10:07 AM PT -- Azria's attorney, Marty Singer, tells TMZ: "The lawsuit filed against Max Azria is a bogus lawsuit by a foreign billionaire couple who used a British Virgin Islands entity as the tenant. During the entire 3 month rental, the tenants never made any complaints of rats, dog feces or the other claims. In fact, they remained in the house for the entire lease period, hardly the behavior of a tenant who disliked the house. The tenants made major changes to the house, without the landlord’s consent, to accommodate their personal tastes."

He adds, "My client intends to sue the tenants for damages they caused to the property and we are confident we will prevail in this action."

Famed BCBG founder Max Azria promised to serve up grand amenities in a mansion, but instead delivered a colony of rats, dog poop and more -- so claims a former tenant in a lawsuit.

A company called Tres Hollywood brokered a lease for a client, who says she found a disaster zone when she moved into the designer's 17 bedroom, 22 bath Bel-Air estate -- for a whopping $500k a month, mind you. Plus $500k deposit!

Tres says it was overrun with rats and ants. Throw in mold, non-working toilets, no hot water and broken appliances -- according to docs -- and suddenly the dog feces and urine stench might not seem so bad.

Tres says Azria refuses to return the deposit on the place, which is currently listed for $88 million. It's suing for the $500k plus repair costs and penalties -- all told they want more than $1 million.

We've reached out to Azria, so far no word back.

The Dallas PD has solved the mysterious Aqib Talib shooting -- determining the NFL star shot himself during an incident back in June ... this according to a local news report.

As we previously reported, Talib was shot in the leg on June 5th -- and told police he was hit while standing in a park.

However, Talib was at V Live strip club earlier in the evening where a gunfight broke out -- and there were reports he shot himself during that incident.

Now, WFAA TV's Rebecca Lopez is citing sources who say "Dallas PD has completed the Aqib Talib case. They've determined the Broncos cornerback was not shot by someone but shot himself."

If it's determined he lied to police, Talib could be charged with a crime.

We reached out to the Dallas PD for comment -- and public information officer Tramese Andrews told us, "I have not been made aware of any new information regarding that incident and cannot confirm any information regarding your request."

Those were questions potential jurors in the Derrick Rose rape case were asked Tuesday -- as lawyers on both sides gear up for the $21 million trial.

Questionnaires were handed out to the jury pool in the L.A. courtroom -- in an effort to flush out any possible hidden biases.

Rose and his friends are accused of gang raping a woman in her L.A. apartment back in 2013 -- though the NBA superstar claims the group sex was consensual.

But it wasn't a smooth start for Team Rose -- with his attorney voicing his frustrations to the judge about the racial composition of the jury pool ... which contained only 2 black people.

Rose's lawyer also groused about the fact 15 of the first 27 potential jurors were Hispanic -- which was concerning for Rose because his accuser is Hispanic.

The judge said there was nothing he could do about it.

The guys who rushed Ryan Lochte on "Dancing With the Stars" now have to steer clear of him until their trial, and they're also banned from some good eats and shopping.

A judge has ordered Sam Sotoodeh and Barzeen Soroudi to stay 300 yards away from Ryan, and since their attack/protest went down on the CBS Lot ... they're persona non grata at CBS Studios, CBS Television City, and the L.A. office for BBC Productions.

One more swift kick in the ass for 'em -- the judge's order also includes The Grove shopping center and the Farmers Market off Fairfax, which are both right next to the 'DWTS' studio.

That hurts almost as much as getting tackled by giant security guards.

1:21 PM PT -- Johnny is denying EVERYTHING ... telling TMZ Sports the allegations are bogus.

"I never rented a house in the hills," Manziel says.

"I've been staying with a friend when I've been in L.A. which, as of late, has not been much. This guy is upset with a friend of mine and dragging me into it."

Johnny Manziel is accused of trashing one of the most famous homes in the Hollywood Hills -- with the owner telling TMZ Sports the ex-QB has turned it into "the worst frat house you've ever seen."

Here's the deal ... celebrity real estate magnate Danny Fitzgerald says he rented his legendary Weidlake mansion out to a guy named Bryan Chase back in July -- only to learn Johnny and his pal, OVO Ryan, moved in too.

FYI, the property has been used in TONS of TV shows including "American Idol" -- and has been rented by huge stars like The Weeknd and Ne-Yo (who Fitzgerald described as "great" tenants).

Fitzgerald says Johnny had been footing the bills -- paying the $25,000 per month rent and all of the utilities with checks with his name on it. But he's several days past due on the October rent so Fitzgerald sent him a pay or get out notice.

But that's just the tip of the iceberg -- Fitzgerald says the guys have been raising hell in the home and pissing off the neighbors.

In fact, Fitzgerald says the cops have been to the home several times to deal with raging parties.

Plus, Fitzgerald says the home has been trashed ... with more than $180k in damages to windows, doors and more.

"It's like this is a movie about a frat house ... but the worst frat house you have ever seen. It's like Charles Manson is living here."

Fitzgerald says he plans to sue.

We reached out to Manziel for comment -- so far, no word back.

Ex-NFL quarterback Todd Marinovich has been charged with multiple criminal charges stemming from a bizarre naked drug arrest ... and faces up to 3 years in jail if convicted ... TMZ Sports has learned.

As we previously reported, the 47-year-old former USC star was arrested on August 19th in Irvine, CA after cops say they found him naked in a random person's backyard ... after ditching a bag of drugs.

Cops say they later found the bag which contained meth, marijuana, syringes, a pipe ... and Todd's wallet with his I.D.

Now, the Orange County D.A. says the office is moving forward with 5 misdemeanor charges against Marinovich including meth possession, weed possession, public nudity and 2 trespassing charges.

If convicted on all counts, officials say he faces a maximum of 3 years in jail.

The Kim Kardashian robbery will not be solved by fingering the culprits on video ... because a search for surveillance footage has come up dry.

Sources connected to the case tell us ... there was no surveillance video inside or outside the hotel premises.

The only video available is police surveillance footage. Problem is, we're told the camera doesn't face the front of the building and the robbers evaded the lens.

We know police had canvassed the area looking for video from nearby businesses but came up dry.

TMZ has learned only 1 cell phone was stolen from Kim's apartment, not 2 as widely reported. We're told the phone in question did not have "compromising information" and was remotely wiped.

The Kim Kardashian robbery reeks of an inside job ... sources say that's what Paris cops think.

Sources involved in the case tell us ... police and the Kardashian family don't believe it was a coincidence that Kim was bodyguard-less at the time the robbers showed up and somehow made their way into her apartment ... they think the robbers were tipped off it was the right time to strike.

There was a very small window when the robbers had easy access. Kim had friends over until shortly before the incident went down. Kim's bodyguard was always by her side -- to the point Kim joked that it got annoying -- except for the few hours he left to protect Kourtney and Kendall in a nearby nightclub.

The Kardashians are in no way suggesting the bodyguard was in on it ... in fact, they say they know he wasn't. But they are convinced someone tipped off the robbers to strike at precisely the moment they could get in and out without detection.

As we reported ... robbers confronted the concierge at gunpoint in the lobby and he let them up to Kim's unit. We're told when the robbers left with the jewelry, they took the concierge back downstairs.

We're told if there was a tip-off person, there's a long suspect list ... there are multiple units in the building and lots of people involved in Paris Fashion Week knew Kim's comings and goings.

Samsung's new Galaxy smartphone is the bomb to at least one consumer who says the thing scorched his groin while he was sleeping.

Michael Taylor is suing Samsung over its new Galaxy Note 7, which blew up and caught fire on his bed in the dead of night ... according to the docs. Taylor says the hotline burned his crotch, legs and sheets.

In the docs, obtained by TMZ, he says he had no idea the phone had a defective battery susceptible to overheating and exploding. About a month after he bought it, he was charging the phone overnight and says he woke up to find it "shooting flames" ... which caused 1st, 2nd and 3rd degree burns.

Samsung had issued a recall earlier in September -- before the alleged fire -- but Michael says the phone should never have been sold to him in the first place.

Cam Newton raged WAYYY too hard in the Bev Hills mansion he rented after the Super Bowl -- throwing crazy parties and causing nearly $100k in damage ... this according to a new lawsuit.

Janice Dickinson can no longer brag about dating a doctor, because the man she's set to marry just surrendered his license ... TMZ has learned.

Psychiatrist Robert Hugh Gerner allegedly engaged in a sexual relationship with a female patient from 2004 to 2011, and even lived with her during the last 3 years, according to docs filed in the case.

All that was before he started dating Janice, but the bigger problem is breaking the code of ethics. The California Medical Board filed a complaint against Gerner in 2015, and he waved the white flag in June of this year.

It isn't the first time Dickinson's fiancé has been through something like this. According to docs, he was suspended for 60 days in 1994 for sexual misconduct with another patient.

A "Hell's Kitchen" star says she soiled her pants from menstruation when she couldn't catch a restroom break, and now she's suing a former employer for violating her rights and eventually firing her.

Vanessa Soltero, who appeared in season 15, says she was a cook at the LAX Admirals Club -- where food services are provided by Sodexo Inc -- and says her former employers did a horrendous job of giving her rest/meal breaks.

According to the docs ... Soltero told a supervisor she needed a break, but was told she couldn't leave cause she was the only cook. While waiting for relief, she says her cup ranneth over and she HAD to go home to clean up -- and because she left early, she wasn't paid.

About a year later ... Soltero says she was granted a leave of absence to appear on "Hell's Kitchen." When she asked to be reinstated, she says management told her the position had been 86'd.

Kendall Jenner boarded her own private jet and fled Paris hours after her sister Kim's armed robbery ... and it's obvious there's serious safety concerns for the whole family.

Before she got to the airport ... Kendall snuck out a side door at her Paris hotel, with police and at least one heavily armed guard standing watch.

Kanye West beat a hasty retreat out of his NYC pad to rendezvous with Kim Kardashian.

A somber and determined Kanye walked briskly out of the apartment building Monday morning to a waiting vehicle ... on his way to a local airport to pick up Kim ... who fled Paris after the armed robbery.

Kim Kardashian's bodyguard -- who is normally ready to pounce at the first sign of trouble -- may have been protecting 2 other Kardashians instead at the time Kim was robbed.

Kourtney Kardashian and Kendall Jenner hit the town when the 2 gunmen entered Kim's Paris apartment. There are reports ... her bodyguard, Pascal Duvier, was shadowing the 2 women since Kim had turned in for the night.

Ironically ... Kim posted a pic of Duvier shadowing her hours before the robbery, joking he was always in her shot.

Duvier was by Kim's side last week when a notorious prankster ran up and kissed her butt. Duvier had no problem taking the guy down.
