Justin Bieber has been looking at estates in an area not far from where he lives now ... but it's clear he wants to trade neighbors for horses.

Real estate sources tell TMZ ... Justin has been looking at homes in an area called Hidden Valley -- 20 miles from where he currently lives in Calabasas.

We're told Justin has his eye on a particular area of Hidden Valley -- White Stallion Estates. There are only 10 homes and each has around 20 acres. There are lots of horse ranches in the area, but Justin's not specifically looking for horse property.

Justin is also interested in Portrero RD in Hidden Valley ... most of the homes are 20 acres and up.

Justin wants between 10 and 20 acres, so both areas fit the bill.

Our sources say Justin wants out of Calabasas immediately -- as soon as he finds a place, but now we're told he's been quietly looking to move for 3 months.

We know Justin's people have spoken to his realtor and made it clear -- get him out of a gated community where there are rules and regulations and nosy neighbors.

We're told Justin was particularly interested in one home on Potrero, but he waited and the house just sold for $9.5 million.

As we first reported, Justin wants space not only to rid himself of neighbors ... he wants room to roam on ATVs. He also wants a skate park.

Kevin Jonas -- in an effort to find new ways to make a buck -- has a baronial way of making a quick killing ... renting out his sprawling New Jersey manor and throwing in Super Bowl tickets.

Kevin's crib is 36 minutes from the stadium so ... for the convenience and the amenities he wants $20K a night. He's throwing in 4 tickets to the big game.

Of course ... WHERE you sit in MetLife Stadium is critical. Kevin says the seats are good ... but he's not specific.

Jonas won't be spending the weekend at a shelter. He and his wife have a new house close by.

Justin Bieber's party pals are trying to hide evidence of their sizzurp abuse ... and TMZ has the photo evidence right in Bieber's backyard.

As we first reported ... the skate ramp at Justin's place was tagged with a styrofoam cup and the words "double cup" -- a clear reference to Bieber's use of sizzurp, aka lean ... a mixture of codeine cough syrup and Sprite.

But now the double cup painting is GONE ... almost.

The pic of the skate ramp (above) was taken yesterday -- and "double cup" is nearly covered completely by a skateboard someone placed on the ramp.

Compare it to the pic taken last month (below) ... where the words are bold and obvious.

Nice try guys.

"Real Housewives of New York" star Ramona Singer has filed for divorce ... and judging from her legal docs she's out for blood in the wake of rumors her hubby cheated on her.

According to legal docs -- obtained by TMZ -- Ramona wants ALL of their houses -- an apartment in NYC and a house in the ritzy Hamptons.

Earlier this week Ramona called 911 for a domestic dispute after she claimed to have found Mario -- her husband of more than 2 decades -- in the house with another woman.

Ramona says the marriage is irretrievably broken ... and says it's been that way for at least 6 months.

The couple has one daughter ... who is 18.

Packers superstar Clay Matthews just got the Jermichael Finley stamp of approval ... 'cause the tight end tells us Clay's decision to buy real estate in Bieber's neighborhood is a "GREAT MOVE."

We broke the story ... Clay recently purchased a plot of land in The Oaks in Calabasas -- a private community where Justin Bieber has been raising hell for the past few years.

But Clay's Green Bay teammate tells TMZ Sports he's PUMPED for Matthews -- "If he's trying to party, it's a great move!"

Justin Bieber's trail of destruction continues -- TMZ has learned, the singer just took a $5,000 hit ... after hotboxing the Miami mansion he rented and riddling the joint with marijuana smoke.

Sources close to the cleaners tell us ... Bieber rented the 5-bedroom home for 7 days through a website called CarefreeLifestyle.com ... and smoked so much weed in the house with his friends, the place stunk to holy hell.

We're told Bieber paid $4,200 a night for the place from January 18 to January 25. He also plunked down a $20,000 security deposit.

We're told Bieber only got around $15,000 back ... because the cleaners estimate it will cost around $5k to make the house livable again.

Keyshawn Johnson says Justin Bieber acted like a weasel after allegedly roaring through his Calabasas neighborhood and then scampering into the house ... but Keyshawn took matters into his own hands ... prying Justin's garage door open and then slamming a bodyguard against a wall.

Keyshawn recounted the story recently to a packed classroom at USC -- Keyshawn's alma mater.

TMZ broke the story ... Keyshawn chased Bieber's Ferrari down last May ... IN HIS PRIUS ... to lecture him about the dangers of speeding in a residential area.

But Keyshawn's version of the story is WAY more insane -- you have to hear it for yourself.

Justin Bieber has had it with suburban living ... and has told his realtor to find him a sprawling estate with neighbors nowhere in sight ... TMZ has learned.

As we reported ... Justin has decided to sell his Calabasas home. We're told the last straw was the police raid last week. Justin told his people he felt "trapped and violated."

Sources familiar with the impending move tell us ... Justin is on the hunt for a home sitting on a massive piece of land. He says he wants to build a skate park and have enough room to have ATVs.

We're told Justin would like to stay in L.A. but is open to moving outside the city ... possibly the Santa Barbara area where there are lots of spacious estates.

Justin is determined NOT to have neighbors constantly scrutinizing him. As you know, he's been at war with several of his neighbors, one of whom has accused him of spitting on him and threatening to kill him. The same neighbor's home was egged and Justin is a suspect in the felony vandalism case.

Green Bay Packers linebacker Clay Matthews is thiiiiis close to having Justin Bieber as a neighbor ... 'cause he bought land in Bieb's Calabasas community -- but the singer could be OUT by the time Clay's home gets built.

TMZ Sports has learned ... Matthews recently dropped $2.6 million on a plot of undeveloped land in The Oaks ... a gated community littered with huge stars like Bieber, Travis Barker, Keyshawn Johnson, Nikki Sixx and (coming soon) Kourtney Kardashian.

Matthews -- who signed a $66 million contract extension last year -- is planning to build his dream home on the property ... but we're told construction has not started yet.

And with Justin Bieber telling people he's planning to leave The Oaks, it's very possible Calabasas could be Bieber-free by the time Clay is ready to move in.

And get this ... Clay scored a huge deal on the property -- it was originally on the market for $4.4 mil. We're not sure if the drastic price cut is due to the fact it's located near Bieber's home, but it's very possible Bieb was a factor.

Keyshawn Johnson swears his decision to unload his Calabasas mansion has NOTHING to do with his ex-neighbor-from-hell -- Justin Bieber ... and says there's zero beef between him and the egg-happy pop-star.

The ex-NFL legend went on Jon Marks and Sean Brace's radio show today ... and said he made the decision to leave way before JB turned into Dennis the Menace.

In fact, Keyshawn says he's now rooting for Bieber ... and hopes the guy gets his life back on track.

Either way, things are looking up for Calabasas ... Bieber is now strongly considering leaving the community as well.

We're told the egging incident and the Sheriff's raid on Bieber's home were the final straw. He's now openly talking about listing the house and getting out of the neighborhood.

The timing is interesting ... Keyshawn Johnson just sold his nearby estate to Kourtney Kardashian ... although we're told he says it has nothing to do with Bieber. As you know ... Keyshawn has had multiple run-ins with Bieber and his bodyguards at The Oaks.

Also interesting ... Justin is in a bitter feud with his neighbor whose home got egged. It's the same neighbor Justin allegedly spit on and threatened to kill.

We don't know where Justin is thinking of moving, but it seems pretty clear ... no more suburban living.

Real estate sources tell TMZ, Toni -- whose reality show "Braxton Family Values" is already on its third season -- just purchased a mansion for close to $3 million in Calabasas' exclusive gated community The Oaks ... just a few houses down from Justin.

The house is 4 bedrooms, 5 bathrooms, and measures 5,323 sq. ft.

Technically, it's the smallest house in the neighborhood ... but still, not too bad for someone who was dead ass broke less than a year ago.

Toni's real estate purchase has to sting for her old creditors -- as we reported, when Braxton filed for bankruptcy in 2010 (for the second time) she claimed debts as high as $50,000,000 ... and only ended up repaying a tiny fraction of that before the debts were cleared entirely.

Lil Za and Justin Bieber are still roomies --- TMZ has learned Za is NOT moving out ... and is NOT being forced out of Bieber's Calabasas home ... despite his arrest for drug possession.

There was speculation Bieber ordered Za to pack his bags and move out ... after Za was spotted at a hotel near JB's house immediately after the arrest.

But sources close to Za tell us he was only visiting his mom, who flew in from Texas following his drug bust -- and chose to crash at a hotel instead of Beiber's pad.

Za's girlfriend -- Atifa Barwany -- also came out from Texas. She's the chick who's been tooling around Bieber's house on Segways with Za.

Justin Bieber is a lucky duck ... the L.A. County Sheriff's Department found no evidence he egged his neighbors house when deputies searched Justin's mansion ... sources connected to Bieber tell TMZ.

TMZ broke the story ... Sheriff's deputies were looking for surveillance video that might have incriminated Bieber. They were also looking to see if Justin bragged about the egging in text messages immediately after the incident.

Sources familiar with the surveillance video tell us you do NOT see Bieber egging the house. Furthermore we're told there is no video before or after the incident that shows Bieber at the immediate scene.

We're also told ... Bieber did not "brag text" about the egging incident.

It would appear then ... the case against Bieber will stand or fall based on TMZ's video and the account of two eyewitnesses who ID'd Justin.

As for the video, you cannot see Bieber ... but you definitely hear a voice that sounds exactly like him. As for the two eye witnesses ... they are the neighbor who got egged and his 13-year-old daughter.

Law enforcement sources tell TMZ ... the Sheriffs department will send the case over to the L.A. County District Attorney for review this week.

The D.A. could charge Bieber with felony vandalism or settle for misdemeanor vandalism. Or the D.A. could let Bieber skate all together.

Cash Money Records artists The Stafford Brothers were smacked with the lawsuit this week ... after owners of a dope pad they rented in Studio City sued them for allegedly leaving it in shambles.

The owners claim the group threw lots of parties -- including one for their music video "Hello" featuring Lil Wayne -- violating the lease and wrecking the joint by:

-- "Illegal" service of alcohol

-- Pouring liquid nitrogen in the house

-- Installing a skate ramp

-- Allowing a LIVE KANGAROO to roam the house

The owners want the group to ante up more than $100k -- plus another $25K in punitive damages to teach them a lesson.

Side note: the kangaroo party looks AWESOME!!

Scary moment for Selena Gomez that had nothing to do with Justin Bieber -- instead it was a guy getting busted at her home for allegedly creeping around on her property Saturday morning.

Cops rushed to Selena's crib after a family member inside called 911 and said they spotted a young man lurking on the property ... this according to law enforcement.

It's unclear if Selena was home at the time, but the 19-year old man allegedly told cops he was there to see the singer in person.
