -- who was a Prince backup dancer -- wants the opening of his museum to be pushed back out of respect for those who are still mourning ... like herself.

Damaris was one of Prince's muses in his final months and says she's not against the Paisley Park Museum altogether because she believes Prince's legacy needs to be honored. Her issue is timing.

She kinda got her wish. Paisley Park's gates were originally set to swing open to the public Tuesday, but the local city council put the kibosh on it out of fears Chanhassen, MN would be overrun with tourists. The council's now granted temporary approval for limited tours.

Don't expect Damaris to be in line anytime soon.

Johnny Manziel Accused of Wrecking L.A. Mansion ... Pay or Get Out! (UPDATE)

1:21 PM PT -- Johnny is denying EVERYTHING ... telling TMZ Sports the allegations are bogus.

"I never rented a house in the hills," Manziel says.

"I've been staying with a friend when I've been in L.A. which, as of late, has not been much. This guy is upset with a friend of mine and dragging me into it."

Johnny Manziel is accused of trashing one of the most famous homes in the Hollywood Hills -- with the owner telling TMZ Sports the ex-QB has turned it into "the worst frat house you've ever seen."

Here's the deal ... celebrity real estate magnate Danny Fitzgerald says he rented his legendary Weidlake mansion out to a guy named Bryan Chase back in July -- only to learn Johnny and his pal, OVO Ryan, moved in too.

FYI, the property has been used in TONS of TV shows including "American Idol" -- and has been rented by huge stars like The Weeknd and Ne-Yo (who Fitzgerald described as "great" tenants).

Fitzgerald says Johnny had been footing the bills -- paying the $25,000 per month rent and all of the utilities with checks with his name on it. But he's several days past due on the October rent so Fitzgerald sent him a pay or get out notice.

But that's just the tip of the iceberg -- Fitzgerald says the guys have been raising hell in the home and pissing off the neighbors.

In fact, Fitzgerald says the cops have been to the home several times to deal with raging parties.

Plus, Fitzgerald says the home has been trashed ... with more than $180k in damages to windows, doors and more.

"It's like this is a movie about a frat house ... but the worst frat house you have ever seen. It's like Charles Manson is living here."

Fitzgerald says he plans to sue.

We reached out to Manziel for comment -- so far, no word back.
