Gene Simmons is still trying to kiss his Beverly Hills mansion goodbye ... and he's putting it back up for sale, but with a higher price tag after some renovations.

Sources with direct knowledge tell TMZ ... the KISS frontman just relisted his two-acre property in Benedict Canyon for a cool $25 million.

Gene previously put the home up for sale back in October for $22 million, but it never sold and we're told he invested a lot of money in making improvements.

Our sources say the home was almost like a miniature KISS museum, with 4 of the 7 bedrooms decked out with all kinds of band gear ... but as you can see, the rooms no longer look like KISS shrines.

The massive property is 16,000 square feet and it's still got all the bells and whistles you would expect from a rock star's home ... a 60-foot water slide, parking for 35 cars and a professional size tennis court.

'Million Dollar Listing Los Angeles' stars Josh and Matt Altman of Douglas Elliman held the listing hold the listing on the property, but did not want to comment.

President Biden's Dog Major Nipped at Secret Service Agent's Hand

4:28 PM PT -- Major was sent home from the White House after "nipping" at a Secret Service agent's hand. A Secret Service official told NBC News no skin was broken in the incident, which is being described as "an extremely minor injury."

9:36 AM PT -- The Delaware Humane Association -- where Major was adopted from -- tells TMZ ... Champ and Major's recent behavior could stem from a change in environment, which can be unsettling for dogs. They added, "it can take any dog some time to adjust to a new home or new surroundings."

DHA continued, "This is particularly challenging in a home like the White House, with dozens of staff and new people in the environment and around the dogs every day." They added, "this does not mean that Major -- or any shelter dog for that matter -- is an aggressive dog."

6:27 AM PT -- 3/9 -- Major and Champ won't be kept away from the White House for too long. The dogs will reportedly be back. A White House official told NBC News, "With the First Lady traveling for three days, Champ and Major went to Delaware to stay with family friends."

President Biden's dogs just got the old heave-ho from the White House ... sounds like they were too aggressive for 1600 Pennsylvania Ave.

The Bidens' 2 German Shepherds, Major and Champ, were shipped back to the family home in Delaware last week following some un-doglike (or maybe doglike) behavior at the White House, including a biting incident.

Major, the 3-year-old pooch Biden adopted from a Delaware animal shelter in 2019, reportedly got his chompers on a member of White House security.

Major's also said to have been pretty agitated around the residence ... allegedly charging, jumping and barking at staff and security.

Champ, meanwhile, seems to be getting the short end of the stick ... he's been sent back to Wilmington too ... even though he's about 13 years old and has slowed down considerably due to his age.

With the German Shepherds out of the White House, the place is going back to how it was under Donald Trump ... a no-pet zone.

Unclear if Major and Champ are banished to Delaware for good, or if they're just in timeout.

MLB Star Kenta Maeda L.A. Home Nearly Broken Into ... Suspects Thwarted By Alarm System

Three people attempted to break into Kenta Maeda's L.A.-area home Sunday night, but fortunately for the star MLB pitcher, his alarm system thwarted the suspects before they could get in.

Law enforcement sources tell TMZ Sports ... at around 7:19 PM, three people smashed in windows at Maeda's Santa Monica residence, trying to gain entry to the place.

But, we're told the trio was NOT able to get into the home ... after they were scared off by a home security system.

We're told the alarm company notified cops ... and it appears nobody was home at the time of the attempted break-in.

Cops tell us they've since launched an investigation into the incident.

Maeda is coming off his best season as a pro -- in his 1st year with the Minnesota Twins in 2020, he piled up a 6-1 record and a 2.70 ERA and finished 2nd in the AL Cy Young vote to Shane Bieber.

Maeda began his MLB career with the L.A. Dodgers ... winning 47 games in four seasons before the team traded him to Minnesota in 2020.

32-year-old Maeda is still in the middle of an 8-year, $25 million contract.

Kim Kardashian and Kanye West are giving their children some much-needed stability during their divorce ... Kim may be keeping their 4 kids in the only home they've ever known.

Sources close to the former couple tell TMZ ...  Kim has been staying with their kids in the family home in Hidden Hills ... and that may be permanent as well.

It's an interesting decision for several reasons. Kanye designed the home ... it's pretty spectacular though very austere -- almost museum-like. You might think Kanye would want to keep the home since it's a multi-year passion project of his, but the fact is Kanye doesn't have any real ties to that area. On the other hand, most of Kim's family live within a block of her in the same community, and family is important to the kids in the middle of the divorce.

We're also told Kim really likes the house, so it's not like she wants to pick up stakes and move.

It's unclear where Kanye will take up his permanent residence, but it's no secret Wyoming has pretty much become his home over the last few years ... it's where he's got a massive ranch, and where he moved his Yeezy brand.

TMZ broke the story ... Kim filed to divorce Kanye last month after nearly 7 years of marriage, and we're told the split is amicable.

As we first told you ... Kim's asking for joint legal and physical custody of the kids, and Ye is fine with the joint custody arrangement and they're both committed to co-parenting. Joint custody doesn't necessarily mean a 50/50 split -- it can be whatever the parents agree to, and Kim's expected to continue caring for the children the lion's share of the time ... in Hidden Hills.

An LLC linked to the former President has listed this yuuuuuge 10,455-square-foot home for $49 million. The beachfront, half-acre property comes with the coveted Ocean Blvd address, 8 bedrooms, 8.5 bathrooms and, of course, sweeping ocean views.

It's right across the street from Mar-a-Lago -- IF rubbing elbows with 45 is your thing -- and the buyer gets membership to the club. However, signs in the sky are not included.

Guy Clark, a real estate agent with Douglas Elliman, told Bloomberg, "Because of its proximity and its lack of privacy, it would probably be a difficult thing to sell to someone who's not a Trump supporter."

Ellen DeGeneres buy-eth, and Ellen DeGeneres sell-eth ... the daytime talk show host's latest purchase is back on the market ... a home she bought from none other than Adam Levine.

The estate Ellen's trying to sell this time is one she bought from the Maroon 5 frontman back in 2019 -- which sits in a secluded, gated sanctuary in Bev Hills. It's a 2-story monster of a property ... covering about 10,000 square feet and fully loaded.

It's got a resort-style pool, an outdoor kitchen and pizza oven, a fire pit, a sunken tennis court, a built-in bar in the dining room, an indoor gym, a spa and a completely separate guest house.

You'll recall ... EDG and Portia De Rossi snapped up the crib from her good pal, AL, for a cool $45 million ... and is now listing it for a whopping $53.5 mil. If she gets her asking price, that's almost a $10 million profit in just two years!

Kim Kardashian Alleged Trespasser Crashes Into Gate Told Cops He Wanted To See Her

Kim Kardashian's got more headaches to deal with ... cops say a man crashed through the gate to her Hidden Hills community and said he was trying to pay her a visit.

Law enforcement sources tell TMZ ... the incident happened around 6:30 PM Wednesday, when a 24-year-old man breached the main entrance gate in an effort to track down Kim at her Hidden Hills home.

We're told security managed to stop the guy before he could get anywhere near Kim's place, and the Sheriff was called.

Our sources say the man told law enforcement he was going to see Kim, and at one point even claimed she was his wife. We're told the Sheriff cited the guy for trespassing and he was released.

It sounds like Kim's still safe in Hidden Hills ... but the gate needs a little help.

Sources with direct knowledge tell TMZ ... the Biebers closed Thursday on the sale of their 6,132-square-foot, 5-bed, 7-bath mansion and pocketed $7,955,000.

Thing is, JB bought the place in March 2019 for $8.5 mil ... so it's a pretty substantial hit.

As you may recall ... just months after buying the property -- which includes a wine cellar, home theater and bar inside and a pool, cabana, and fire pit outside -- he put it on the market via Instagram, saying "I'll sell it with all the furniture. MAKE AN OFFER."

Seems someone finally did, and we're told "Million Dollar Listing Los Angeles" stars Josh and Matt Altman and Ariana Grande's real estate agent/fiancé Dalton Gomez of the Aaron Kirman Group team at Compass worked with the Biebers to seal the deal. The Altmans and Gomez had no comment.

Billie Eilish Claims Man Sending Death Threats ... Staking Out Her House for Months

5:12 PM PT -- According to legal docs, obtained by TMZ, the order was granted.

Billie Eilish is seeking court-ordered protection from a man she claims is harassing her and is potentially dangerous.

The singer filed docs seeking a restraining order against a man named John Hearle, who she claims has been harassing and threatening her from outside her Los Angeles home.

Billie says the guy has been camped out at a school across the street from her crib since the summer, and he's been bombarding her with threatening and disturbing letters.

According to the docs, Billie says she got a note from Hearle saying ... "You can't get what you want, unless what you want is to die for me ... You will know that soon the water will rise, and you might very well die ... You will die."

Billie claims Hearle watches her enter and exit her home, and she says he always says something to her or makes gestures -- including a throat-slitting move -- whenever he sees her.

In the docs, Billie says this is making her anxious every time she comes home and she fears for her safety and her family's too.

Law enforcement sources tell TMZ ... the LAPD is investigating, but hasn't made an arrest yet. Billie wants a judge to force Hearle to stay at least 200 yards away from her and her parents at all times.

'Silence of the Lambs' It Puts the Bed Sheets on for Guests!!! Bill's Pad Becomes a B&B

Buffalo Bill was a terrible host for his basement well "guests" in "The Silence of the Lambs" -- so here's hoping the new owners of the home from the movie do a whole lot better.

That's right ... the creepy house where the fictional serial killer lived -- and tortured folks -- is now being converted into a bed and breakfast in Perryopolis, PA. It was recently sold after hitting the market back in October for around $300k.

The new owner -- theatrical art director Chris Rowan of NY -- says he's planning to give the property a makeover of sorts, but in a creepy way that's faithful to the movie.

What that means exactly ... installing decor that fans might recognize from the film, including a replica of a well -- JUST LIKE THE MOVIE! Don't worry, it's just for photo ops ... so no, you freaks can't pay extra to stay in there.

He says the film has become a staple of pop culture -- and that he and his fam are sure people will flock there to sleep in BB's new B&B.

As for specs ... the 4-bedroom house -- which is more than 100 years old -- is around 2,400 square feet and sits on nearly 2 acres of land. There's railroad tracks (complete with an old-timey caboose) just a stone's throw away, and you can also access the Youghiogheny River from the backyard. The one major renovation that's coming ... an in-ground pool.

One last thing that's worth mentioning -- the previous owner was reportedly a former FBI agent at one point, just like Jodie Foster's Clarice. Oh, how delicioussssss (creepy Hannibal Lecter voice).
