Tyrese Gibson sure knows how to sweeten a deal, and it's paying off for him ... to the tune of nearly $2.5 million.

The actor/singer has accepted an offer on his Woodland Hills, CA mansion -- and while it has 7 bedrooms, 5 bathrooms and 5,225 sq ft. of luxury ready-made for entertaining ... the real unique jewel is in the backyard.

Tyrese has one of his 'Transformers' costars -- it's actually a Bumblebee replica -- posted up next to the lounge and firepit.

He originally bought the house for a mere $1.385 million, shortly after it was built in 2010 -- so, it seems his purchase really paid off. He had originally listed it in early 2021.

It has some really cool features -- besides the transformer -- including 25+ ft. ceilings, a huge kitchen, an indoor movie theater and a recording studio.

It gets even better outside -- the backyard has another kitchen, a bar and a Benihana style grill.

Yeah, Tyrese thought of everything ... dude even put a beauty salon spa back there!!!

For the record, Tyrese did offer to include the transformer in the deal, IF the buyer wanted him and we are told the buyer is getting Bumblebee! The house is in escrow, so it's not a done deal just yet.

Jeff Lewis is probably doing literal flips now, because he just unloaded his home in the Hollywood Hills.

TMZ has learned ... the "Flipping Out" star sold his 3-bedroom home above the Sunset Strip for close to 5.2 million ($5,195,000) -- which means someone new is gonna be enjoying the 3,947-square-feet of pure luxury.

The palace that Jeff personally designed comes with breathtaking views of the Los Angeles skyline and the Pacific Ocean.

In particular, the master bedroom has panoramic city views ... plus a walk-in closet so huge, it feels more like you're in a department store!

The house is secluded ... sitting behind a gated courtyard and tall hedges. But, it's also welcoming, once behind the gates folks enter the home through double steel and glass front doors.

Jeff bought the property in 2016 for $3,125,000 before putting his spin on things. As we first told you, he listed it back in August for $5.9 million.

Diddy got a visit from a musician named Smalls who wants to make hits with him ... problem is, the guy decided to shoot his shot by hopping Diddy's fence to play him a demo.

Law enforcement sources tell TMZ ... a 23-year-old man named Isaiah Smalls showed up at Diddy's L.A. estate and began pounding on the security gate and eventually hopped over it.

We're told Diddy's security had refused to let him in before he took matters into his own hands. The guards quickly detained him once he jumped the fence and called the cops.

Smalls was arrested for trespassing ... but he was released from custody less than an hour later.

We got video outside Diddy's house the same day Smalls was arrested, and it appears this is indeed Smalls trying to figure out how to get himself inside the property. You hear him cursing before he jumped the fence.

Our sources say Diddy was not home during the incident.

David Spade just got a lot richer -- not that he needs the loot -- because he flipped his longtime Beverly Hills mansion and cashed in at $19.5 mil ... TMZ has learned.

For context ... David plunked down $4 million for the 4 bedroom, 7 bathroom home back in 2001, and you know what's happened to the housing market since then. True, he made a bunch of renovations, but still ...

D.S. listed the house last month with Stuart Vetterick of Hilton & Hyland for $20 million, so it sold for just a skosh under asking.

Sandra Bullock should get deep in the real estate game because she just made hundreds of thousands of dollars from selling her condo!!!

Sandra owned a unit in a building that is packed with celebs -- Sierra Towers in WeHo. The apartment has 2 bedrooms and 2.5 baths, so it's not huge ... which makes it even more impressive that she sold it for $4.4 million.

She bought the pad back in 2014 for $3.55 mil and did some renovations, so even though she didn't make a killing ... she still made out pretty well.

Here's the thing ... this building has a marquis address, with celebs like Courteney Cox, Elton John, Adam Sandler, Kelly Osbourne, Cher and others who have populated the building over the years.

Fun fact ... Lindsay Lohan once lived there and her pipes burst when she was in New York and it absolutely flooded the apartment below. Thing is ... the person who owned the building directly below her was Harry Morton -- Lindsay's ex!!!

Sandra's unit was on the 22nd floor, and it has a sweeping, jetliner view of L.A.... from downtown L.A. to the blue Pacific.

Elizabeth Vargas' enraged ex told her she'd be the first, among many, to die as heavily-armed police waited outside and readied the SWAT team for her recovery.

TMZ got this video from inside the former-'RHOC' star's home Tuesday as her ex, Ryan Geraghty, barks at her ... "I'm taking you out, and then everybody else. They can shoot me if they want. I don't give a f**k anymore, I've got nothing to lose."

It's an especially chilling statement because, we're told, armored vehicles and SWAT officers had gathered outside Liz's home Newport Beach home at this point.

Clearly irked that Elizabeth had gotten the police involved, Geraghty says, "Bring the big boys, how f**king dare you."

TMZ broke the story, cops got Vargas out safely, and Geraghty was eventually arrested after an hours-long standoff. Vargas had originally called the cops to report Geraghty for extortion, but things took a turn for the worse when he showed up armed, and made his way inside her house.

We've also obtained footage from after the arrest, showing a police drone making its way through the home to make sure things were clear before SWAT does a final check.

Elizabeth was outside NOBU in Malibu just 24 hours after the ordeal, and told a photog she was happy to be alive ... and was considering buying a gun.

Kat Von D had a frightening night Saturday -- and frightening is a gross understatement -- an intruder was wandering around her house as she and her son slept.

Law enforcement sources tell TMZ ... Kat was sound asleep at around 10:15 PM when something awakened her ... she saw a beam of light moving about the house.

Kat took her 3-year-old, dashed out and 911 was called. Police came with sirens blaring and searched the house ... and what they found was shocking.

A man in his 30's was upstairs, just walking around. It's unclear if he knows it was Kat's house or what his intentions were. He told cops he was buying the house and needed to use the bathroom.

Police took the guy into custody ... he was booked for residential burglary.

As for how he got in ... he jumped a fence. It's unclear if he came in through an open door or window, but there were no signs of forced entry.

Forget house hunting! Christine Chiu is taking luxury to a whole new level, cause the "Bling Empire" star is looking for a new castle in France.

Sources familiar with the situation tell TMZ ... Christine and her husband are in the market for some Old World charm. Christine was already in France for Paris Fashion Week last week, and spent the past weekend shopping for castles all around France -- mainly in the countryside.

Fellow cast member Kevin Kreider was with Christine for Fashion Week, so lucky him ... he got to tag along for some castle shopping.

Looks like Christine is going to be spending a pretty penny for the new purchase ... we're told her budget is around $11 million dollars.

Although it's a big investment, this won't be her main residence  ... instead, it will just be a vacation home.

We're told she originally planned to tour 4 different castles, but apparently, one was recently sold and the other had some issues with the roof, so she and Kevin ended up touring 2 over the weekend.

Our sources say the massive properties both include more than 200 acres of land ... and each 32,000 sq.-ft. castle has 12 bedrooms and 12 bathrooms. Fair to say, entertaining won't be an issue!

We're told Christine loves architecture and feel castles are currently not wildly expensive, but restoration could cost a ton ... so, picking the right one will be crucial to her ultimate goal -- locking down a castle future Chiu generations can enjoy.

NeNe Leakes has sold her Georgia mansion for $2.6 million, and whoever snagged the home paid almost half NeNe's initial asking price ... TMZ has learned.

The 5-bedroom, 7-bath pad sold last Tuesday, and the next resident will enjoy some pretty cool features, including a resort-style pool ... with a waterfall, y'all. Waterfalls!!!

The 10,000-sq.-ft. Mediterranean-style home is tucked away in a gated country club community. So, it's got privacy ... but it's also surrounded by some really nice views.

Taylor Swift's properties are a magnet for strange incidents ... the latest ending with a man arrested early Thursday morning after cops say he crashed his car into her NYC building.

Law enforcement sources tell TMZ ... a man was busted after driving the wrong way down Taylor's street ... then reversing and striking the building and a fire hydrant.

We're told the guy got out of the car and went to the intercom, trying to rip it out of the wall ... mumbling about Taylor. As you see, the intercom wires are sticking out every which way.

Our sources say someone called 911 and when NYPD arrived officers took the man into custody and took him to a nearby hospital ... presumably for psychiatric evaluation. We're told he's facing potential charges for DWI and criminal mischief. Cops say he was drunk.

It's unclear if Taylor was home at the time.

As we reported ... there's been several men arrested at Taylor's homes all over the country ... from Rhode Island to New York to Bev Hills.

Kat Von D is saying goodbye to all things California -- she just listed her L.A. mansion, which also happens to be a famous movie location ... TMZ has learned.

Long before Kat moved in, the huge home was featured in the 2003 movie "Cheaper By the Dozen" -- but take a look around this pad ... ain't a damn thing cheap about it!!!

The 3-story, gorgeous crib is 12,565 sq feet with 13 bedrooms and 10 bathrooms.

Kat paid $6.5 million for it back in 2016 ... and she's put some work and money into the place since then.

Kat selling shouldn't come as a surprise -- back in October, she announced she was leaving Cali for good and putting down roots in Indiana.

Jeff Lowe's sticking to the old adage of the show must go on, but this time it's gonna be in Spanish -- he's taking the zoo 'Tiger King' made famous out of the country to skirt a U.S. government ban.

Jeff tells TMZ ... he just signed a deal to build a zoo down in Mexico, on a 35-acre property between Playa del Carmen and Tulum. He says the new spot will be built among a lush jungle with natural water features, and he already has all the necessary permits for construction and possession of animals.

The plan is to open the zoo in the next 12 to 16 months ... and Jeff says it will mostly showcase big cats, as well as lemurs, sloths, giraffes and a pair of elephants.

Jeff says he's still working on a name for the zoo ... but naturally, it will be related to the 'Tiger King' brand.

Despite how things played out with Joe Exotic, Jeff's not shying away from partnerships. He says he's working on the Mexico project with an old friend who already owns a small zoo in Playa del Carmen.

We're told the plan is to move his large animals into Jeff's new zoo.

The move to Mexico comes on the heels of the feds banning Jeff and his wife Lauren from ever exhibiting animals again in the States -- a judge ruled they'd violated the Endangered Species Act by delivering, carrying and exhibiting animals without a license. However, the DOJ dropped all of the civil charges against the Lowes.

The creator of "Full House" is selling his house for a fortune ... and it's got a lot of history to it.

Real estate sources tell TMZ ... sitcom creator Jeff Franklin is moving on and is inviting buyers who are interested to make an offer ... buyers, that is, who have $85 mil to spend.

The house sits on the land where the Manson Family slaughtered Sharon Tate, Abigail Folger, Steven Parent, Wojciech Frykowski and Jay Sebring back in 1969. The house was razed in 1994 and a new mansion was built in its place.

There's more recent history ... Jeff hosted the reception at his home for Bob Saget's family after his funeral last week.

The home is 21,000-square feet with 9 bedrooms and 19 bathrooms and sits on 3-acres, with a jetliner view of the city.

Tanya Roberts home has officially hit the market ... almost a year to the day of the actress' untimely death.

The 4 bedroom 3.5 bath home is listed at $2.999 million and tucked away in Hollywood Hills. The pad has plenty to offer in the views department, with a good look at both the canyon and DTLA.

Tanya used to totally zen-out on the property's 1.15 acres -- complete with a bridge and koi pond -- and there are hiking trails nearby, where she used to take her dogs daily.

Kyle Richards and her hubby Mauricio Umansky have sold their Bel-Air mansion and are now $6.1 million richer ... TMZ has learned.

The 7 bedroom, 9 bath estate is all about luxury ... it's 6,229 square ft. and comes with a theater, office, pool and spa, multi-purpose sports court and much more.

Kyle and Mauricio bought the home in 2011, for $3 mil ... over the years, they have made lots of renovations. The house has been a backdrop over the years on "The Real Housewives of Beverly Hills."

The asking price was $6,495 mil, so they got somewhat close to asking. It's actually been on and off the market since 2017.

Kyle's 'RHOBH' co-star Sutton Stracke rented it from Kyle and Mauricio last year when they couldn't find a buyer. The home almost caught fire because of a fireplace mishap.

Living like Logan Paul has now become slightly cheaper ... TMZ Sports has learned the YouTuber-turned-boxer has knocked $1 million off the asking price of his sick L.A. mansion.

Paul initially put the Encino palace on sale back in November for $8,995,000 ... but this week, he relisted it for $7,995,000.

Expensive, for sure, but it appears to be worth it ... considering what it all comes with. As we reported, it's got 7 bedrooms and 9 bathrooms ... and has 7,667-square-feet of living space.

It also features a massive yard, swimming pool, wine cellar and a billiards room for entertainment purposes.

Unclear if Logan plans to drop the price further if there are still no takers ... but he still appears to be in good shape to make some profit off the property when it eventually sells. Paul originally bought it for over $6.6 million in 2017.
