O.J. Mayo is close to losing his massive, million dollar mansion in Milwaukee ... 'cause the bank claims the ex-NBA star hasn't made a payment in 10 months ... TMZ Sports has learned.

Here's what we know ... O.J. bought a $1.8 million home in Wisconsin after inking a 3-year, $24 million deal with the Bucks in 2013. At the time, Mayo took out a loan for $1.26 million to help pay for the crib.

The place is SICK -- 9,200 square feet with 5 bedrooms, 4.5 baths, home theater and private gym.

But, according to court docs obtained by TMZ Sports ... Mayo stopped making payments in April 2018 while still owing $1,137,302.42 on his mortgage.

A few months later, the bank foreclosed on the house to get their dough back.

The bank tried to serve Mayo with court documents several times -- but they were unsuccessful. Eventually, Mayo's trainer told a process server that O.J. is currently playing overseas in China.

It's unlikely Mayo is hard up for the cash since he reportedly made $45 MILLION during his 8 years in the NBA before getting hit with a ban for violating the league's anti-drug policy in 2016.

Kim Kardashian and Kanye West should feel right at home in Miami already, because wherever they go ... a frenzy follows.

The new South Beach residents hit up high-end boutique The Webster for over an hour Saturday, and were greeted by a slew of media and paparazzi as they headed out to their getaway ride.

The couple didn't have much to say, but their smiles said it all on Friday ... when they were spotted smooching on the balcony of their $14 MILLION condo in the building known as the "Billionaire Beach Bunker."

As we've told you ... Kanye made the real estate purchase -- a 4 bedroom, 5 1/2 bath, 4,700 square feet beauty with a massive terrace -- for Kim for Christmas. We're told the 2 plan to split time with their family between their Hidden Hills estate and the Miami pad.

Kim Kardashian and Kanye West looked like the happiest couple in Miami ... embracing and locking lips on the balcony of their killer new pad.

The two were spotted at the South Beach condo Friday ... it's the $14 MILLION purchase Kanye surprised Kim with for Christmas. Our sources say the two plan to split time with their family between their estate in Hidden Hills and the Miami residence.

As for the condo ... it's located in an 18-story building called the "Billionaire Beach Bunker" with 4 bedrooms, 5 1/2 baths with 4,700 square feet of living space and a massive terrace. The building is tricked out with a gym, pool and spa.

Not to mention ... the place is just steps from the beach.

By the looks of the pics with Kim at the new pad ... Kanye DEFINITELY won Christmas this year.

Adam Levine just took a massive piece of property off the hands of recently divorced Ben Affleck and Jennifer Garner ... plunking down $32 MILLION for their former family home.

Real estate sources tell us Adam and his wife, Behati Prinsloo, made the purchase at the end of 2018 for the 3-building compound. In total, the Pacific Palisades pad is a whopping 16,000 square feet ... complete with pool, basketball court, gym, screening room and art studio.

The 3.1-acre property never officially hit the market ... the sale was done privately with Kurt Rappaport representing Adam and Behati and David Offer representing Ben and Jen.

When Ben and Jen first split in 2015, Ben lived in a guest house on the property.

Sandra Bullock's latest hit movie is racking up record-setting Netflix views, sparking tons of memes ... and also turning a small California suburb into a tourist attraction.

Small spoiler alert ... there's a house in "Bird Box" where the film's stars take refuge from an evil force. The exterior shots of the property -- including the stone stairway entrance -- were not shot on a studio back lot, but at a real home in Monrovia ... about 20 miles Northeast of L.A.

The owner tells TMZ ... a handful of visitors have been showing up to take photos at the house every day -- including Christmas Day -- since the movie was released on December 13.

We're told everyone who's stopped by to snap a pic of the "Bird Box" house has been very polite, and some have even knocked on the door to ask for permission.

The owner says she got $12k for the exterior shots -- and despite her house's central role in the movie ... she has no plans to watch "Bird Box." She doesn't have Netflix.

The Hollywood thing's kinda old hat for her because she says her home's been featured in at least 3 other films in the past 20 years, although she couldn't remember specific titles.

Danielle Staub's estranged husband Marty Caffrey is calling BS on her claims she was blindsided when he put their mansion up for sale ... because he says he told her their home was hitting the market weeks in advance.

We got Marty out Friday in New York, and he's pouring water all over Danielle's claims she found out from a friend when he listed their NJ home for over $2 million.

As Marty puts it, there's no sense in secretly listing their home when they're still living there, because there's no way he could hide that fact forever.

Kanye West gave Kim Kardashian a $14 MILLION Xmas present.

Kanye made a deal to buy a mega-unit in a super, super exclusive Miami Beach condo building, dubbed "Billionaire Beach Bunker" ... TMZ has confirmed.

The 18-story building is occupied by hedge fund gazillionaires and ridiculously rich land developers.

We're told Kanye scoped the place out on his own while in town for Art Basel, and Kim had never even seen it. Kanye has fairly deep ties to the city. He's a regular at the Basel. Kim also did a show there ... "Kourtney & Kim Take Miami."

Our sources say Kanye secretly made the offer this month and surprised Kim on Xmas day.

The unit sounds awesome. It's 4,700 square feet with 4 bedrooms, 5 1/2 baths and an insanely large terrace. The building is tricked out with a gym, pool and spa.

Obviously, it's right on the beach.

They actually got a deal ... sort of. It was originally listed at $15.5 million.

Page Six first confirmed the story. The deal is set to close next month.

The house of All That Remains guitarist Oli Herbert -- located on the property where he was mysteriously found dead -- might be on the foreclosure market soon.

As we reported ... the body of the heavy metal band's co-founder was discovered in a pond near his Connecticut home on October 16. Cops were dispatched to his residence after his wife reported him missing, and after searching the area ... found Herbert reportedly facedown in inches deep water at the edge of the pond.

According to reports ... the rocker hadn't paid the mortgage on his $132k home months before his death and, in June, docs were filed as a notice of foreclosure. Herbert didn't contest it, and last week attorneys for the mortgage company filed docs to immediately repossess the home.

His wife, Elizabeth, reportedly still lives there.

Herbert's death was ruled "undetermined" by the state's Chief Medical Examiner, who said it would remain that way unless new information is revealed.

Cops are still investigating.

Herbert was one of the founders of ATR and was their lead guitarist for 20 years at the time of his death. The band announced they'd likely name his permanent replacement in 2019.

Oli was 44.

Lil Xan is having a terrible go after leaving a rehab facility to continue treatment at home ... but his issues have nothing to do with a relapse.

We've learned Xan is having tons of house trouble ... because he got kicked out of an Airbnb he rented in Palm Springs, this after a pipe burst and flooded the Redlands, CA home he just purchased.

A rep for the Palm Springs PD tells TMZ ... Lil Xan and his friends were playing loud music outside their vacation rental -- a big no-no in town -- and cops responded at 11 AM Sunday after receiving multiple calls from pissed off neighbors. We're told no arrests were made, but cops cited Lil Xan and asked him to leave the property.

Sources close to Xan tell us he had a friend record their interaction with cops because they felt threatened by an officer who kept gripping his holstered weapon during questioning.

As for the damage inside the home Lil Xan just bought ... the rapper's girlfriend tells us the entire downstairs flooded, a hole had to be cut in a ceiling, and the chimney was ruined.

Quentin Tarantino had a scary run-in after a pair of burglars broke into his crib in the middle of the night ... and he ended up right in their faces.

Law enforcement sources tell TMZ ... the famed director was home Sunday around midnight when he heard 2 men in his L.A. house. Our sources say they believe the suspects broke in through a back window.

We're told Quentin looked around, found the guys and "confronted them." Whatever Quentin did seemed to work, because the burglars hightailed it out of there. The bad news -- they made off with jewelry and other property.

The LAPD is on the hunt for surveillance video in the neighborhood that could help them ID the burglars.

Quentin's just the latest celeb to get hit. You'll recall Magic Johnson's daughter, Elisa, escaped a home invasion earlier this month after 2 armed men broke in and made off with a Rolex, jewelry and cash.

Drake isn't taking any chances in his escalating feud with Kanye West -- he's adding extra security outside his SoCal mansion because they live in the same hood!!!

Our sources in Hidden Hills -- where the Wests and Drizzy all lay their heads -- say Drake's crib has at least 2 new guards standing watch outside the gate to his driveway. We're told it's no coincidence the security was added the day after his war with Ye erupted with tweets and an alleged threatening phone call.

If you didn't know, their homes are verrry close to each other -- we're talking just a half-mile. Not much of a buffer zone. In addition to the added muscle, we're told there's an SUV stationed just inside Drake's front gate.

It's interesting ... Kanye claims Drake is the one who started making threats, but Drizzy's the one beefing up his home security.

Birdman's putting his palace of a home up for sale again after more than a year without a successful bite -- which means one thing ... BIG discount! Relatively speaking, anyway.

The Cash Money honcho is listing his Miami beachfront mansion -- which is located on the secluded Palm Island -- for $15.5 million. Sounds like a ton of cash -- 'cause it is -- but hey, it was going for $20 mil last year. The place has been on and off the market since then.

If you're a picky multi-millionaire, the price might just be right this time around.

At almost 20,000 square feet, the house features 10 bedrooms, guest suites, a private beach volleyball court, 2 wine cellars, a movie theater and a chef's kitchen with a pizza oven. Basically, it's the definition of living large and lavish.

Lil Xan briefly left his rehab facility to prepare for his post-rehab living arrangements ... TMZ has learned.

Sources close to the rapper tell us ... Lil Xan left rehab Saturday in order to go sign papers for a new house he bought in his hometown of Redlands, CA. The new crib is where he'll set up shop once he's completed in-patient treatment. We're told he'll have round-the-clock staff monitoring him to keep him on the straight and narrow.

Xan wasn't allowed to fly solo for the house mission ... we're told a nurse from the rehab center accompanied him. After signing the house documents, he headed back to rehab on Sunday.

Remember, he just checked himself in last weekend to begin treatment, and our sources say he'll be there about another week. After that, he'll shift to outpatient treatment at home. We're told his new place has a studio, so he'll be able to work on new music. His album "Be Safe" -- inspired by his hero, Mac Miller, is set to drop next month.

Xan had told us in mid-November he was immediately heading to rehab -- but he didn't begin until December. His camp says a scheduling mix-up with the facility caused the delay.

It ain't some extra ketchup, a lawn mower or even peace and quiet ... no, the thing Lakers co-owner Jesse Buss wants most from new neighbor LeBron James??

"I'm sure his shoe collection is insane!"

Jesse just bought a $10 million mansion right up the street from Bron's palace ... so when we got the Lakers co-owner out at LAX -- we had to ask, what do you want most from your new neighbor??

Buss says nothin' but the kicks, tellin' TMZ Sports, "That would be nice to look at."

The one hang-up? Jesse says LeBron's foot is a helluva lot bigger than his -- so fashion advice might be the only thing he'd be able to take from The King's closet.
