Ariana Madix has a well-defined line in the sand, which Tom Schwartz crossed by supporting Tom Sandoval on TV -- and she let him know it with a very NSFW insult!

Here's the deal ... season 11 of "Vanderpump Rules" finally premiered last night after months of waiting, and the drama picked up right where it left off, focused on the "Scandoval."

Dismiss any thoughts of Ariana letting it go ... she still seems pissed about Sandoval cheating on her with Rachel Leviss -- because she told Scheana Shay she's now got Schwartz blocked on everything, and told him straight up, during the season 10 finale, they wouldn't have a relationship.

Well, as you might know, Schwartz went on 'Watch What Happens Live' a few weeks after the finale filming, and showed some love for the other Tom -- telling fans to give him a "hug" if they see him.

AM admits that pissed her off, and she texted Schwartz one last time before blocking him -- and, though, she claimed that final text wasn't "that bad" ... he has a different memory of it.

In fact, he has receipts -- in Tuesday night's premiere, Schwartz read the text on-air ... "It says, 'F*** you, I am blocking your number. Go choke on Sandoval’s dirty ass d*** some more.’"

Yeah. Not that bad. 😂

Schwartz has sorta straddled the line throughout the scandal -- apologizing to Ariana and condemning Sandoval's actions while still showing love for his close friend and business partner.

It's led to some current and former costars blasting him for not taking a harder stance, and for knowing about the affair and keeping quiet.

Sources with direct knowledge tell TMZ ... Rachel will, in fact, be tuning in to watch the season 11 premiere Tuesday night -- not just that, but we're told she'll actually keep up with the show as it rolls along in the coming months without her.

We're told Rachel intends to use her iHeartRadio podcast, "Rachel Goes Rogue," as a platform to respond to how she is mentioned and portrayed on 'VPR' ... depending on what is said, and if she feels she needs to set the record straight.

Rachel's not alone here, BTW ... 'VPR' fans are very much interested in how Tom Sandoval, Ariana Madix and the rest of the cast deal with her abrupt exit following the Scandoval, which went down at the end of last season.

Remember ... Rachel and Tom got dragged across the coals at the reunion. As part of the affair fallout, Rachel went off to a mental health facility in Arizona and ultimately decided to leave the Bravo reality show.

Rachel normally spends most of her time on the podcast talking about her mental health journey and the impact the show, its cast and the Scandoval had on her ... and we're told the reception has been strong and 'RGR' hovers around the top of various podcast rankings.

Of course, with the roll-out of Season 11 -- Rachel's going to have a new 'VPR' angle to talk about ... which will probably only help her, and maybe her bottom line too.

The "Vanderpump Rules" star spilled a little alleged tea about what he says is the real story about this house of theirs that Ariana wants to unload -- the same one they bought together, and where they lived for a long time before their nasty breakup last year.

TS went onto Nick Viall's podcast this week and told his side of the story -- basically, he claims Ariana is being petty ... insisting he's made a cash offer of $3.1 million to keep it for himself.

Tom explains that they purchased this house for significantly cheaper than what he's offering her right now -- so her turning it down, in his mind, is just her continuing to throw a fit about the affair. TS also claims she's hardly there and that she hasn't paid a single bill in months.

TMZ broke the story ... Ariana sued Tom earlier this month in an effort to force a sale of their home, which they bought together back in 2019 for around $2 million.

But now, Tom's firing back, saying ... she's doing the equivalent of flipping a Monopoly board when somebody's losing. That's exactly how he frames it ... likening her to a little girl pouting.

It's interesting ... Tom agrees with Nick here -- who says he can understand where Ariana is coming from, and why she would just want to sell the place without letting him have it.

The reality star was front and center Wednesday night at his establishment in Hollywood, Schwartz & Sandy's, where he was playing bartender for a bunch of people who swung by after the premiere for Season 11 of 'VPR' ... where Tom was also in attendance.

Check out this video we got of him slinging drinks and feeling himself -- he's got that Tom Cruise 'Cocktail' vibe ... which echoes how he presented himself at the Hollywood Palladium.

Tom was flashing smiles and posing confidently -- and more importantly ... folks noticed he was rocking another lightning bolt necklace, which got him in hot water last year.

You'll recall ... this style of necklace was one half of another matching accessory that Rachel Leviss had been wearing before their affair was exposed ... so it serves as a bit of an in-your-face reminder that Tommy boy cheated on Ariana Madix -- a relic of Scandoval.

That's why it's fascinating to see him rock a similar one almost a whole year later so proudly. Even more eye-opening ... the fact that eyewitnesses tell us Tom was asked about the lightning bolt and the fact he was still wearing it ... all he said was "Yup!"

As for the premiere itself ... it was a buzzy event that featured the whole cast, who certainly seemed to be giddy to get together and show off what they'd been filming in recent months.

In fact, Scheana Shay busted a move to her song, "Good as Gold," and we got a clip too. And in terms of the actual episode -- which will air at a later date -- best believe Sandoval is still top of mind for everyone ... although, he himself doesn't show 'til the very end.

New legal fallout from 'Scandoval' -- Ariana Madix is suing Tom Sandoval over the Los Angeles house they co-own, and still live in together.

The "Vanderpump Rules" star filed suit against her ex-bf in L.A. Superior Court ... and the docs make it clear they are at loggerheads over how to split up the house.

According to the docs, obtained by TMZ, Ariana says she wants a "partition by sale" ... which means she wants a judge to order them to sell the house, and divide the proceeds.

What she doesn't want is a "division in kind." That would allow each of them to retain their ownership interest in the property ... and one of them could, theoretically, sell to a third party.

Translation: She just wants to sell the place, and have them both move on with their lives.

Back in better times, Tom and Ariana bought the San Fernando Valley home in 2019 for about $2 million.

Despite their relationship blowing up very publicly last year when she found out Tom was having an affair with Rachel Leviss ... they've both continued to live in the home together.

That's about to end ... if Ariana gets her way.

TOM SANDOVAL GETS SWEET REVENGE ON BAKERY ... For 'Scandoval' Cakes!!

Tom Sandoval is getting some sweet revenge on a recently shut down L.A. bakery ... for selling "Sandoval's A Liar" and "Team Ariana" cakes following his Scandoval controversy last year.

News that L.A.'s Sweet Lady Jane bakery was closing down came as a real treat for Tom ... after his "Vanderpump Rules" costar Billie Lee tagged him in the comments of their sad IG announcement, writing "karma!?" with a laughing emoji.

Tom went all in ... commenting everything he'd tried from the bakery had been super dry ... suggesting that others had finally caught on ... leading to their dwindling sales and subsequent closure.

He added their attempts to make money selling cakes negatively using his name hurt his feelings and pushed him over the edge ... and for that, good riddance.

Tom appeared to be in the minority, though, as the bakery was clearly a Hollywood staple ... with Blake Lively commenting she was heartbroken and Chrissy Teigen and Sophia Bush also making their devastation known.

Even though the cake shop hurt his ego, it was probably the least of his concerns ... as he found himself in the biggest celebrity controversy of 2023.

Tom Sandoval's back in his all-too-familiar villain role ... he's under fire from fans and castmates for interacting with a captive tiger, and PETA is schooling him on why it's bad for big cats.

The animal rights organization fired off a letter to the "Vanderpump Rules" star after footage emerged showing him inside an animal enclosure at Tiger World Thailand, where a tiger put its massive front paws on Tom's shoulders.

In the letter, obtained by TMZ, PETA scolds Tom for the photo op ... explaining, "When popular folks like you pose with wild animals, people are moved to support pay-to-play animal experiences, for which big-cat cubs are torn away from their mothers prematurely and denied their freedom as well as anything remotely natural and important to them."

More specifically, PETA's also schooling Tom on tigers ... it says wild tigers avoid humans and are naturally solitary and reclusive, adding, "Any human interaction with big cats poses dangers for both humans and the felines, and captive big cats have attacked and killed their captors and visitors."

While Tom walked away from the visit physically unscathed ... he's taking heat online from fans and his 'VPR' cast members, Lala Kent and James Kennedy.

PUMP Restaurant Lisa Vanderpump's Olive Trees Staying ... New Bar Will Keep Iconic Pieces

Lisa Vanderpump's original PUMP restaurant's moved to green pastures, but an iconic part of its decor remains as new owners move into the space ... and we're told her olive trees aren't going anywhere.

Mario Vollera owns Roosterfish, which is taking over PUMP's old location in West Hollywood, and he tells TMZ ... when he and the other owners checked out the space, they all strongly requested that the big trees in the outdoor patio stay put.

We're told the trees ultimately ended up being a big part of the sale agreement, and Mario wanted them untouched because they bring prosperity and good luck ... not to mention, they're beautiful and add a lot to the space's ambiance.

TMZ broke the story back in May that PUMP was closing its doors ... and the "Vanderpump Rules" crew -- along with tons of locals and fans -- all said goodbye during its closing weekend in July.

PUMP didn't totally disappear, it just moved down the street next to TomTom -- Tom Schwartz and Tom Sandoval's eatery -- but if ya want to check out the olive trees, you'll have to stop by Roosterfish when it welcomes folks in after the new year.
