TMZ has obtained the deed of trust -- filed with the Los Angeles County Recorder's office -- which shows Petra Ecclestone became the proud owner of Candy's 57,000 square foot mansion on Thursday.

The docs show Petra borrowed all but $2,565,940 (our calculator ran out of numbers for the cents) from Slavica Ecclestone, her mom.

Slavica is flush with cash, because her ex-husband Bernie is a billionaire Formula One mogul and she did well in the divorce settlement.

Ecclestone (right) -- daughter of Formula 1 racing mogul Bernie Ecclestone -- bought the estate for a cool $85 mil ... a STEAL considering Candy originally wanted $150 mil for the place.

The estate has a bowling alley, beauty salon, several gift-wrapping rooms and parking for 100 cars.

The 4,600 square foot luxury estate boasts lots of awesome features -- including 5 bedrooms, with 2 master suites, 4 bathrooms and a KICK ASS back yard -- complete with a rock slide and a waterfall.

Sources connected with the deal tell us ... the home is in Brentwood -- not too far from where O.J. Simpson lived at the time he killed Nicole Brown Simpson and Ron Goldman.

Maria had been actively looking at homes for 6 months on the west side of L.A., but has now settled on a home near the one she shared with Arnold.

We're told the couple is determined to keep their divorce amicable, with both Arnold and Maria getting joint custody of their two minor children. The proximity of the two homes will make shared custody easier.

From what we can tell, the deal is still in escrow, but we're told it's solid and will close soon.

The home, which took 5 years to complete, was built by radio mogul David Saperstein -- and has been on the market for years.

.... and Petra's gonna have to see it every time she drives home to that other 57,000 square foot dump she had to buy instead.

TMZ has confirmed the buyer is 22-year-old Petra Ecclestone, a fashion designer. Her dad, Bernie Ecclestone, is the CEO of Formula One Management, whose estimated net worth is $4 billion.

The Holmby Hills (Beverly Hills adjacent) mansion, listed at $150 million, has been on the market since March, 2009.

Although we don't know the exact price, sources connected with the deal tell TMZ ... Petra opened at $75 mil ... half the asking price.

Sources say the deal is currently in escrow and has not closed.

Candy bought 2 penthouse units in a nearby condo complex in Century City for a whopping $35 million. We're told the condo won't be ready for a year, because of extensive renovations.

TMZ has learned Weiner and his wife, Huma Abedin, put their swanky Queens apartment up for sale around May 22 -- and uploaded several photos of the place on a real estate site. One pic featured a poster of JFK hanging on the wall.

The computer station seems to be the exact spot where Weiner took his infamous topless pics -- because the paint on the wall matches up. Also, the drawers in the background sync up with another photo featured in the listing.

TMZ has learned the Fatone family is moving and EVERYTHING must go -- including Joey's Death Star replica, his personal Sword of Omens from Thundercats, arcade games, furniture, art, dishes, grill utensils ... all the way down to his clothes and shoes.

In fact ... since everything in the house is marked with price tags -- it looks like the only thing not included in the sale is the kitchen sink.
