Tyrese Gibson Sued For Altering Rental Property ... He's On Video Denying Claims

Tyrese Gibson is being sued for allegedly damaging a rental property by making "excessive alterations" ... but he's on video saying the changes he made aren't a big deal.

The property manager, Tracy Wolf, tells TMZ ... Tyrese signed a 6-month lease for a 5-bedroom estate in Woodland Hills for $20,000 per month starting in February, and she says he started adding structures to the home right after he moved in.

Wolf claims Tyrese caused damage throughout the property by altering electrical panels, adding electrical outlets that weren't up to code, painting a marble fireplace in a shiny gold metallic color, closing off doors and windows, and causing damage to the HVAC units.

TMZ obtained video of Tyrese showing off some of the changes inside the home ... he says he blocked some doors and windows for privacy concerns and claims the materials he used aren't attached to the home's existing structures and all the changes are temporary.

The property manager says Tyrese told them there were no permanent changes to the home ... but they insist the changes are far from temporary and, in any event, caused damage to the property.

What's more, the property manager claims Tyrese tried to get the homeowner's gardener to remove 22 banana trees on the grounds ... and when the gardener refused, she says Tyrese tried to hire another company ... but got thwarted by the property management team.

Wolf also claims Tyrese allowed a construction crew to drill a bunch of holes in the home's wrought iron gate and brand-new stucco exterior ... and we obtained video showing the alleged damage.

The property manager says Tyrese was repeatedly asked not to make any changes without written consent from the owners ... but she claims he disregarded the request and made changes on a whim whenever he wanted.

Wolf says the homeowner, Tiffanique Webb, tried being patient with Tyrese and gave him several months to restore the home ... but she says Tyrese stopped responding to calls, texts and emails ... leading to the lawsuit.

Webb is going after Tyrese for more than $25,000 in damages.

We reached out to Tyrese ... so far no word back.

GoFundMe Puts Pause On Sketchy Fundraiser Soliciting Money For Late Vegas Teen's Family

GoFundMe has suspended a fundraiser appearing to benefit the family of the Las Vegas teen who was beaten to death earlier this month, and his family claims the solicitation for money is fraudulent.

The fundraiser is titled "Jonathan Lewis Family," and raised nearly $2k since going live last week. The main photo isn't of 17-year-old Lewis, but instead of another man ... a man who according to Jonathan's dad, has no connection to Lewis.

According to the description, the alleged organizer, Cole Charles, is looking to raise funds for Lewis' family ... but it's all pretty vague.

A spokesperson for GoFundMe tells TMZ ... "Our Trust & Safety team has reached out to the organizer for more information. All funds raised on the fundraiser remain safely held by our payment processors while our Trust & Safety team conducts its review."

To be clear, the person running the questionable fundraiser doesn't have access to the cash that's been raised, and it will maintained by GoFundMe until they complete their investigation.

Also ... there's an existing, verified fundraiser that's on the site benefitting the Lewis fam and has raised well over $100,000. Protecting the GoFundMe community is one of the platform's top priorities, and they have a dedicated team reviewing all fundraisers related to this incident.

As we reported, footage from the brutal incident showed Lewis at the center of a beatdown near a Las Vegas high school -- cops said the attack stemmed from stolen headphones and possibly a vape pen ... with everyone agreeing to meet in an alley after school to fight.

Eight minors have been arrested following his death, with 2 more teens believed to have been involved.

Rachel Zegler No J-Law, No Problem ... Fans Still Starving for 'Hunger Games'

Rachel Zegler has been a lightning rod of late -- but the fact her latest movie just came in at #1 says a lot ... including the fact people apparently want more 'Hunger Games.'

The actress plays the lead in the new prequel, "The Ballad of Songbirds and Snakes," which took the top spot at the box office this weekend with a $44 mil haul domestically ... and about $99 million worldwide. That's pretty good, considering the budget was a clean $100M.

Granted, it didn't perform as well as all of Jennifer Lawrence's previous installments -- but considering she ain't in this one, not to mention the stiff competition, this result isn't bad.

We'll see if Lionsgate wants to do more of these flicks -- while the new 'Hunger Games' film will probably land in the black, long haul, it remains to be seen if there's enough interest in the franchise at this point to warrant another entry or two.

In any case, the studio's putting a smile in the aftermath ... with Lionsgate Vice Chairman Adam Fogelson saying, "We were a little lighter domestically and a little over [projections] internationally, so we’re thrilled with the result. It’ll be a great business result for the studio."

Of course, this has also gotta be a good sign for Zegler herself ... who can apparently put asses in seats as the star of a major blockbuster. You know Disney's happy to hear that.

As we're sure you know by now, RZ has caught some flak of late over the forthcoming 'Snow White' reboot ... namely, for talking a lot of trash about the original story, etc.

Fortunately for her, she won't have to deal with that for another couple years ... it got kicked down the road for a 2025 opening -- and as they say, time (and success) heals all wounds.

As for the 'Hunger Games,' it beat out "Trolls Band Together," "Thanksgiving" and the new 'Marvels' movie ... which took a historic nosedive in return for its second week in theaters.

Por supuesto, esto también tiene que ser una buena señal para la propia Zegler, que aparentemente puede llevar gente al cine como estrella de un gran éxito de taquilla. Sabes que Disney está feliz de oír eso.

Diddy just officially put this whole Cassie saga to bed, but it seems it's all still at the forefront of his mind -- that is, if these pictures of him looking stressed are any indication.

The hip hop mogul and Bad Boy honcho was photographed Saturday outside of his Star Island mansion in Miami ... where he was dressed casually and sipping on a beverage of some sort as he plopped down next to what appears to be his longtime chief of staff.

She was in comfy clothes too, and the two of them chatted for a bit in what looked like a pretty serious conversation. Diddy even buried his face in his hands at one point.

Eventually, he got up and went back inside ... but yeah, he certainly appears solemn.

Makes sense, considering everything that's been going on over the past 72 hours or so -- namely, him being accused of horrendous things by his ex in court ... all of which he's vehemently denied. Just as quickly as she filed, they both reached a settlement.

While Diddy's attorney was adamant in saying that his client settling did NOT mean he was admitting wrongdoing -- people online have been chatting about this nonstop regardless ... and, by and large, public sentiment seems to be mostly against Puff in the aftermath.

Time will tell how Cassie's claims end up affecting his life -- fact is, he's got a lot of business ventures he's involved in ... not to mention charitable endeavors he heads up quite often.

Of course, Diddy still dabbles in music as well ... and is fresh off an album release earlier this year. He also tends to hit the town a lot for parties and get-togethers, but something tells us he might be keeping things on the DL for a while.

As for Cassie ... she's been out the spotlight since filing/settling -- so she, too, is laying low.

Britney Spears has been laying low since releasing her bombshell memoir last month -- but now, she's stepping out in public again ... and gotta say, she looks pretty damn happy.

The pop star (and now author) was snapped out and about Saturday afternoon in West Hollywood, where she hit dinner at the Chateau Marmont with her manager, Cade Hudson. She also had a furry friend tagging along ... and even got in the driver's seat as they left.

Like we said ... Brit's radiating here, flashing a huge grin as paps fired away -- and walking along with a lot of confidence, this while rocking a bright orange outfit, boots and shades.

From the looks of it, you could say she might be quite pleased over the fallout of "The Woman in Me," which came out about a month ago now ... with tons of juicy nuggets.

We're not gonna rehash all of it here again, but let's just say ... she gained a lot of extra sympathy and support as people processed her stories and claims -- which is interesting, 'cause you could argue she'd, perhaps, been losing a little steam post-conservatorship.

Now, however ... Brit has the public back in her corner -- and she seems to know that. Of course, there's also the fact she's getting a nice cut of the net sales of the book -- and so far, it's been a hot-ticket item ... with over 1.1 million copies sold in the first week!

So yeah, she's cleaned up nice and then some in the aftermath of all this.

As far as the driving, well -- here's hoping she slows her roll and can stay between the lines on the road. She's already gotten hit with a couple traffic tickets over the past year or so.

Slim Thug says women who claim to have been abused need to speak up when it's actually happening -- which is why he thinks Cassie's lawsuit against Diddy came too little, too late.

The rapper aired out his thoughts online with a very honest video, in which he spoke on the Cassie/Diddy situation -- which is now resolved after the two of them reached a settlement in record time.

Still, ST spoke his piece ... and he says he simply doesn't support people coming after their alleged abusers years after the fact -- and not only did he mention Diddy and Cassie in making this point, but he also name-dropped Bill Cosby. As he says, he ain't with all that.

Slim also dished his opinion on why he believes Cassie even filed her suit with bombshell claims -- and, according to him, it may have to do with her living a different lifestyle now.

Bottom line ... Slim Thug's saying he thinks this is all about money, and has a hunch Cassie was simply out for cash in this whole situation.

In any case ... Slim's bigger point here is, the post-mortem undressing of old (alleged) incidents not only needs a statute of limitations legally -- but, perhaps, socially too.

ICYMI ... Cassie/Diddy came to terms out of court, and both said they resolved it amicably. Diddy's attorney also said the settlement did not indicate an admission of wrongdoing.

F1 Las Vegas Celebs Get Racy in the Desert!!!

Turns out Rihanna, A$AP Rocky and a ton of other celebs love cars that go real fast ... especially if they're speeding down the famed Strip for the Formula 1 Las Vegas Grand Prix.

The much anticipated glitzy event -- which got off to a very rocky start -- turned into a massive success ... based on the actual racing action, and the A-list talent who showed up for Saturday night's race.

RiRi and her man sat in with Team Ferrari, putting on headphones to hear the drivers during the race ... while the likes of David Beckham, Heidi Klum, Shaquille O'Neal, Paris Hilton, Cara Delevingne, Axl Rose and Patrick Dempsey roamed the track right before the race.

Arguably, Justin Bieber nabbed the best seat in the house for the race ... as he got to wave the checkered flag as Team Red Bull's Max Verstappen crossed the finish line for his 18th victory of the season.

Ferrari's Charles LeClerc, who started in pole position, finished 2nd and Red Bull's Sergio Perez was third.

The race was Formula 1's first in Las Vegas since 1982's Caesars Palace Grand Prix, and it was easily the most talked about race on the schedule this year.

But, it almost turned into a major flop -- locals were pissed about the monthslong construction and traffic delays, spectators railed about sky-high ticket and hotel prices ... and then, during the first practice session, a drain hole cover flew up and damaged a car driven by Ferrari driver Carlos Sainz.

However, in the end, the race itself turned out to be pretty exciting ... making sure normie spectators, and celebs alike, got their money's worth.

Well, who are we kidding? The celebs didn't pay.

Michael B. Jordan Set to Direct 'Creed IV' ... Despite Sly 'Rocky' Feud w/ Winkler

Michael B. Jordan is set to direct another 'Rocky' franchise installment with the next 'Creed' movie -- this despite the fact that Sylvester Stallone has major beef with a key producer.

The announcement was made by Irwin Winkler at an event in L.A. Saturday -- where he confirmed that not only is 'Creed IV' happening ... but saying Mike would be back in the director's chair, and obviously starring of course.

According to Deadline, Winkler said they'd start circling the project sometime in 2024 -- with him explaining, "We have a really good story [and] a really good plot. We got a little delayed because of the strikes, but about a year from now we’re going into pre-production."

Considering how much of a moneymaker "Creed III" was, this is great news for MBJ ... but probably hits a nerve with Sly -- who's slammed IW and his handling of the 'Rocky' rights.

As we reported ... Stallone has called on Winkler to give him an ownership stake in the IP -- of which he has no control over, apparently, after having sold the rights to the OG script years ago. Sly's POV is ... he's the creator of the character/story, so he should have a cut.

It goes without saying ... Rocky himself was not featured in the latest film -- and Sly said he just didn't like direction Mike and Irwin were taking things ... although he did wish 'em well.

Sly's love of his baby ('Rocky') actually just got a renewed focus thanks to a great Netflix doc on the man himself, "Sly" ... which touches heavily on how the Oscar-winning film came together. If you watch it, you'll see all things 'Rocky' are still very near and dear to SS.

Interestingly enough, Sylvester doesn't address Winkler in the doc (directly or indirectly) but he's made his feelings about the issue very clear. For now, it doesn't appear he's going to be involved with 'Creed IV' ... although MBJ left the door open in interviews earlier this year.

Sly hasn't addressed the news about 'Creed IV' getting the green light.

O'Day wrote, "Money > accountability. Every time. Welcome to another chapter of the system is well in place."

In other words, O'Day is saying that the system didn't work because Diddy likely shelled out big bucks to put the suit to bed. Details of the settlement have not been disclosed.

After Cassie filed the bombshell suit, O'Day took to IG to give Diddy a shot, writing, "Been Trynna Tell Y'all For Years." The New York Post also spoke to O'Day, who threw her "complete support" behind Cassie.

In the past, O'Day has given several interviews in which she alleged Diddy made unwanted sexual advances -- which she would always rebuff -- and he was involved in shady business practices.

For example, she accused Diddy of offering the publishing rights back to her group, Danity Kane, with an NDA attached, which she found annoying and never signed. It wasn't clear what ultimately happened with the deal.

Diddy has not addressed O'Day's claims, but he released a statement after the settlement with Cassie became official, saying, "We have decided to resolve this matter amicably. I wish Cassie and her family all the best. Love."

Cassie commented as well, stating, "I have decided to resolve this matter amicably on terms that I have some level of control. I want to thank my family, fans, and lawyers for their unwavering support."

LaMelo Ball Forced To Cover Neck Tattoo ... Ink Violates NBA Rules

The NBA is admitting it's forcing LaMelo Ball to cover up his new neck tattoo ... claiming the Charlotte Hornets star's ink is violating league policy.

The 22-year-old got the "LF" put just below his left ear back in September ... to represent his middle name as well as his LaFrancé clothing line.

But, recently, he's covered it up with a bandage ... and on Friday, NBA spokesman Tim Frank said in a statement to ESPN it's because "players are prohibited from displaying commercial logos or corporate insignia on their body or in their hair during games."

"We try to enforce the rule reasonably, in accordance with its purpose, and taking into account players' efforts to express themselves in a non-commercial manner," Frank added. "But LaMelo Ball's neck tattoo is in obvious violation of the rule and, accordingly, he's required to cover it."

According to ESPN's Adrian Wojnarowski, Ball has been fighting the ruling ... and is still in talks with the league about coming up with an alternative solution.

The scenario is similar to one Ball's older brother, Lonzo Ball, had to deal with back in 2018 ... when the league made him cover up a "Big Baller Brand" tattoo he had gotten on his arm.

Fortunately for Melo, he just signed a $260 million extension with Charlotte in July ... so he's got plenty of money to get creative with fixes if the NBA won't budge.
