Oksana Grigorieva What Bankruptcy? I Left My Valley Dump For A Beach Home
Beware rich Westside dudes ... Oksana Grigorieva is on the prowl in Santa Monica ... she's moved into a luxurious beachfront home with stunning ocean views ... even though she's bankrupt.
Grigorieva -- who claimed she only had $10 cash when she filed for bankruptcy in Feb. -- moved out of the Valley house Mel Gibson got for her and their kid ... and into a luxury hi-rise at the beach.
We're told Oksana's ditched her Valley digs because the house flooded during a big rainstorm last month -- the same weekend she was seen trying to crash a post-Oscar party.
We're told Mel offered to move her temporarily into another place in the Valley but Oksana said "nyet" ... she wanted an upgrade to Santa Monica. We're told Mel refused to pay so Oksana somehow got enough money together to pay for the more expensive oceanfront rental. So how'd she do that?
Now she's bragging on social media about her new lifestyle ... posting pictures of her to-die-for ocean views and the chi-chi Westside restaurants where she hangs out.
Oksana should bottle that gall ... and sell it. It will more than pay for the ocean view.

Jordan Belfort Creditor Hunts Him Down In Swank Cali Beach Pad
Jordan Belfort's creditors are baffled that the real-life Wolf of Wall Street can still afford to live it up in a SoCal beachfront home -- despite owing nearly $100 million to his bilked investors -- and now, one New York creditor is calling BS ... chasing Jordan's ass down in California.
LR Credit previously obtained a judgment against Belfort in New York for $27,597 stemming from unpaid retail purchases Belfort made during his heyday -- but Belfort fled to ritzy Manhattan Beach, CA ... where he reportedly rents a $4 million mansion.
By moving to Cali, Belfort escaped LR Credit's judgment against him -- but only temporarily.
The collection agency just filed new legal docs to make their NY judgment enforceable in Cali ... meaning Belfort's back in its crosshairs.
With Belfort's ENDLESS list of other creditors, however, LR may have to wait in line.

Lucky for her, Bieber has since become a non-issue -- kid moved his 65-pound ass to Atlanta earlier this month.

Lisa Ling Dinged With Banana Peel Lawsuit
Lisa Ling is getting a new view -- the defendant's table in a courtroom -- because she's being sued by a woman who claims she slipped and fell on Lisa's fabulous Santa Monica property.
Lisa was throwing an architectural and design event in June to showcase her new digs, when a woman named Yolanda Para-Keresztes claims she slipped on the outdoor steps that had some errant gravel and tumbled to the ground, fracturing her foot.
Frankly the case isn't that interesting, but we thought you'd like to see Lisa's house. It's been featured on HGTV and is one of the first eco-friendly homes built in the old Santa Monica area.
It's the first energy-neutral home -- which means it produces as much energy as it consumes -- in Santa Monica.
And the house has a huge outdoor lantern made from recycled Chinese food cartons ... which means the lights can be dimmed some.

As for the L.A. home ... we've learned Hayden sold it for $3.075 MIL (thanks to celeb realtor Josh Altman). She bought it in 2008 for $2.635 MIL.
It's interesting ... For years Hayden was a fixture in L.A. ... frequently hitting the town. But now she's high profile in Nashville.
Los Angeles ... it used to be a thing.

Our real estate sources tell us ... Nash had been on the hunt for a permanent home on the West Coast -- somewhere he could settle down after his NBA career. Then he found a 4,175 square foot gem just 2 blocks from the sand.
Problem is ... it's super ugly and outdated.
Solution is ... we're told Nash is gonna knock the whole thing down and build his dream house.
We're told the place was originally listed for $5 million ... but Nash was able to get the price down to $4.8 mil with an all-cash offer. Strong.

As for the "Shady Pines" reference in the first line -- yeah, we like the "Golden Girls." Back off.
Kaley Cuoco Now That I Have Khloe's Old House ... I'm Selling Mine!
Kaley Cuoco just picked up Khloe Kardashian's old house in Tarzana -- and it ain't gonna pay for itself -- so now the "Big Bang Theory" star is unloading her old one.
As TMZ first reported, Cuoco snatched up KK and Lamar Odom's old 7-bedroom 8,000 sq. ft. home for $5.49 million -- quite an upgrade from the Sherman Oaks spot Cuoco just listed.
Her old place is a piddly 5,233 sq. ft. ... with 5 bedrooms and 5 baths -- and her asking price $2.795 million... only slight bump from the $2.4 mil she paid for it.
Eh ... she's making $300k per episode of "BBT" -- so we're guessing she's not worried about cleaning up in real estate.
Justin Bieber Paying Mom's Rent And Mom's In Trouble!
Justin Bieber doesn't get drugs from his mom for free -- TMZ has learned, the singer has been paying rent for his mother's secret L.A. mansion since 2012 ... and the place is sweeeeeeeet.
No one ever knew JB's mom Pattie Mallette had a place in L.A. ... let alone one so badass.
Turns out ... the tree doesn't fall far from the apple, because Pattie got herself into some trouble over the 2,900 square foot house.
Seems Pattie wanted to do some home improvement in her home gym but never got the permission of her landlord. She had a mirror installed last summer, but didn't pay the bill. So the company that did the work has filed a lien against the property ... and her landlord was none too pleased.
The lien was for a modest $3,414. We're told Pattie thought she was being overcharged and refused to pay. Pattie settled up a week ago for around $2,600. And TMZ informed the landlord Friday and he was PISSED!
As for who's paying the $8,000 monthly rent ... we've learned one of Justin's companies is handling it.
Party on, Pattie.

Rihanna's Ex-Accountant A Fool And Her Money Are Soon Parted Which Makes You ...
The gloves are off in the fight between Rihanna and her ex-accountant -- the money man is now firing back in their legal battle over $9 million the singer claims she lost on his watch ... calling her a financially impaired moron.
Accountant Peter Gounis filed the response to Rihanna's lawsuit, insisting he was hired to record and manage her financial accounts -- NOT give her rudimentary spending advice.
Gounis claims Rihanna blew through millions of her own money by going on endless shopping sprees -- buying roomfuls of designer shoes, clothes, and jewelry -- and throwing extravagant parties for herself. He also claims she bailed on an expensive tour to shoot "Battleship," which turned out to be a massive failure.
And despite Rihanna's accusations, Gounis insists he never directed Rihanna to buy a dilapidated house.
But even ignoring all that, Gounis says, "Was it really necessary to tell her that if you spend money for things you will end up with the things, and not the money?"
Gounis wants Rihanna's lawsuit thrown out.

Justin Bieber Trapped in L.A. With $85,000 Bill
He's already packed up the moving trucks ... he's pretty much hammered out his egging case ... but Justin Bieber still has one enormous loose end to tie up before he can bail on L.A. -- a bill for $85,000.
As we reported, Khloe Kardashian has purchased Bieber's Calabasas mansion, paving the way for his big move to ATL. The deal is expected to close next week, but there's one big problem -- TMZ has learned, there's a mechanics lien against the home.
A construction company filed the lien, claiming it performed $85,011 worth of damage repair services on Justin's house and it still hasn't been paid -- which is a big problem ... because a home cannot be sold until all liens against it have been settled or paid.
If Bieber doesn't cough up the money by next week, we're told the sale can't go through.
Sources close to Bieber tell us, the singer's camp plans to deal with the issue asap. Luckily, he can probably afford it.
Just when we thought he was out ... they pull him back in.

Tom and gisele SELLING Mega-Estate in L.A.!!!
This is really shocking ... the incredible European country estate Tom Brady and Gisele Bundchen spent 4 years and $40 million building is on the market ... less than a year after it was completed.
Our real estate sources tell us ... the couple wants out of L.A. permanently and will be living full- time in Boston, where they're building another ridiculously big estate -- a 14,300 square-foot house on 5 acres. The estate is listed for a cool $50 MILLION!!!
As for the L.A. house, Tom and Gisele personally spent a huge amount of time planning the design. It's an amazing property -- a 14,000 square-foot main house, one of the best home gyms in the world, antiques from everywhere around the globe, an amazing infinity pool, waterfall and pond ... all on 4 prime acres in Brentwood.
There was actually a buzz the New England Patriots QB and his supermodel wife would move to L.A. full-time after he retired, but clearly that's not the case.
What we can't figure out -- why not have 2, more modest $20 million mansions in both cities.
BTW ... we called Tom and Gisele's brokers -- Kurt Rappaport and Stephen Shapiro -- but our calls weren't returned.
