Sources connected to the deal tell us ... the bigwigs at YouPorn.com approached Sheen's realtor with an offer to buy the place for $4.5 million in cash .... WAY lower than Sheen's listing price, $7.2 mil.

We're told the YouPorn people have told Sheen's people they hope to fulfill Sheen's dream of moving in several porn stars to live at the mansion. The YouPorn peeps told the realtor if Sheen accepts the deal, he can hang out at the porno compound as much as he wants.

So far, we're told Sheen has not made a decision on the offer.

Sheen listed the 7,924 square foot estate in the last few days -- touting the place as a "Celebrity Home" complete with 5 bedrooms and 7 baths. Charlie has listed the pad at $7.2 mil.

Charlie struck a deal with his ex-wife Brooke Mueller in their divorce -- in which he paid her $1 million to take sole ownership of the house.

Here's how the MLS listing reads -- "This custom-built Mediterranean in Mulholland Estates is an entertainer's dream with spacious public rooms, most of which open to a beautifully landscaped yard featuring a professional outdoor kitchen with dining area, pool and spa. Other features include a screening room and top-of-the-line appliances and finishes."

Located in a semi-secure gated community where cars only occasionally get thrown off cliffs.

According to legal documents filed Thursday at L.A. County Superior Court, Bijan owned a $5 million mansion in Beverly Hills, another giant multi-million dollar mansion in Malibu, and two ritzy condos in West Hollywood.

The docs show the vast amount of Bijan's enormous estate will be divided among his three children -- with a small remainder going to his sister and two ex-wives.

It's unclear exactly how much his entire estate is worth -- but based on the will, contained in the legal documents, Bijan believed his fortune was valued somewhere in the mid eight-figure range.

TMZ spoke with the man who owns the loan on Octo's La Habra home -- Amer Haddadin -- who tells us Nadya Suleman missed her May payment and the bank has already hit her with late fees.

Amer tells us he's been in contact with Nadya ... who has made it clear -- she's broke-ass broke all over again.

Of course, it ain't the first time Nadya has been on the verge of homelessness -- last year, Amer let Octo off the hook when she failed to make a $450,000 balloon payment on the home ... and mercifully changed the payment structure so she could stay in the house.

TMZ obtained a lawsuit ... which claims Robitaille and his wife stopped paying the mortgage on their Santa Monica, CA home.

According to the suit, Robitaille took a $975,000 loan out on the house in October 2009, but stopped making the monthly payments in December 2010.

A rep for American Auctions -- the company behind the sell-off -- tells TMZ the auction's scheduled to take place on Sunday, May 22nd ... and you can expect to bid on everything from Alicia's furniture, fitness equipment, pool table, and trampoline ... to her creepy doll collection.

The 5,000 sq ft home includes a saltwater pool, glassed in sunroom, outside fireplace, 5 bedrooms and 5 baths ... but no apparent grotto, helipad or batcave.

TMZ has obtained photos of a new patio deck built off the back of the apartment complex where the gang is RUMORED to be staying -- complete with studio lights -- but we're told the rumors are 100% false. However, the location MAY be used in the show, if producers like the way the set turns out.
