Jennifer Aniston and Justin Theroux said Thursday they decided to separate at the end of last year, but New York sources who live around Justin say Jennifer's been absent from his NYC life since August.

Justin has an apartment in the West Village ... an apartment that has become famous since he and a neighbor have waged all-out war with each other.

Our sources say they saw Justin all the time, but she stopped coming during the summer.

The last photo we found of the 2 of them at the apartment was October 1.

Our sources say they have not prepared divorce papers or even hired lawyers, although it's obvious from their statement -- "We are two best friends who have decided to part ways as a couple" -- that divorce is inevitable.

One source familiar with the couple said the rumbling is that they will do what celebs are increasingly doing -- getting their business managers involved first and reaching a property settlement -- and then, when it's all but a done deal, file legal docs in court. It avoids turning divorce into a soap opera.

Zedd's proving to the world once again -- big time DJs make big time bucks ... and they know how to spend it.

The Russian-German DJ just paid a fortune to land a 9,341 sq. ft. palace in Benedict Canyon ... which is just outside of Bev Hills. Joe Jonas has his security system to thank for warding off a potential thief and keeping his name off the list of celebs who've had their homes burglarized ... TMZ has learned.

Law enforcement sources tell us ... the DNCE lead singer's home surveillance captured footage of a person outside his San Fernando Valley home around 9 PM Thursday. We're told the prowler was seen messing with the security cams before triggering the alarm ... then taking off.

A member of Joe's crew got a notification of the alarm right afterward and went to the house to check it out. We're told nothing was stolen or damaged so a trespass report was filed, and cops are investigating.

For now, though ... it looks like Joe's security saved him from being the next victim of the Valley's crime wave of celeb burglaries.

Someone's messing with Jaleel White's prized possessions -- 2 top dollar electric bikes were burglarized from his home ... and you better believe Urkel's pissed.

Law enforcement sources tell TMZ ... Jaleel discovered one of his garage doors was left unlocked Thursday afternoon, and a thief had made off with his Stromer electric mountain bikes.

Jaleel tells us one of his alert neighbors -- who was aware of the burglary -- saw a guy riding around on the bike not too far from Jaleel's home. The neighbor snapped this pic, and Jaleel tells us he's given it to cops. We're told they're now investigating.

The moron Logan Paul placed under citizens arrest for breaking into his house is already doing his time, after striking a plea deal ... TMZ has learned.

The L.A. City Attorney's Office tells TMZ ... the 20-year-old man appeared in court Thursday to enter a no contest plea for aggravated trespass. He got a 30 day jail sentence, 24 months probation and must stay away from Logan's entire block.

TMZ broke the story, the YouTube star took matters into his own hands Tuesday night, arresting the guy for breaking into his San Fernando Valley home. He found the perp sitting in the living room ... charging his phone.

TMZ Sports obtained the 911 call Rob Gronkowski PERSONALLY made to police when he realized his Boston area house was burglarized while he was at the Super Bowl.

During the call, placed Monday evening when Gronk came back from Minnesota, the Patriots tight end said:

"This isn't an emergency ... this is just uh, Rob Gronkowski calling. And while I was gone, my whole house got robbed while on the Super Bowl trip and I just got back."

According to the police report, the crook or crooks broke into the house through a window and raided several rooms.

Fortunately, Rob's bedroom door was locked and the burglar(s) didn't get inside. However, Rob has two roommates -- and both of their rooms were raided.

According to the police report, the burglary occurred on Sunday evening at 8:50 PM ET -- right when Gronk was playing in the Super Bowl.

Cops have not said what items were stolen -- but have assured the public they are on the hunt for the perps.

Rob Gronkowski's New England mansion sits behind a gate -- surrounded by spiked fencing -- with a security system ... but it wasn't enough to deter burglars.

Movers were seen taking stuff out of Kodak's Pembroke Pines house this week after his one-year lease expired. Folks in the upscale neighborhood tell us they're relieved after the rapper proved to be a pain in the ass.

We're told the landlord was super pissed after Kodak's son drove a golf cart into some really expensive palm trees and then posted the aftermath on social media. The trouble didn't end there because just a few weeks later, the cops raided the house and found guns and drugs.

Our Kodak sources tell us that the rapper thought he had a great rapport with neighbors. As for the moving trucks ... he signed off on a new home last month, so he was already on his way out.

5 Seconds of Summer drummer Ashton Irwin is on a mission to be the prince of West Hollywood ... he just bought another crib there.

LisaRaye McCoy is convinced her home burglary was an inside job ... and she's taking immediate action to make sure it never happens again.

LisaRaye tells TMZ she thinks the suspect was someone who knew about the renovations going on at her San Fernando Valley crib, and also that she wouldn't be home. She's seen security cam footage of the suspect and says the person knocked on the front door to make sure no one was there ... then immediately bolted around to break in through a side door.

Unfortunately, she can't tell for sure who made off with $160k worth of her stuff, because the perp's face isn't clear in the footage.

In the meantime, LisaRaye says she's upping the armed security at her house, and adding more cameras.

Hank Azaria's trust is suing the board of a luxury co-op where he lives, claiming they've been totally unreasonable in blocking his attempt to renovate his unit.

The voice of multiple 'Simpsons' characters claims in a new lawsuit he set out to fix up his unit in the fancy building on Central Park West. He says a neighbor claimed his renovations caused water damage. Hank says he was convinced he wasn't the culprit but paid to replace the guy's floors anyway.

Azaria says a few months later the same neighbor made a new round of complaints about cracks in the walls and ceilings. Hank was super suspicious because no other neighbor lodged any complaints.

He says the co-op board then imposed a $20,000 electrical fee, which had never been previously discussed, and made a finding that Hank caused the neighbor's damages.

Short story ... Hank says he's the victim of a shakedown.

The Playboy Mansion desperately needs a fix up, and the work just got approved by the folks who will, most likely, designate Hef's old crib a city landmark ... TMZ has learned.

The mansion's new owner, Daren Metropoulos, has been cleared to replace plumbing and to repair dry rot and termite damage. The city of Los Angeles issued permits for the work earlier this week, but Daren had an extra hurdle due to the push to make it an Historic-Cultural Monument.

City officials tell us the Monument application is currently under consideration, which means renovations would normally be on hold. We're told the permits were approved in this case because the mansion's in a bad way, and it was critical for the work to be done ASAP.

As we reported, Playboy sold the mansion to Metropoulos in 2016 for $100 million, and Hugh Hefner was allowed to live in the crib until he died in September 2017.

Kylie Jenner's full-on baby bump pic this week wasn't taken while she was on a casual stroll on a random dirt lot ... she was out with her eyes on another lavish home.

Kylie was at a construction site in Hidden Hills Wednesday, and according to building permits obtained by TMZ ... a mansion is in the offing. The building permit was issued in December, and here's what it calls for:

-- 9,187 sq. ft. first floor

-- 5,304 sq. ft. second floor

-- 2 huge garages (1,200 sq. ft and 1,468 sq. ft)

-- 1,836 sq. ft. of covered porches

-- A cabana for the pool

There's also an older permit for a retaining wall and one for the foundation. All in all, the permits value the job at more than $2.37 million ... but if she moves on it, Kylie's likely to drop way more loot.
