Kim Kardashian and Caitlyn Jenner are NOT on speaking terms, and Caitlyn says it's all because of her latest book.

Caitlyn told "Good Morning Britain" she hasn't spoken to Kim in 6 to 9 months. Ditto for her ex, Kris Jenner -- but Caitlyn said the "big loss" has been losing contact with one of her children.

She thanked Kim for being accepting when she first learned about Caitlyn's transition, but says since her book, "The Secrets of My Life" was released earlier this year ... there's been no communication between them.

If they're NOT dating by now ... they should be.

Blake Griffin and Kendall Jenner went out to a fancy romantic dinner AGAIN -- this time, they were joined by fellow NBA star Chandler Parsons and Hailey Baldwin.

Blake and Kendall left Craig's in L.A. together and got into a waiting car. Chandler followed shortly after. Hailey was definitely with the group ... but didn't want to be part of the mass exodus.

Chandler and Hailey have been spotted together in the past (sunbathing together in June) but insist they're not exclusively dating.

Blake and Kendall have been spending a lot of time together, too. But no official confirmation there either.

Kendall Jenner will not be one of the angels walking the catwalk for the "2017 Victoria's Secret Fashion Show," but it was her choice ... made easier by a boatload of cash.

Our Kardashian family sources tell us Kendall didn't even audition for the gig because she has a major deal to be the face -- and other body parts -- of La Perla. We're told her multi-million dollar deal with the upscale lingerie line includes a non-compete clause ... so, walking for VS would've been a major no-no, anyway.

Fans were surprised when the list of models for this year's VS show didn't include Kendall -- especially because she did it last year, and her pal, Gigi Hadid, is doing it. What can we say? The chick got a wayyy better deal.

If you're disappointed ... there's always 2016.

Scott Disick's stunning Hidden Hills home is up for rent, if you got $60k a month to spare, but not just anyone is eligible for a walk-thru.

We're told Scott's aware Kardashian fans might want a peek inside the crib so anyone wanting to see the place will go through a strict vetting process.

We're told Scott's hoping to score a long-term lease with the option to buy ... and the home's not cheap.

Scott bought the 7 bed, 6 1/2 bath house for $6 million in 2015 and made a bunch of upgrades before putting it back on the market 6 months later for $8.8 million. It didn't move so the price was dropped to $7.8 million. Tomer Fridman of Compass has the listing.

The Kardashians have stepped up to the plate in a huge way to help the victims of Hurricane Harvey.

Sources with direct knowledge of the situation tell us Kim, Kris, Khloe, Kendall, Kylie and Kourtney gave $500,000 to The Red Cross and The Salvation Army Tuesday. We're told the money will be wired and will be split evenly.

The Kardashians were touched by the courage and bravery of those in Houston battling the storm and those helping with relief efforts.

The donation is one of a number made by celebs since Kevin Hart started a movement Monday challenging other Hollywood heavyweights to pitch in.

Kylie Jenner's declaring to hell with your imagination ... she's ready to give you the goods. Sorta.

The Kardashian sisters' 3 year-long war over their makeup line is finally over -- and the ladies are coming out on top ... partly, anyway.

Kim, Khloe and Kourtney were sued back in 2014 by the European branch of Kroma Makeup because the K sisters initially launched their company as Khroma Beauty. Kroma wasn't amused by the name game, and scored an injunction to shut down the Kardashians.

Kim & co. and their partners, Boldface, went ahead and relaunched as Kardashian Beauty -- but also settled, for an undisclosed amount of dough, with Kroma's founder, Lee Tillett.

According to docs, obtained by TMZ, Tillett never cut the European arm of the company in on the settlement cash ... so it sued to get a slice of the pie. No dice though. A judge threw out the lawsuit, saying Euro Kroma didn't have a dog in the fight ... only Tillett did, and he already settled.

Bottom line ... Kardashians won't shell out anymore cash. Except to lawyers.

Rob Kardashian and Blac Chyna tried resolving their custody war Friday in a lawyer's office building, but there were clearly hard feelings at the end of the day because Chyna tried hightailing it out in Rob's whip ... so claim 2 eyewitnesses.

Here's what happened. Chyna and her team of 5 lawyers, including Lisa Bloom, showed up at the Century City law offices of Laura Wasser, who reps Rob. They spent hours inside but, according to Bloom, nothing has been resolved.

We're told Rob had someone call ahead to have his car pulled up to the valet stand, but he wanted to wait until Chyna left. According to witnesses, a visibly agitated Chyna came along, saw the Range Rover, got inside and prepared to hightail it away from the building.

We're told one of her lawyers told her, "That's not a good idea," and with the help of a valet, they got Chyna out of Rob's whip.

Bloom tells TMZ Chyna did not try to drive away in the Range Rover and did not get inside. Bloom did say, however, that Chyna was "agitated" when she saw the Ranger Rover because she had given it to Rob as a gift. Rob gave Chyna a Ferrari and a Lambo, both of which she returned to him when they broke up, but Rob kept the Rover.

Bloom said Chyna had some "choice words" when she saw the Range Rover, but that was it.

Kylie Jenner's downsizing her empire ... selling a second home in less than a month.

Kylie flipped a Hidden Hills home she bought just a year ago ... selling it for around the asking price of $5.4 million. Not a bad profit, considering she plunked down $4.5 mil to buy it.

The 4 bed, 4 bath, 5,154 sq. ft. pad is one of 3 homes Kylie owned in the Hidden Hills 'hood ... it's right next door to her $6 mil palace and down the street from her $12 mil mansion. She's still got those ... but she sold her Calabasas starter home in July.

Kylie's go-to realtor, Tomer Fridman of Compass, helped her seal the deal.

Sofia Richie appears to be playing in dangerous territory ... because Kourtney Kardashian's already peed in that sandbox.

Sofia was spotted with Younes Bendjima Thursday at Liquid Juice Bar on Melrose, and they were being undeniably flirty ... but we're told they're just friends, and have been for a while.

We saw the 23-year-old French model strolling the streets of Saint-Tropez, holding hands with Kourtney in July. Before that, they were rubbin' each other on a yacht.

Exclusivity ... definitely overrated.

Kris Jenner took in a comedy after dinner -- a question about her youngest daughter getting married.

Kris was leaving Nobu Los Angeles Thursday night with bf Corey Gamble when a pap asked if Kylie's boyfriend, Travis Scott, has her blessing to join the family ... and she thought it was hilarious.

Hard to say how the couple should feel about Kris' reaction. On one hand, Kylie's only 20 so her mom may just think it's ridiculous to think about her tying the knot.

On the other hand ... ouch.

Travis should probably stick to giving Kylie butterflies for a while ... and hold off on a ring.

If Khloe Kardashian and Blac Chyna are in the same strip club at the same time, but nobody sees them together on the inside ... is it still awkward?

We got Khloe and her man, Tristan Thompson, entering Ace of Diamonds in WeHo Monday night ... and her brother's ex/baby mama, Blac Chyna, wasn't far behind. It seems everyone was just there for a good time too -- Chyna wasn't working.

As we reported, Rob Kardashian and Blac are in the process of settling child custody for their daughter, Dream ... but we doubt that topic came up in convo if Khloe and Chyna chatted inside.

Then again ... ya never know.

Kylie Jenner's smokin' hot body is now 20 years in the making -- and she decided to show off the goods a day before the big 2-0 ... to all of our delight.

Kylie posted these shots of herself Wednesday -- the day before her 20th birthday -- proving she's all woman as she exits her teens. With curves like these ... her 20s are looking good.

Later in the day she celebrated her bday with her mom, most of her sisters (sans Kourtney), her friends and, of course, her man, Travis Scott.

They held a private shindig at the Hills Penthouse in West Hollywood ... where there was a chocolate fountain, a curvy ice sculpture (in honor of Kylie, obviously) and a cake with her face on it.

Kylie had every reason to celebrate and then some. As we reported, her mom says her lip line, Kylie Cosmetics, is now a $400 million company ... and on track to be a billion dollar company by 2022.

Kris Jenner was beaming with joy on the eve of her youngest daughter's 20th birthday ... as Kylie's billionaire prospects loom large.

Kris was leaving Craig's Wednesday night in WeHo and stopped to chat with fans and photogs and was unusually chatty ... which makes sense given the news Kylie scored $420 mil off her cosmetics line in just the last 18 months.

She's also proud of Kylie's new show, "Life of Kylie," although she stopped short of saying it'll beat 'KUWTK.'

Kendall Jenner is selling her house of horrors ... TMZ has learned.

Our sources say Kendall has a buyer on the line for the home that was burglarized earlier this year. It's also the house where a crazed fan followed her up her driveway.

So, after arrests, restraining orders and grief, we've learned Kendall's WeHo home is now in escrow. We don't know what the buyer is paying, but we're guessing if Kendall got anywhere near the $6.5 mil she paid, she's more than happy to make a quick exit.

TMZ first reported, the fam -- especially mama Kris -- was adamantly against Kendall buying the house in the first place, because it wasn't in a gated community and it was perilously close to the Sunset Strip.

Kylie Jenner's well on her way to turning her cosmetics line into a billion-dollar brand ... according to her mom/biz manager, Kris Jenner.

Since officially launching her famous Kylie Cosmetics lip kit line in 2016, inquiring minds wanted to know how well the brand was doing. Well, hold your horses because Mama Bear told Women's Wear Daily the brand, in just 18 months, has done $420 million in retail sales.

Kris -- in an interview with the website last week in her Hidden Hills crib -- provided the figure and reportedly provided the site with documentation. The site reports Kylie's line projects $386 million in sales in 2017 ... putting it on track to become a billion dollar company by 2022.
