Getting to trick or treat in the Kardashian's hood is kinda like getting into the hottest club in L.A. ... you're gonna need to be on a list or know someone on the inside.

Thousand flock to their exclusive gated The Oaks community where Kris, Kourtney, Khloe, Katie Holmes and Tamar Braxton have homes, and once you see the video Kardashian pal Larsa Pippen shared from the inside, it's not hard to see why.

Residents go all out converting their garages and front yards into haunted mansions and spare no expense. This year someone even had a mock Ghostbusters car parked out front.

Oaks residents can invite any outsiders as long as they put their name on a list with security. We're told an extra 20 or so security guards and off-duty cops are hired to deal with the extra crowds and sometimes the line to get through the gates alone can take up to 2 hours for guests.

Halloween might be over, but there's still 364 days to make friends in The Oaks before next year.

Ray J and Princess Love are going all out to crush their neighbors for best trick or treatin' spot on the block because they're giving away 10 lbs. worth of full-size candy bars!

While kids on Ray's block will be weighed down with all sorts of chocolate bars, we also found out what a bunch of other celebs are doing to curry Halloween favor this year:

-- "The Chew" host and chef Michael Symon's dishing his personal fave, full-size Take 5s

-- Rapper Stitches has $500 of assorted candy and each trick-or-treater gets 30 pieces

Justin Bieber's obsessed fan has nothing but time on her hands while she sits behind bars ... the price to pay for showing up uninvited to his crib.

Mirabelli Stefania pled no contest to one count of misdemeanor aggravated trespass and the judge immediately sentenced her to jail, but not a lot. She got 8 days, but only has to serve 4. She's been in jail since her arrest earlier this week so she'll be back on the streets within a day.

Stefania will be on probation for 12 months, and she's been ordered to stay 100 yards clear of J.B.

TMZ broke the story ... Stefania was busted at Justin's Bev Hills pad after cops say she wandered onto the property for the third time in a week. Bieber was home at the time but she never made it inside the residence and he never made contact with her.

Here's the problem ... obsessed fans are the least likely to obey stay away orders because they're often not operating rationally.

Steve Harvey's right-hand woman on his morning radio show was a months-long freeloader when it came to rent and then bounced when the landlord put his foot down ... this according to a new suit.

Shirley Strawberry -- who appears with Steve on "The Steve Harvey Morning Show" -- is being sued by the homeowner's leasing agent, Pacific Shore Property Management, claiming Shirley and her hubby were deadbeat tenants.

In the docs, obtained by TMZ, PSP says Shirley had a 1-year lease for $7,500 a month. Shirley paid the first month's but May's payment was 25 days late. After that Shirley paid zilch.

The homeowner tells TMZ ... Shirley made nothing but excuses about why rent was late. The owner adds sheriff's finally came to evict her in September but Shirley bounced minutes before they arrived.

Pacific Shore is suing for rent owed and late fees. We've reached out to Shirley, so far no word back.

Now we know why Serena Williams is selling her $12 million Bel Air pad -- she's downsizing ... LIKE A BOSS!!!

The tennis superstar just plunked down $6.7 million on a 6,000 square foot pad in a private gated Bev Hills community, according to Trulia.com.

The place looks AWESOME -- with 5 bedrooms, 7 baths, incredible view, dope backyard with a pool -- but still no tennis court.

As we previously reported, Williams is selling a nearby home she owns for $12 mil. She bought that place a few years back for $6 mil.

So, she flips that house -- pockets $6 mil -- and buys a new dope house for half the price?

Kylie Jenner just threw down millions for a very well-placed pile of dirt, and it's the first sign the mom-to-be could be looking to expand ... TMZ has learned.

Kylie scooped up the plot of land adjacent to her $12 million Hidden Hills home for a cool $5 million ... ALL CASH! The corner lot is about 1.5 acres, and we're told the plan is to turn it into a garden and possible barn with horses since there's a ton of horse trails nearby. Although nothing's set in stone yet ... the purchase gives KJ plenty of room -- 3 acres when combined with her current crib.

She could also build a badass playground for that baby she's got on the way.

As we told you, the Kardashians just signed a new $150 million TV deal -- and while the elder sisters are getting a bigger chunk of the deal, Kylie's obviously more than making due.

Kylie's go-to realtor, Tomer Fridman of Compass, helped her seal the deal.

Ben Affleck took GF Lindsay Shookus around this week looking for houses in L.A., but turns out she was just along for the ride.

Sources familiar with Ben's real estate expedition tell us, he and Lindsay are not moving in together ... but one source added the word, "yet."

Ben's buying solo ... and he seems interested in a house in the Santa Monica mountains with an $18.5 million price tag.

Of course, Lindsay will be spending time there, but she won't be a resident ... at least for now. Our sources say, however, that the relationship has gotten serious.

Tamar Braxton was depressed for months after she was fired from "The Real" ... and it wreaked havoc on her marriage that ultimately failed.

Sources close to Tamar tell TMZ ... the singer's marriage to estranged hubby Vince Herbert suffered an irreparable fracture after going through a time of depression stemming from her firing in May.

While they're no strangers to a roller coaster of a relationship, we're told losing the gig created bigger issues because it compounded an already teetering relationship. And one of the first steps to get back on track -- moving out 3 months ago, even though they acted like a couple just 2 weeks ago.

Our sources say Tamar and Vince put on an act in NYC as an engaging couple simply to promote their show. At this point, we're told Tamar had already moved in to a baller high-rise.

Her 2-bedroom luxury condo in Bev Hills goes for around $15k a month. Some of the building's amenities include an indoor 75-foot lap pool, an outdoor pool as well, 5 gyms, a spa, a restaurant with free bar, a screening room ... seriously, there are more amenities than any building in America.

Ben Affleck was house hunting ... no big surprise since he's apparently in the market after moving out of the family home, but what's interesting is that he brought his girlfriend along for the ride.

Ben and Lindsay Shookus were all over the west side of L.A. Tuesday ... looking at super expensive homes. One house in the Santa Monica mountains is listed at $18.5 million, another in Pacific Palisades is going for $12 million and one in Brentwood is also on the market for $12 mil.

They also looked at a house under construction, and they walked the property.

It seems they were smitten by the Santa Monica mountains house because they stayed for more than an hour. Lindsay was clutching the spec sheet as they left.

Justin Bieber's Beverly Hills home is no stranger to the Hollywood treatment -- before he lived there ... it was a revolving door for all sorts of TV and photo shoots.

Justin's bachelor pad rental has played host to at least 18 shoots dating back to 2010 -- according to film and photography permits filed for the address.

The most recent was issued in early September for a "Call of Duty" ad where the backyard was featured. Car companies love it too -- the crib's been the temporary "home" to Lincolns, Buicks, Acuras and Chryslers.

It's also been used as a location for a pilot episode of a TV show.

The lengthy resume might explain why Justin has to fork out $55k/month to live there.

Serena Williams is looking to double up on the massive Bel-Air mansion she bought for $6 mil in 2006 -- 'cause it's now on the market with a $12 mil price tag.

Unclear why Serena is unloading the property -- it's really cool, located in a really nice area and it's HUGE.

The home is 6,101 square-feet and looks like a palace -- with 6 beds, 7 baths -- and has a grassy area that spans roughly 2.7 acres and includes private hiking trails ('cause who's got time for L.A. traffic?).

The big surprise -- no tennis court!

So, where is Serena going? She's got multiple properties in Florida and her fiance Alexis Ohanian has a spot in NorCal ... so she's got options.

Justin Bieber can't be thrilled about an alleged trespasser on his property -- but he's gotta be stoked about the crib itself, 'cause it's a bachelor's paradise.

TMZ has learned Justin's renting the Bev Hills house where an unwelcome intruder has shown up over the past week. He's spending a whopping $55k/month, and one look around the place explains why he'd fork out that kinda dough.

It's got 6 beds, 5.5 baths and over 8,600 sq. ft. -- way more house than a single guy like Bieber needs. Not to mention it also has a movie theater, gym, home office, pool and spa, and a fire pit. We're told the pad was rented through You Me Him and Her Rental Properties and CIRG Brokerage Inc & LA Estate Rentals.

Oh, and the bathrooms come with their own TVs, or at least the one where JB took this pic does.

We broke the story ... a woman was arrested Monday after cops say she was trespassing on Bieber's property, for the third time this week.

Kendall Jenner is moving to Beverly Hills, and she's cozying up in Charlie Sheen's old digs ... which could spell trouble if she doesn't lock up.

Sources tell us Kendall recently purchased Charlie's old mansion in Bev Hills for a cool $8.5 million. Problem is, this is his infamous bachelor pad ... the same place his car got jacked and driven off a cliff.

Kendall just got the hell out of WeHo this past summer after a string of scary incidents -- including an obsessed fan following her up her driveway ... and someone burglarizing the home. She paid $6.5 mil for that place -- looks like she shelled out a bit more for this one. It also looks like Charlie got less than what he wanted for it.

We can't blame her for zeroing in on Charlie's mansion, though -- at five bedrooms, six baths and a courtyard for Kings (or Queens) ... the purchase seems like a no-brainer.

Beyonce and Jay-Z aren't done dropping cash on their insane new L.A. estate ... the price tag is inching into the $100 million territory..

The Carters have taken out 2 permits in the past month for work on their recently purchased Bel-Air property -- one to install a backup generator and make a $30k alteration to the pad, and another to add a living area under the pools for around $750k.

Bey and Jay closed escrow on the mansion in August for $88 MILLION -- a dream come true for one new neighbor. But apparently $88 mil only gets you so much.

A Kim Kardashian and Kanye West's staffer was hit by a crook who ransacked 3 vehicles at the end of their driveway and made a getaway ... but not before surveillance cameras captured the alleged perp.

According to law enforcement sources ... the theft went down around 4 AM PT Friday at their Bel Air mansion. We're told the suspect never entered the home, but trashed the cars at the end of the driveway. After all that ... we're told all he got was one iPhone, which belongs to one of Kim & Kanye's staffers.

Our sources say security at the house spotted the guy and chased him off. We're told investigators were given this image -- from a surveillance system.

The guy didn't stop with the Wests. We're told he also hit their next door neighbor Kathy Griffin's staff. Again, he trashed a car at the end of the driveway and got a purse.

Guess he was disappointed ... since we're told the purse was ditched nearby.

DeMarcus Cousins is leaving Northern California in the rear view mirror for good ... putting his RIDICULOUS pad on the market ... and asking $5.4 milli for the digs.

The NBA superstar plopped down $4.7 million for the 6 bed, 8 bath Granite Bay joint back in 2013 -- right after inking a $62 million deal with the Kings.

The 13,690 square-foot estate is pretty freakin' insane -- featuring a Playboy-mansion-style grotto (R.I.P. Hef), film and workout rooms, a 10-car garage and even an outdoor pizza oven.

But the best part has to be his swanky lighted tennis court ... 'cause there's no sign of a basketball court on the entire property!
