Justin Bieber's trail of liquor and litter at his Beverly Hills condo has set his neighbors off ... and now we know the cops have talked to them about placing the singer under citizen's arrest.

TMZ broke the story ... cops came to the condo 6 TIMES over the weekend -- 4 times for excessive noise in the middle of the night. Bieber partied hard -- 75 guests on Saturday night and 20 on Sunday.

The pictures on the rooftop deck tell only part of the story. People in the building tell TMZ ... the hallways and elevators reeked of pot. And several guests say drug use was obvious.

One person says, "There were bimbos lining up to do drugs in the lobby bathroom."

Law enforcement sources tell us ... cops have spoken to residents, Bieber and his management to resolve the situation.

We're told police informed residents cops can't make an arrest for a misdemeanor if they don't see it happen ... but the residents can take matters into their own hands by placing Bieber under arrest.

Jillian Michaels is a quitter ... after announcing she's leaving "The Biggest Loser" ... she's high-tailing it out of the Hollywood Hills.

Real estate sources tell TMZ ... Michaels just sold her 3-bedroom modern for $2.15M ... her asking price. Her real estate agent was none other than Reza Farahan from "Shahs of Sunset."

Pretty cool pad ... gourmet kitchen and an outdoor pool. A little surprising ... no home gym.

WWE star Nikki Bella is putting her real estate license to work ...she's already hawking houses to "celebrity" clients -- including one of her "Total Divas" co-stars.

WWE diva Cameron -- aka Ariane Andrew -- is looking to buy a place in L.A. with her boyfriend ... so she tasked Nikki with the job of finding her new humble abode.

The duo checked out a bunch of places ... Cameron's leaning towards this pad in Tarzana -- featuring 5 bedrooms, 4 bathrooms and a brand new salt water pool.

Drake threw a party after the ESPYs ... with a ton of celebs who drank and ate at one of the most outrageous estate's in L.A.

Mack Maine, Jessica Alba, Blake Griffin, Johnny Manziel, Colin Kaepernick and others partied at the home of Mohamed Hadid ... an L.A. real estate mogul who was once married to Yolanda Foster from "Real Housewives of Beverly Hills."

It's a 50+ million dollar compound that sits on more than 2 acres. The main house -- where Drake threw the party -- is 48,000 square feet.

It's no Versailles ... but close.

Finally, Tim Tebow's reputation is paying off -- BIG TIME -- because the neighbors in the FL community where he bought a $1.4 million pad CAN'T WAIT for the guy to move in ... TMZ Sports has learned.

The unemployed NFL quarterback just snatched up a 5 bedroom, 4.5 bathroom home in a private community in Jacksonville ... and he's being welcomed with open arms.

We spoke to several neighbors who were all super-pumped about Tim ... with one telling us, "Everyone's excited for him to move in, he seems like a nice man who will make a great neighbor. Our friends are more excited than anyone else!"

Another neighbor told us, "We've had athletes living in the area before who PARTY ... but I can't envision any parties based on his character."

As for the home, it's nothing too fancy ... 6,500 square feet ... lots of brick features ... and it's right next to one of his favorite golf courses.

The drunken 'hooligans' who got arrested after throwing beer bottles at Taylor Swift's Rhode Island mansion are anything but slackers ... they are heroes and brainiacs who could shame anyone in an SAT face-off.

You'll recall, the trio was busted when they allegedly flipped off Taylor's security guards after hurling the brewski bottles.

As for Michael Horrigan -- the 29-year-old was working on a ferry crew on the Long Island Sound last May with Tristan ... when a 12-year-old girl's canoe capsized. Both guys helped pull her to safety, and got citations from Connecticut for heroism.

Angie Harmon just got a protective order against a transient lady who is harassing and threatening her and her family ... coming to her gate, claiming to be her landlord and demanding rent ... and the curious thing ... there's no mention in her legal docs of Jason Sehorn.

Angie claims Janice Lee Davis regularly comes to her gate at her Los Angeles home, yelling, demanding entry and rent money. According to legal docs, Davis shows up every Thursday.

It got frightening when Davis gained entry just before July 4. The cops were called but Davis had already left, and Angie says the woman is not scared of police.

Angie says the LAPD has tried to be accommodating, "putting their patrol on notice and making it a priority because of the high profile nature."

Forget the hos and their area codes ... Ludacris is more into realtors in different zip codes now -- he just ditched a sweet West L.A. penthouse condo to move into the Hollywood Hills.

We got pics inside the 2 bed, 2-bath West L.A. condo he sold for $830K. He paid $669K for the place back in 2002 ... right after "Area Codes" blew up, by the way.

Luda also sold a 2nd unit in the same building ... but lost a couple hundred grand on that one.

If the condos seem like small potatoes for Ludacris ... keep in mind he recently paid $4.8M for a baller pad up in the Hills of Hollywood, and still keeps a $2.8 million crib in Atlanta.

Justin Bartha will have to nurse any future hangovers somewhere else ... 'cause he just sold his Laurel Canyon crib, TMZ has learned.

Bartha bought the gated 1930s Spanish style home in 2007 for $1.25M ... and sold it this week for $1.385 -- slightly more than he was asking ... according to our real estate source's book of secrets.

Check it out ... the place is charming, but it's no palace -- just 1,416 sq ft with 2 bedrooms and 2 baths.

Ashley Greene's ex landlord finally unloaded the Sunset Strip apartment the 'Twilight' star set on fire last year -- for $1.1 million -- but Ashley could still be on the hook, financially, for the blaze.

The 2-bedroom, 1,800 square-foot Hollywood apartment had to be completely remodeled -- the photos show the transformation -- after it was burnt to a crisp back in March 2013. Our real estate sources tell us the repairs cost $303,000 ... and the building's HOA insurance ended up footing the bill.

As we previously reported -- Ashley, her brother, a friend and her 2 dogs were inside the apartment when a lit candle started the fire. One of the dogs died.

By law, the new owners had to be told about the fire and the dog.

Ashley's still dealing with lawsuits from her old landlord, the building owner, several neighbors, and even the doorman -- and the HOA is still trying to get her insurance to reimburse the $303K.

Kim Kardashian and Kanye West don't see bedrooms and bathrooms in their new mansion ... they see dollar signs ... and that's why they're going to sell it and officially enter the house-flipping market.

Kim and Kanye bought an $11 million mansion in Bel Air last year and did a major redo. Their plan going in was to live in it, but sources connected with the couple tell us ... they've been told they could make millions if they sell it so, like Ellen, they're saying 'Why not?"

But this won't just be a one off. We're told Kim and Kanye enjoyed the renovation process so much they've decided to make it a side business. Their plan is to renovate several houses/estates a year.

As for why they think they have what it takes ... actually, their angle is that they know the best people in various fields of home renovation -- architects, landscapers, interior designers, etc.

As for their living situation ... we're told Kim and Kanye are happy living with Kris Jenner for now. Plenty of space, and a built-in babysitter.

Ellen DeGeneres just flipped the amazing house she bought around New Year's -- after only living there a few months -- and the buyer was Napster co-founder Sean Parker ... who opened his wallet wide.

The Brody House -- yes, the place is so baller it has a name -- was sold to Parker for $55 million ... which means Ellen made a tidy $15 mil profit. She bought it for around $40 million. We're good at math.

We're told Parker approached Ellen and Portia late last month with the offer ... he went nuts over the famous house and Ellen's interior design. We're told even though she never intended to flip the house, she couldn't refuse a good deal. The escrow was all of 8 days. It closed last Thursday.

Ellen and Portia quickly snatched up the entire floor of a condo in Beverly West (fancy schmancy condo near Bev Hills) for $16 mil ... combining two units for new digs. But when they want real space, they'll go to their mega-estate is Santa Barbara.

We called their broker -- uber-real estate agent Kurt Rappaport -- but our calls weren't returned.

And they didn't live happily ever after ...

Sherri Shepherd put her dream house on the market a few weeks after she filed for divorce and a few weeks before she got the ax from "The View."

Sherri bought the house in 2012 ... when everything seemed good. She was rolling on "The View" and living seemingly happily with her husband Lamar Sally and her then 7-year-old son.

But things have deteriorated ... and Sherri put the house on the market for $1.725 Mill. She bought it for $1.737, but with real estate commissions and other expenses ... she'll be out of pocket some.

Neil Patrick Harris just signed yet another big deal -- but this time it's not Hollywood or Broadway ... it's the Valley.

Our real estate sources tell us ... Neil just accepted an offer for his Sherman Oaks mansion. Neil put the 4,000 square foot home on the market 8 days ago and it triggered a bidding war.

In the end ... someone made an offer Neil couldn't refuse. As for how much ... all we're being told is that it's MORE than the $2,995,000 asking price.

Neil is moving to NYC ... where he's currently starring in "Hedwig and the Angry Inch" on Broadway.

He bought the house in 2010 for $2.1 mil, so it's definitely a nice profit.

Pat Sajak has caused more than $100,000 of misfortune to his neighbor who is now suing him for gross sprinkler malfeasance ... this according to a new lawsuit.

Jacob Saleh claims in the suit -- obtained by TMZ -- Pat's sprinkler system was a disaster ... broken sprinkler heads, broken pipes, defective timers and other problems with the irrigation system.

Saleh says the "Wheel of Fortune" star did nothing to fix the problem on his $3 million estate ... and as a result there was massive flooding on Saleh's property ... causing the soil to significantly shift.

Saleh says his retaining walls were damaged, and there was large cracking and shifting of the pool. He's also worried his foundation might be damaged.

According to the lawsuit ... Saleh confronted Sajak ... to no avail. In fact, he says Sajak admitted he had broken pipes and defective sprinklers but did nothing to fix any of the problems.

According to the suit ... the repair costs are estimated at $125,000.

We called Pat's rep for comment ... so far no word back.
