Eric Balfour Peeping Tom & Beehive Claims In Nasty Neighbor Feud
Eric Balfour's neighbors claim the actor's latest role is peeping tom, but Eric thinks the buzz next door -- from a beehive -- is killing him ... this according to court docs filed in their block war.
Eric, who starred in "24" and "Six Feet Under," is in a heated dispute with his Venice neighbors, who tried to get a restraining order against him. In the docs, they say he's harassing their whole family by peeping at the wife and daughter through bathroom and bedroom windows.
The neighbors, Douglas Dick and Nuanchan Suklom, also say Balfour has been putting threatening letters in their mailbox for years. According to the docs, they're worried because they claim he owns a gun.
As for why Balfour would have it out for them ... the couple says he's been accusing them of running an Airbnb out of their home, and keeping a thriving beehive in their backyard. Best of all, they say Eric blasted them for extra loud meditating.
Eric's rep tells TMZ ... Eric and his wife are renovating their home, and were aware the neighbors made numerous complaints to the city about the remodel. She adds, "They have been friendly and cordial through the entire process with Eric agreeing to the neighbors' requested changes."
In any event, Dick and Suklom's restraining order was shot down by a judge. A hearing was scheduled for next month, though, so both sides can have their say.

Megan Fox My Malibu Pad is a 'Nightmarish Living Hell' ... Sues for $5 Mil
Megan Fox got duped into buying a Malibu home that turned out to be a hellhole ... according to a new suit.
The actress claims Cynthia Pett-Dante -- who happens to manage Brad Pitt -- was part of a seller group that convinced her to drop $3.2 million on a Malibu house in 2016, but failed to mention it was riddled with major problems.
According to the docs ... Fox was pregnant at the time and raising 2 toddlers, and led to believe she was buying a "paradise in bucolic Malibu where she could raise her young family.."
Instead, Fox claims the home is a "nightmarish living hell." For starters, she says it's on a slope that needs to be regraded, and a bunch of features are not up to code -- including animal pens, a gazebo, stone walls, and a storage building for livestock feed.
According to the docs ... there was also mold all over the house upon moving in, including in the master bedroom and bathroom and the kids' rooms.
Fox is suing for more than $5 million in damages
We reached out to Pett-Dante ... no word back so far.

Shaq Selling Massive 'Shaq-apulco' Estate ... For $28 mil
CAN YOU DIG IT?!?!?!
Shaquille O'Neal is ready to move out of his incredible 3-acre Orlando mega-mansion ... and it could all be yours if you've got $28 MILLION floating around.
Shaq's pad is famous and awesome ... 31,000 square feet with 12 bedrooms and a buttload of bathrooms.
Not to mention ... a legendary "Shaq Center" athletic facility that is made up of a custom 6,000 square foot basketball court (with bleachers) ... where the NBA star once put Harvey Levin on his ass!!
The estate also boasts the "Shaq-apulco" outdoor area ... complete with a 95-foot long swimming pool and a rock waterfall, according to The Wall Street Journal. Obviously, he's got a hot tub, swim-up bar, walk-in humidor and wine cellar too.
Our sources say these days Shaq's spending most of his time in Atlanta and L.A. -- where he also has Shaq-sized mansions -- so it just didn't make sense to keep the massive Orlando mansion. We're told he plans to buy a smaller place in Tampa, where his mom lives, because that's become home base for the family.
The Orlando crib famously appeared on an episode of "Tanked" -- where Shaq got a custom Shaq Diesel fish tank installed in the home. No word if that stays with buyer or not.
Shaq bought the property in 1993 for $3.95 mil -- but he's done millions of dollars in custom upgrades and expansion.
Happy bidding ...

T.I. Arrest 911 Call from Guard Shack
The security guard who called cops on T.I. felt threatened and frantically called 911 as T.I. walked back to his guard shack.
TMZ's obtained the 911 call ... where you can hear the guard telling the operator, "A resident is walking back here at the guard shack where I'm at."
The guard continued describing the scene, "I've been threatened by a resident and he's here now knocking on the door."
You can hear T.I. in the background telling him to step outside the guard shack because he wants his name. The guard refused to give him that information. T.I. also reminded the man he owns a home there and pays for his services.
T.I. got heated and repeatedly said, "You're making it worse for yourself, man" and warned that at some point "you're gonna have to deal with me." He does calm down and asks the guard to step outside to talk.
TMZ also obtained police video back at the station after T.I. was arrested for public drunkenness, simple assault and disorderly conduct. An officer told him he was "acting a fool" for going back to the guard shack. As you'd imagine ... T.I. strongly disagreed.

T.I. Arrest That Guard Cursed Out My Wife!!! But I Didn't Try to Fight Him
T.I. says the security guard who called cops on him went off on Tiny over the phone, and escalated an already tense situation by refusing to give up his name.
T.I. tells TMZ ... the guard at his gated community in Henry County, GA left out a lot of details when police arrived -- like the fact he was sleeping at his post, and T.I. had to wake him up Wednesday around 4 AM. Although the police report says T.I. yelled, "Hook me up" to the guard, the rap mogul tells us he actually said, "Look me up."
He says the guard claimed he couldn't find T.I. on the resident directory, so T.I. had his wife, Tameka "Tiny" Harris, call. He says Tiny asked why the hold-up and said, "Just let him in." T.I. claims the guard barked back at Tiny, "Who the f*** do you think you is talking to me like this?"
T.I. says he was livid about that, and admits yelling obscenities. He says he reminded the guard, "I pay you" ... and then demanded entry again. He says the guard relented, but when T.I. demanded his name in order to report him to a supervisor, he says the guard only stared with a "blank face."
T.I. says he went home, cooled down and then decided to walk back to get the guy's name -- but only got more of the silent treatment. He admits, at this point, saying, "You can step outside the booth into the street, so we can talk."

4:48 PM PT -- A rep for Ajayi tells TMZ Sports the lawsuit is bogus ... adamantly denying Jay ever physically pushed the owner of the home.
They also deny Jay damaged the property in any way ... or hosted any parties.

Ajayi's people also say the group filed a complaint against the home owner with Airbnb.
NFL star Jay Ajayi shoved the owner of a fancy L.A. mansion who charged the Eagles running back $25k in damages for trashing the place ... this according to a new lawsuit obtained by TMZ Sports.

Additionally, the owner claims Ajayi broke a table, scratched some floors and violated the no smoking rule.
In total, Ajayi racked up $25,000 in penalty fees -- but when the owner confronted Jay on Feb. 18, he claims Ajayi "pushed [him] on [his] chest in a menacing and threatening manner."
The owner describes the incident as battery -- and said he had to call local security to remove the NFL star from the property.
We reached out to Ajayi's camp for comment -- so far, no word back.

President Trump You're Late on White House Rent ... 1 Year Costs Ya $240k!
President Trump is SUPER late on his White House rent -- about a couple hundred grand in the hole, in fact -- according to a new lawsuit. Bear with us ... okay?
A dude named William Feegba is trying to take Trump to court over an alleged landlord tenant breach -- suing the Prez for the 1 full year he's been staying at the White House, and demanding he fork over $240k in unpaid rent at 1600 Pennsylvania Ave. at a rate of $25k/month. You read that right ... we couldn't make sense of the math either.
According to the docs, obtained by TMZ, Feegba claims to be a descendant of George Washington, which he seems to think gives him ownership of the WH. Absurd as it sounds, that's his story -- and he's been sticking to it since Jimmy Carter's days ... kinda.
Feegba started filing retroactive suits just last year against every president since 1977 -- and he says everyone from Jimmy to Trump owes him back rent ranging from $12k to $100k. None of the complaints have been successful, btw ... and now it's Donnie's turn.
Only time will tell if he'll collect from 45. No word yet on any potential eviction proceedings.
