Katy Perry's family and friends just scored HUGE, thanks to her scooping up a quaint little guest house. Kidding ... she bought 'em a freakin' mansion!

Take a look at Katy's SECOND home in Bev Hills -- it's 4 bedrooms and 5 bathrooms spread over 4,400 square feet. It's got French doors opening out to a kick-ass outdoor area for entertaining, and a pool area for 90210 lounging.

The crib is in a gated community which has also been home to Ellen Degeneres, Ashton Kutcher and Mila Kunis, Jennifer Lawrence, Adele ... and also Katy. Yeah, she bought a $19 million, 5 bedroom spread last year in this hood.

Don't worry ... Katy's not downsizing. She's keeping the OG place, deciding to add the second as a place for family and friends to stay when they're in town.

Asking price on the new home is $7.5 million, and we're told she's paying close to that. All the contingencies have cleared, and we're told the deal will close next month.

Looks like happy holidays for Katy's fam!

One high-end real estate developer is going green ... building weed-friendly mansions for athletes, CEOs and celebs looking to harvest their own herb at home and take advantage of the plant's healing powers without ever having to get off the couch!

Ramtin Ray Nosrati of Huntington Estate Properties is building 5 marijuana mansions in Bel-Air and Westside, and each residence contains a cannabis conservatory ... it's basically a stoner's spin on a cigar room, specifically designed for blazing up and growing ganja.

The individual homes -- call them the houses that hemp built -- are being advertised to active and retired athletes who are interested in at-home, anti-inflammatory medicine for daily life ... because THC and CBD can do wonders for all the physical and mental stress that comes with being one of the world's elite ballers.

Check out the gallery ... the special cannabis room inside each home comes with its own dedicated harvester, who will work magic for 2 years cultivating, watering, fertilizing and harvesting crops and/or vegetables using organic hydroponics. In Los Angeles, you can grow up to 6 plants in your home. Sounds dank!

The first 2 pothead paradises are scheduled for completion next summer, but it's gonna take some serious green to live like Bob Marley ... the mansions are gonna be listed between $30-40 million.

Demi Lovato Home is a Tough Sell ...

Demi Lovato wants to unload the home where she almost died, but turns out there are problems selling it and they have nothing to do with her overdose.

Real estate sources tell TMZ, the house has some issues. Demi turned the garage into a combo of a space for security, a glam room and a wardrobe room. There is no covered place to park a car.

On top of that, someone installed a security gate that seems to encroach on public property ... so much so that there's a city streetlight on her side of the gate.

Both issues are obviously correctable, but at a cost.

There was also a major landslide next door and, although it's stabilized, it's still dicey until the City of L.A. corrects the problem.

Demi listed the house 56 days ago for $9,495,000 and then reduced it to $8,995,000.

She paid $8.3 million back in 2016 and we're told sunk she around $800,000 into the home for improvements.

The good news ... she'll unload it for the right price and move on.

We're told Demi is successfully continuing her rehab ... more than 90 days after her OD.

Chrissy Metz Burglarized ... During 'Tonight Show' Trip

The Pearson household has been broken yet again -- only this time it happened in real life at Chrissy Metz's place after she was burglarized while out of town ... TMZ has learned.

Law enforcement sources tell us someone broke into the "This Is Us" star's L.A.-area home Monday night around 8 PM. We're told her assistant came to the house because an alarm had gone off, and realized a person had just been inside.

BTW ... Chrissy was in NYC Monday for an appearance on the 'Tonight Show' with Jimmy Fallon. So, she wasn't home at the time of the break-in.

Our sources say someone smashed through Chrissy's back bedroom window and took a couple of purses -- unclear what the total loss is in dollars. We're told Chrissy's heading back to L.A. Tuesday to complete a report.

It's unknown if Chrissy was specifically targeted or if this was random. As we reported ... police recently nabbed several alleged burglars who hit celeb homes, and even had a list of future celeb homes they planned to take down.

Mac Miller House Where He Died Hits Renter's Market at $10k Mo.

It's time to turn the page on the house where Mac Miller died ... it's now up for rent.

We're told the 3 bedroom, 3 bathroom San Fernando Valley house hit the market earlier this week and can be yours for $9,595 a month.

The 3,156 sq. foot house is modest but still loaded with coveted features -- panoramic city and canyon views, private courtyard and a built-in brick BBQ.

But, there may be an obstacle. As we first reported ... the rapper died in the house back in September from an overdose. And, there's a law in California (Civil Code 1710.2) that requires realtors to disclose to anyone buying or renting a house that someone died there within 3 years of a transaction.

Superstitious renters need not apply.

TMZ's learned BC just threw down $3 million on a pad in the San Fernando Valley. The house is a knockout -- 6 bedrooms, 6.5 bathrooms sitting on nearly half an acre. It gets better ... the 7,054 sq. foot home also features a guest house with 2 bedrooms and 2.5 bathrooms.

Guessing Chyna's big on wine ... the house has a custom-built glass wine cellar. Here's to more wasted appeals!!!

The Weeknd and Bella Hadid are getting VERY serious ... so serious in fact, he's asked her to come live with him in an incredible new NYC condo.

Sources close to the couple tell us the singer signed a lease on a $60,000 per month condo in Tribeca. NY Post was the first outlet to report the move. Shortly after signing on the dotted line, Abel invited longtime girlfriend Bella Hadid to shack up with him, who we're told happily obliged.

As we reported, Weeknd and Bella reconnected months ago after some time off from one another. Now it appears all the possible bad blood is way behind them, and they're strong as ever.

Massive real estate purchases certainly aren't a new thing for Abel ... he plunked down $20 million on a sprawling estate in Hidden Hills just last year.

It's good to be bi-coastal.

Kylie Jenner & Travis Scott Snap Up Bev Hills Mansion for $13.45M

Kylie Jenner and Travis Scott are ready to live in the Hills -- Beverly Hills, that is ... where they just dropped a fortune on a new home.

TMZ has confirmed that the new parents recently purchased a mansion together in the Beverly Hills Post Office neighborhood of L.A. for a whopping $13.45 million. They own the home as joint tenants, so they're co-owners. Presumably, that means they went halfsies on the crib.

This is the first property Kylie and Travis own together and it's a beaut, with a 2,300 square foot master bedroom alone and every other luxury you could imagine, including a multi-car garage, a gym, a massage room and more -- it's right up the Kardashians' alley.

Like we've told you ... Kylie already owns a home by herself in Hidden Hills, for which she dropped $12 million. That was her fourth property, and this would be her fifth. She also just recently listed a pricey pile of dirt for $5.55 mil.

Kylie and Travis were repped by Tomer Fridman and Carl Gambino.

Check out the new pad though ... looks perfect for baby Stormi and the rest of the fam.

Jake Paul Sued You Forged My Name on a Lease ... And Then Trashed the Joint!!!

4:42 PM PT -- A source close to Jake tells us the social media star never forged Goodrich's signature. In fact, we're told his signature is nowhere on the lease at all ... he was only listed as a potential tenant. Our source says the actual tenant is 10 Digit Media, so any claim that Goodrich was used for his good credit is BS.

Jake Paul forged his buddy's signature and used his good credit to lease a rental property the social media star eventually trashed ... according to the friend who's now suing the prankster and a couple of his pals.

According to legal docs obtained by TMZ ... Max Goodrich claims he and Jake considered moving in together at the rental property the YouTube star used for many of his pranks ... but after Max backed out, Jake and 2 of his friends used Max's high credit score, forged his name and put him on the lease.

We broke the story ... Jake and Max are being sued by the homeowners for allegedly leaving the place in ruins following Jake's year-and-a-half tenancy ... but now Max claims his name should never have been on the lease in the first place.

Max is suing Jake for fraud and wants Jake to cover any damages from the homeowner's lawsuit.

Yasiel Puig's Home Heavy Police Presence During World Series

The Boys in Blue were looking out for the Boys in Blue during Game 1 of the World Series -- check out the heavy LAPD presence in front of Yasiel Puig's home on Tuesday!

As we previously reported, cops had reached out to several Dodgers players to help make sure their homes were protected during the series -- unlike last year when Puig's home was burglarized during Game 7.

Cops believe Puig -- and several other high-profile people -- were targeted by a burglary ring that knew when Yasiel (and others) would be out of their homes.

So, this time ... with Puig and the Dodgers in Boston, the LAPD sent a few units to Yasiel's house to make sure the bad guys know they ain't playin' around this time!

Law enforcement tells us ... it's not just Dodgers who are getting the extra protection, they're helping out anyone they feel could be a target.

Nick Jonas might have been looking ahead when he dropped millions on a pad before popping the question to Priyanka Chopra.

Nick's the new owner of the swanky $6.5 million crib in Beverly Hills Post Office -- for all you out-of-towners, it's adjacent to Bev Hills and shares the same zip code -- who popped the question to Priyanka 3 months later.

The house is pretty incredible -- 5 bedrooms, 4.5 bathrooms sit on 4,129 square feet. The pad's an architectural masterpiece ... featuring expansive canyon views, a floating guest wing and an extended wood terrace that wraps around the swimming pool.

Fun fact -- there are lots of homes on L.A. mountainsides where the backyards are cantilevered and seem to be floating. They're super reinforced to withstand earthquakes ... hopefully.

LAPD to Dodgers We Can Help Protect Your Homes ... During World Series!

The LAPD has reached out to several L.A. Dodgers stars -- including Yasiel Puig, Justin Turner and Clayton Kershaw -- to make sure their homes are protected during the World Series ... unlike last year.

Remember, Puig's home was hit by burglars during Game 7 of the 2017 World Series -- and cops have said the suspects specifically targeted the place because they knew he'd be at Dodger Stadium at the time.

L.A. Rams wide receiver Robert Woods was also hit by burglars during a Rams game this year -- cops believe the suspects are the same crew of burglars that hit Puig.

Even though cops made multiple arrests, they still believe some of the suspects are on the loose, and they're concerned about copycats and other crime crews. Bottom line -- they don't want to take any chances this time around.

Law enforcement sources tell us ... LAPD officials have reached out to MLB security, agents for the players, personal assistants and other personnel in the hopes of protecting the homes of Dodgers players and staffers.

We're told cops are working with the players to make sure home security systems are up to snuff and, in some cases, additional security personnel are watching their houses.

And, cops will continue to make extra patrols in the neighborhoods where the players live.

Kendall Jenner Gets New Restraining Order Against Alleged Stalker

11:40 AM PT -- According to Kendall's declaration -- obtained by TMZ -- she was home Tuesday when Ford rang her doorbell at 6:30 AM. Kendall states, "The fact that he has continued to come to my home -- despite all of my efforts to get him to stop -- scares me." Jenner claims Ford has showed up at her home 4 times in the last 3 months.

Kendall says because of Ford's "repeated stalking," she's suffering from emotional distress.

Ford's been ordered by the judge to stay 100 yards away from Kendall and her home.

Kendall Jenner isn't taking any chances on her latest obsessed fan after he made his way onto her property -- 3 times already -- 'cause she just got a restraining order against him.

Kendall filed for and got a temporary restraining order Friday against 37-year-old Canadian citizen John Ford, who was placed on a 5150 psychiatric hold earlier this week.

We broke the story ... Ford was arrested Tuesday after Kendall's security team found him sitting on her front porch after he'd apparently scaled the unsecured mountainside leading up to her home. They called the cops and nabbed him before he could escape.

This is Ford's third incident of trespassing at Kendall's place. He was arrested last month for the same thing, and a criminal protective order was put in place to keep him the hell away from Kendall's gated community. He ignored that and came back twice more this month -- once ending up by her pool and another time ending up on her porch.

Now, Kendall's upped the ante by getting a civil restraining order to keep Ford away from Kendall's gated community.

Ford is being held on $56,000 bail.

Justin Bieber and Hailey Baldwin appear ready to become L.A. homeowners -- but one of the houses they're checking out has some ominous vibes ... 'cause it's the one in which Demi Lovato nearly died.

The newlyweds were seen leaving Demi's old Hollywood Hills home Wednesday in a black SUV, with Hailey behind the wheel and JB riding shotgun.

This is the property where Demi overdosed earlier this year -- which she put on the market last month. You'll recall, she's currently in rehab and we've seen her out and about.

The home is listed right around $10 million with 4 bedrooms, 5 bathrooms and 5,546 square feet. Pricey, but considering JB is plunking down $100k/month on a new rental he just snapped up in the valley, it ain't so bad.

Unclear if the two were aware the pad was Demi's ... but might make for some weird stories in the future.
