Mama June Total Gut Job in Former Home!!! New Pics of the Damage

Mama June was living in such squalor before fleeing her house, it had to be totally gutted by the new owner ... and we've got pics of the shocking conditions.

Neighborhood sources tell us there's been constant demolition at June's house over the last week to clear it out. You can see from the pics ... everything from the kitchen to the bathrooms and bedrooms has been torn apart. Some rooms are stripped down to the drywall and subflooring.

Our sources say a family with 4 children is getting ready to move into the house, and it was so filthy they've decided to rip it up and start all over.

TMZ broke the story ... June and her boyfriend, Geno, recently left the Hampton, GA home and have plans to buy an RV and tour the country.

As a result, her daughter, Alana -- aka Honey Boo Boo -- is now living with her big sister, Pumpkin.

Alana turned 14 on Wednesday, but it doesn't appear June was part of the celebration. June's family issued her an ultimatum last month, choose Geno or Alana. So far, she's sticking with her BF.

As for her old house -- it's gonna need rehab and TLC. Not unlike June, if you ask her fam.

A-Rod Sheds Hollywood Hills Bachelor Pad ... I'm with J Lo Now!!!

Alex Rodriguez has no need for a baller bachelor pad after his engagement to Jennifer Lopez -- but he can always use a few million bucks ... which is why he just sold off his Hollywood Hills crib.

Our real estate sources tell us A-Rod is closing the deal Friday to sell the 3,700 sq. ft. home for $4.4 million -- and the new owner got themselves a very unique home with a serious celebrity pedigree.

Alex bought the house from Meryl Streep back in 2014. It's known as the Honnold & Rex Research House because it was originally part of an architectural research program in the 1950s.

The stylish Hills hideaway -- photographed by Anthony Barcelo -- comes with awesome outdoor living space and some killer city views. We're told Jason Oppenheim from The Oppenheim Group -- and the Netflix series "Selling Sunset" -- repped the buyer and Carl Gambino from Westside Estate Agency repped A-Rod.

We're not saying Alex is on to bigger and better -- but he IS living with J Lo now.

Nicholas Sparks Trying to Evict Ex In-Law ... You've Mooched Long Enough!!!

12:12 PM PT -- 8/31 -- Nicholas Sparks' ex-sister-in-law is firing back at his claim that he has every right to evict her. Christine Sparks' lawyer, Ryan Derdowski, tells TMZ ... Christine was recently victorious in court on getting a judge to agree that she doesn't have to pay rent until their dispute is resolved -- but, more importantly, that Nick supposedly failed to present evidence of a rental agreement between himself and Christine, and hasn't proven he was her landlord at any point in time.

We haven't confirmed that ourselves yet, but Christine's attorney seems confident Nick's claims are bogus, and that they seem to be playing out that way in court.

Nicholas Sparks says the free ride is over for his brother's ex-wife ... he's trying to kick her out of a home he claims he owns, but she isn't leaving without a fight!!!

According to legal docs, obtained by TMZ ... the famed author is trying to evict his ex sister-in-law, Christine Sparks, from a Northern California house where he allegedly let her, his brother and their kids live rent-free for years.

Problem is ... Christine claims Nicholas doesn't own the residence and it's actually hers.

Here's how they got here ... Christine was married to Michael Sparks for years, and at some point during their marriage, Nicholas claims he offered to pay off their mortgage because they were struggling to make their monthly payments.

According to the docs, "The Notebook" author claims way back in 2008, Michael and Christine signed the deed of their house over to Nicholas' company, Dogwood Capital Enterprises, while Nicholas paid the bills on the home.

In the docs, Nicholas claims there was an agreement in place where Michael and Christine would live in the house rent-free for 3 years, and then they would revisit the issue. However, Christine got pregnant toward the end of that window, and Nicholas decided to kick the issue down the road.

The curveball came last October, when Michael and Christine got divorced. As part of their divorce settlement, Christine claims Michael gave her ownership of the home. She says Nicholas' claim of ownership is erroneous, and she claims the eviction is retaliatory and she's being bullied.

But, Nicholas is calling BS, maintaining he got the deed to the home fair and square ... and he's moving forward with the eviction case.

We reached out to all parties ... no word back, so far.

Jenny Craig has a new license to splurge after unloading her enormous beach pad.

The weight-loss guru sold her Del Mar, CA beachfront home for a whopping $22 million. A huge figure ... considering she bought the place back in 1986 for a relatively paltry $3.25 million.

The 5-bedroom, 7-bathroom pad sits on 7,625 square feet and it spans an impressive 80 feet of ocean frontage. The wraparound beach deck is just steps away from the blue Pacific and sweeping views from La Jolla to San Clemente.

The compound also features tons of privacy and an impressive driveway that can accommodate up to 18 cars. If you wanna stay away from the salt ... soak up the sun in the pool and spa. There's also a full-size culinary indoor-outdoor kitchen.

Taylor Swift Obsessed Fan Detained at RI Home ... Wanted to Marry Her

2:50 PM PT -- Law enforcement sources tell TMZ this is not the first time this suspect -- a 30-year-old male -- has trespassed on Taylor's property. He also showed up on August 13, and returned this morning.

Taylor Swift's properties are a magnet for strange men with unrealistic and unnerving expectations ... and the latest one was nabbed early Wednesday morning outside her Rhode Island home.

Law enforcement sources tell TMZ ... a man was busted trying to enter the gate of Swift's mansion in Westerly, RI. We're told he did not have any weapons on him, and cops took him to a hospital for mental evaluation.

Another source tells us the suspect claimed he had talked on the phone with Taylor and he told them he was there to marry her.

We're told he is NOT a repeat offender -- as we've reported, Taylor's had several unwanted visitors show up at her waterfront home. A white pickup truck with odd scrawling, on the inside and out, was towed from in front of the Swift home.

These photos show some of the disturbing hand-drawn images, and it appears the man was sleeping in the backseat.

No charges have been filed, and Taylor was not home during the incident.

Just last month, a 32-year-old man was arrested near this home after acting suspicious and carrying around a backpack with a metal bat, gloves, lock picks and a crowbar inside. He allegedly told cops he was there to "catch up with Taylor Swift."

Of course, she also dealt with a scary stalker situation last year and had another intruder at her Beverly Hills property.

These dudes really need to calm down.

Mama June Leaves Georgia Home, Buying RV ... Living on the Road!!!

Mama June has left the building, and her plan is to start a new life traveling around the U.S. in a home on wheels, with her boyfriend ... for better or worse.

Sources close to June tell TMZ ... she's no longer living in her Hampton, GA home -- it's been totally gutted and the huge dumpster that's been in the front yard for a week is now full of all the debris from inside.

Some of June's neighbors tell us she sold the house, but so far we've not been able to find property records to back that up. Regardless, our sources say June has been telling people for weeks she planned to sell her crib, get an RV and live out of it with her BF, Geno.

We're told the couple wants to leave their troubles behind, and June's already discussed the move with her daughters by phone. There's been no face-to-face talk about it though -- as you know Honey Boo Boo's now living with Pumpkin.

We broke the story ... Mama June's pad has deteriorated into a hot mess the past couple months, and she and Geno held a garage sale weeks ago to seemingly unload most of their property.

So, all the signs were there that the couple was bailing for greener pastures ... or so they hope.

Her family has reason to be concerned. June's been in an apparent downward spiral ever since her March arrest for possession of crack cocaine -- and going on permanent road trip won't alleviate her daughters' concerns. Both June and Geno are still have to stand trial for the crack possession.

Mama June Neighbors Say ... You're Trashy & We've Had It!!!

Mama June's house is a mirror image of her real life -- a shambles ... and neighbors are PISSED.

Sources with direct knowledge tell TMZ ... Mama June's neighbors in Hampton, Georgia are fuming because her house is giving the neighborhood a trashy reputation. TMZ's obtained pics showing the evidence ... a huge dumpster truck on her front lawn is the biggest non-attraction.

We're told neighbors reached out to the Homeowners Association to complain about the massive list of violations. That dumpster truck on her front lawn? We're told it's been there for at least a week. There are several trash cans filled to the brim and trash strewn everywhere.

There's more ... a broken window is boarded up ... making it look like the house is abandoned. There's also an AC unit mounted on a window ... a huge no-no, according to the HOA.

The garage door is still dented from when Mama June's BF, Geno, slammed into it with an SUV. As we first reported ... Mama June had a garage sale earlier this month and her behavior was pretty bizarre, to say the least.

As we told you ... Honey Boo Boo's not moving back to her home until Geno's gone. And maybe until the house is in tip top shape.

Usher, Adam Lambert Victims of Open House Burglaries

4:43 PM PT -- Ackerman's attorneys, Gary Jay Kaufman and Elana Goldstein, tell TMZ, "The District Attorney's press release, by specifically naming Usher and Adam Lambert as alleged victims, only emphasizes what we have believed from day one, that this is a publicity driven prosecution."

They continue, "The People's case is no better today than it was a year ago. Unlike a fine wine, this case does not get better with age. Mr. Ackerman is not just presumed to be innocent, he is in fact innocent."

Adam Lambert, Usher, 'Real Housewives' star Dorit Kemsley and former football star Shaun Phillips are the latest celebs to be hit by burglars ... but this one has a twist.

Beverly Hills realtor Jason Emil Yaselli and an alleged accomplice, Benjamin Ackerman, are accused of various crimes between December 2016 and August 2018, including first-degree residential burglary, identity theft, conspiracy to commit burglary and money laundering ... including an allegation that they took more than $500,000 through fraud and embezzlement.

Here's the twist ... some of the crimes were allegedly committed during open houses in the Beverly Hills, Brentwood, Hollywood Hills and West Hollywood area. Presumably, during the open houses, the defendants allegedly pilfered stuff.

The complaint says the realtor would encourage his accomplice to steal luxury items from 14 homes, sell them and use the proceeds to make payments on the realtor's credit card.

The realtor was arrested Wednesday. The accomplice pled not guilty and his bail was set at $1.2 million. Prosecutors say they will recommend bail of $1.73 mil for the realtor.

If convicted, the 2 men face a max of 31 years in prison.

Barack and Michelle Obama Locking Down Incredible Martha's Vineyard Estate!!!

Barack and Michelle Obama may soon become Kennedy adjacent because we've learned they're in escrow for a remarkable, mega-expensive, Martha's Vineyard estate.

Multiple island sources tell us the Obamas are in escrow for the estate owned by Boston Celtics owner, Wyc Grousbeck. The former Prez and First Lady have been renting the house this summer and loved it so much, we've learned they made an offer. The property is listed at $14,850,000. Our sources say they're paying less, but we don't know how much.

The estate -- incredible. It's 29 beachfront acres. The main residence is just shy of 6,900 square feet. It has 7 bedrooms, so Sasha and Malia have a place to crash, along with several of their friends. It has the obligatory pool, an outdoor fireplace, a chef's kitchen, vaulted ceilings and 2 guest wings. It has incredible views, especially while soaking in the second-floor balcony Jacuzzi.

The beachfront is private ... and comes with a boathouse.

Downside -- only a 2-car garage!!! Sorry kids.

The estate is listed by the realtors who dominate the area -- Tom LeClair and Gerret Conover. They did not return our calls.

The estate is currently in escrow and it's not a done deal just yet. We're told there are contingencies so it's possible it could fall apart, but we're told so far it's a go.

Mountain of Beverly Hills $1 BILLION Property Sells for $100k!!! ... But There's a Catch

There's taking a loss in the real estate market, and then there's this -- the mountaintop property once considered the most expensive in the history of L.A. just sold for 10,000% less than asking price ... WTF?!

Here's the deal ... the Beverly Hills lot -- fittingly dubbed The Mountain -- went for a meager $100,000 at a foreclosure auction Tuesday despite once being listed at $1 BILLION, but it actually cost the buyer a lot more than that.

That's because back in 2004, it was purchased by an investor from the estate of Mark Hughes -- the late Herbalife founder -- but only after he borrowed $45 million from the Hughes estate.

Long story short -- the investor didn't pay much back on the $45 million loan, so it ballooned to $200 MILLION with interest and fees. The Hughes estate foreclosed on the delinquent loan and auctioned off the property this week.

Here's the thing ... only around 20 people showed up at the auction, and no one made a serious bid. So, in the end, the estate bought it back for $100,000, which sounds crazy. But, the thing is ... they also swallowed the $200,000,000 delinquent loan, which none of the other 20 people were willing to do. Still, sounds like a great deal.

The Mountain is a massive 157-acre plot of land in Beverly Hills sitting atop ... well, a mountain. As you can see, the estate looks down on all of L.A. ... all that's missing is a godlike mansion.

Now that it's back in the control of the Hughes estate, it will likely hit the market again with a ginormous asking price ... but maybe not a billion bucks this time around.

Kanye West Cops Called ... Neighbors Pissed Over Weekend Racket

Kanye West's dome-like housing prototypes have drawn the ire of his neighbors for a while, and they just called the cops on him.

Some of Ye's Calabasas neighbors tell TMZ ... there's been a crazy amount of construction work going on at the site. They say construction crews were working for more than 12 hours Saturday -- the city allows construction from 8 AM - 5 PM -- and Sunday as well. The city does not allow Sunday construction.

We're told at least one neighbor called the cops Sunday complaining of noise, and L.A. County Sheriff's deputies responded at 7:30 PM and found a construction crew hard at work on one of the domes.

We're told the deputies told the crew to stop ... and they did.

Kanye's neighbors have been complaining for a while about the prototypes, which he constructed as models for his vision of an egalitarian community.

Turns out Kanye's crew didn't get permits and he was cited for violating the building code. He was given the option to either get the proper permits or tear the 4 structures down by Sept. 15. He's chosen the latter ... thus the continued noise.

It's unclear if Kanye's going back to the drawing board or jettisoning the project.

'Wall Street' Backer Jho Low Sunset Strip Mansion Sold ... By U.S. Dept. of Justice

The man who was once tight with Leo DiCaprio and help financially back movies like "Wolf of Wall Street," "Dumb and Dumber To," and "Daddy's Home" is selling his home ... kind of. It's actually being sold by the U.S. Dept. of Justice to recoup some of the billions of dollars the guy allegedly stole.

Jho Low, a Malaysian financier, is a fugitive from justice, charged with money laundering billions of dollars, among other things. He used to be friends with Leo and even took trips and partied with him. Unbeknownst to Leo, the guy was allegedly a hardcore crook, and when Leo found out he severed ties. Leo had to return an Oscar he got from Jho Low as a birthday gift -- a Best Actor Oscar Marlon Brando received in 1955 for "On the Waterfront."

As for the house, it sits above the Sunset Strip and the pics are pretty amazing. Jho Low bought it in 2012 for around $40 mil, but it's now being auctioned for $24,500,000.

The pics don't reflect what the house currently looks like. For some reason, Jho Low dismantled the inside and it's more of a shell now. Nonetheless, we're told there have been 5 offers and it's going into escrow as part of a court-ordered sale.

BTW ... Jho Low threw legendary Hollywood parties at the house before he got into legal trouble and lots of stars attended.

Mama June is apparently strapped for cash ... because she and her boyfriend are selling off everything inside their home, and video from the garage sale shows the place in shambles.

June, who family members believe is struggling with drug addiction, is putting a wide array of items up for sale on Facebook Marketplace ... including the only bed left in the house. Well, a couple people saw her post and decided to swing by and see what Mama and Geno Doak had to offer.

This video starts with June and Geno rambling on and on about what sounds like a huge massage chair. It also shows parts of their home looking like an absolute pigsty ... while other parts are totally cleared out -- as if they've already unloaded most of their stuff.

We're told some potential buyers claim to have seen what looked like needles or syringes among the items strewn around one of the bedrooms. Remember, both Geno and June are awaiting trial for crack possession after their March arrests in Alabama.

We're guessing the garage sale's been going pretty well ... based on the stack of cash June was holding.

Maybe June will use some of the funds to fix her broken veneers ... then again, doesn't seem like her appearance is a top priority right now -- neither is Honey Boo Boo.

TMZ broke the story ... Honey Boo Boo moved out of the home to live with her sister, Pumpkin, and she's not moving back with Mama until Geno is out of the picture.

Mama isn't showing any signs of cutting ties with Geno -- and if HBB ever moves back home, she might not even recognize the place anymore.
