Jennifer Lopez Ditched Green Engagement Ring Right Before Announcement

Jennifer Lopez tried throwing folks off the engagement scent hours before announcing she's going to marry Ben Affleck ... because she lost the huge rock while out with her fiancé.

Bennifer were out and about Friday checking in on some commercial real estate in L.A. they may, perhaps, be in the market for -- which isn't all that crazy, especially since they just snapped up a massive estate together ... and are now going to be man and wife.

As you can see, the love birds were showing off PDA as they perused what's been described to us as an empty office studio housed in a warehouse of some sort. While they were outside, Jen had her arms wrapped around Ben's waist .. and THAT finger was exposed.

Clearly, there's no ring there ... unlike from just a few days earlier, when she was spotted doing furniture shopping with the emerald green diamond perched nicely on her digit.

Jen wasn't hiding the fact she'd ditched the hardware either ... even inside, you can see there was no ring in sight. So yeah, it would appear she wanted to keep it low-key before going public later that very same evening -- at which point, the cat was outta the bag.

Jen told the world through a video message on her website On the JLo -- where she posted a video of her apparently receiving the ring from Ben and tearing up. It's a beaut -- and she even threw her old ode to BA 'Dear Ben' as the overlaying track played in the background.

As the quick clip fades out, you can hear the opening lines of the song -- "You're Perfect" -- which itself is kinda perf ... in that it can refer to both Ben and the diamond as well.

So, now that everyone knows they're due to get hitched (again) -- the question is ... will Jen wear the ring out in public all day, every day??? Considering how head over heels they are for one another, our guess would be yes. And why the heck not ... it's real purrrty, after all.

Betty White Estate Finds Buyer For $8 Million Carmel Beach House

Betty White's beachfront treasure is going to make someone new very happy -- her estate has a buyer for the Carmel, CA home.

The house is a gorgeous 3,621 square feet on Cali's scenic Monterey peninsula, and it features 4 bedrooms and 5 bathrooms with views of the local beaches from almost every room.

Betty and her husband Allen Ludden bought the plot of land back in 1978 for $170K, and completed construction on the home in 1981 -- sadly, just a few days before Allen died from stomach cancer. Betty reportedly wanted to live her final days at this home, but instead had to live in L.A. where at-home care was more accessible.

A blooming garden in the backyard overlooks the ocean, and a wide terrace gives homeowners the perfect view at any point in the day. The listing for the home was pretty on the mark with the phrase, "Here, paradise is yours."

The surrounding area features an assortment of walking trails, and steps out the back gate lead directly to the sand.

The estate accepted an offer this week, but the sale is still pending. Nicole Truszkowski and Zak Freedman of Sotheby’s International Realty held the listing.

As you know, Betty passed away from a stroke just a few weeks before her 100th birthday. It was recently announced her estate is going up for auction -- with over 1,500 of her personal items and memorabilia going on the block in September.

Jennifer Lopez and Ben Affleck may have officially cemented their future together -- cause she is wearing a diamond ring on THAT finger -- and something she did with the diamond is raising more suspicion.

J Lo and her daughter, Emme, were out furniture shopping Monday, possibly for their new $55 million home, and if you take a closer look, there's definitely a diamond on the singer's left ring finger.

Interestingly enough, J Lo seems to pick up on the fact there's a photog, because on her way out of the store, she appears to flip the ring, hiding the diamond side in her palm.

If it's legit, the engagement would come on the heels of another big step in Ben and Jen's relationship ... the $55 mil mansion they just went in on together.

As we've previously reported, the massive 10-bedroom, 17-bathroom estate sits in the ritzy Bel-Air area of Los Angeles ... and J Lo and Ben are gearing up to blend their families together and make it their home.

BTW, it wouldn't be the first time the two got engaged to each other, Ben popped the question 18 years ago ... but they called things off before any wedding.

It's interesting, the pair were boo'd up at the premiere of "Marry Me," starring J Lo, back in February ... so, they may have been dropping hints, after all.

'Selling Sunset' Chelsea Lazkani We Need More Black Women As Realtors ... Hope I'm Role Model!!!

Chelsea Lazkani says she wanted to be the first Black realtor on "Selling Sunset" because she doesn't see enough women who look like her selling luxury homes in Los Angeles.

We got the newest cast member from the hit Netflix show outside The Oppenheim Group in WeHo ... and asked her about being the only Black woman in a predominantly white cast.

Chelsea says she wanted to join the show to be a role model for other Black women, whom she says are underrepresented in luxury real estate in L.A. She's comfortable being the trailblazer and hopes to encourage others to make the industry more diverse.

Folks could do a lot worse than Chelsea in the role model department ... she's worked successfully in real estate for 5 years.

The way Chelsea sees it ... it only takes one person to get their foot in the door and show others they can be successful in a world where not everyone looks like them.

Fun fact, they don't talk about it on the show, but there is one person of color -- Amanza Smith is half black.

Mark Wahlberg Bev Hills Estate for Sale ... For Nearly $90 Million

Mark Wahlberg is getting out of Beverly Hills -- his massive estate there just hit the market ... and he is going to turn a HUGE profit considering what he first paid for it way back when.

The actor has listed his BH compound -- which includes a main mega-mansion with 12 bedrooms and 20 baths, plus a separate guest house -- for a whopping $87.5 million ... he first bought the land in 2009 for $8.25 mil and spent years building the home.

Overall, it's 30,500 square feet of living space ... covered in European limestone.

No matter what amount Mark settles for, he's obviously coming up big in the black ... we're talking tens of millions of dollars based on nothing but good old-fashioned real estate appreciation. Not bad!

As for the property itself ... it's literally Los Angeles luxury defined. It's got a full-blown library/study room, a waterfall pool, a grotto, tennis court, basketball court, a private spa, a 5,000-bottle wine cellar, a fully-equipped gym, a movie screening room -- and even separate quarters for any hired help, plus a media entry space!

There are other amenities that you should see for yourself ... seriously, this place rocks.

Like we said ... Mark's been soaking in this palace for well over a decade. Now, he seems ready to move -- because it's for sale and up for grabs. Whoever the new owner will be is someone that's gotta have deep pockets ... because this purchase is no walk in the park.

Christina Haack Hitched & Surname Switched ... Clues in Real Estate License

Christina Haack is a married woman once again -- and she's making sure things are up to date in her professional life as well, switching out her real estate license ... TMZ has learned.

Sources connected to the couple tell us ... the HGTV star and her now-hubby, Joshua Hall, tied the knot in California sometime over the last 6 months -- although it's not clear exactly when. In any case ... they've kept it low-key, and plan to do the same in celebration.

We're told Christina and Josh will host an intimate ceremony with close friends and family in the near future to mark their nuptials -- but like we said, it's a done deal, legally.

We've also obtained Christina's real estate license which was recently tweaked to unveil her new surname ... now, she goes by Christina Hall.

The license also references some of her old legal names, including Christina Meursinge Haack and Christina Meursinge El Moussa. There's weirdly no mention of Ant Anstead -- her most recent ex-hubby.

Of course, her freshly-minted hubby, Josh, is a big-time real estate agent ... kinda perfect for house-flipping. The couple first went public last summer ... and he popped the question shortly thereafter, as seen in since-deleted photos.

Their relationship has surely moved at a whirlwind pace -- and with that in mind ... it might not be all that surprising that they've already done the deed and become man and wife.

No Doubt's Tony Kanal Trespasser Claims Heath Ledger is Alive ... Claims Heath is at Tony's Home, Threatening Family

One of Gwen Stefani's bandmates claims he's having some trouble with a fella who thinks Heath Ledger is still kicking and living on his property -- and he's asked a judge for help.

No Doubt bassist Tony Kanal filed for and received a temporary restraining order against a guy named George Leonardopoulos ... whom Kanal says has terrorized his family for the past few months with unannounced and unwelcome visits.

According to the docs, obtained by TMZ, Kanal claims Leonardopoulos has swung by his L.A.-area pad repeatedly since late January -- even hopping a gate onto the property on one occasion.

On one such alleged drop-in from just last week ... Kanal claims Leonardopoulos came to their front gate and buzzed the intercom, telling Kanal's wife that he used to live there with the previous owner of the property -- and that person is Heath.

Kanal says he purchased the house from HL in 2005 (before the actor's death) and Leonardopoulos apparently lived at the house in the past and bizarrely told the Kanals he thinks Heath is still on the premises ... and alive.

Even creepier ... Leonardopoulos allegedly said it was gravely important he be let in to pop into their garage so he could "wake" Heath -- telling them if "you know what is good for you, you will let me in." At least that's what Kanal is claiming here in his TRO paperwork.

In addition to the alleged threats, Kanal says they've seen Leonardopoulos wielding a large stick and a knife and that they've called the cops on him in the past. Now, they're asking for legal help in the form of a restraining order ... and they got it.

A judge signed off on Friday, and it's in effect until a hearing can be held later this month. Leonardopoulos has to stay 100 yards from the Kanal family and their grounds until this can be hashed out.

BTW ... today marks what would've been Heath's 43rd birthday. Weird story, no doubt.

Aaron Donald Lists Cali Mansion For $6.2 Million ... Amid Retirement Rumors

Aaron Donald might be dropping a hint about his NFL future -- the Rams superstar just listed his incredible California mansion for more than $6 million ... amid rumors he could retire.

TMZ Sports has learned ... the pad is located in a gated community in Calabasas (45 minutes west of downtown Los Angeles) and sits on nearly an acre of land.

The 7,036 square-foot home has six bedrooms, six and a half bathrooms, a huge kitchen and a 4-four car garage ... but there's a ton of awesome additional features to the place.

The mansion has a huge game room, an outdoor basketball court and a resort-like zero-edge infinity pool ... as well as an outdoor kitchen for pool parties.

The best part?? The new owners will always have a fresh cut ... 'cause there's a private barbershop inside the home with a huge mural of #99 himself.

The Donald crib -- listed with Jordan Cohen of RE/MAX -- was just put on the market this week ... and comes with a $6,250,000 price tag.

The listing may come as a sign the Super Bowl champ is either retiring or leaving the Los Angeles area ... but Donald's made more than $90 million in eight seasons in the league, so it's entirely possible he could be upgrading.

In other words ... take a DEEP breath, Rams fans.

Donald is one of the best defensive players of all time -- on top of his Super Bowl win, his accolades include 3-time Defensive Player of the Year and most career sacks (98) in Rams history.

Worth noting -- buying Donald's home won't make you an NFL superstar overnight ... but it WILL make you feel like a champ.

Kanye West No Coachella, No Problem ... Out and About in L.A.

It's business as usual for Kanye West -- despite dropping out of Coachella -- he's apparently still on his work grind ... stopping by a construction site in L.A.

Ye was spotted in Beverly Hills Monday, just hours after we broke the story that he was no longer going to headline the music festival. For the most part, it appears Kanye's got his head buried in his phone ... perhaps reading fan reactions to his cancelation.

What's interesting ... recent reports suggested Kanye was leaving town to get treatment and better himself after his social media outbursts. However, that just doesn't seem to be true.

Coachella organizers have not yet named Ye's replacement ... Billie Eilish, Harry Styles and Swedish House Mafia are all still scheduled to headline.

Kanye's had a rough few months, Kim became legally single, and Kanye went on a social media tear against her, Pete Davidson and Trevor Noah. His attack on Trevor got him suspended from Instagram for 24 hours. Kanye has not posted or spoken publicly since.

Stephan Bonnar Home 'Burned To The F***ing Ground' ... But Famous UFC Memorabilia Salvaged

UFC legend Stephan Bonnar revealed his home was "burned to the f***ing ground" in a horrible fire this week ... but in at least a modicum of positive news, he says he was able to salvage some of his famous MMA memorabilia from the wreckage.

The 44-year-old shared a video of his Nevada home after a fire ravaged it earlier this week -- and, sadly, he said the flames completely gutted the place.

"No more casa," the former fighter said in the footage. "Lost everything in it."

But, Bonnar said after jumping through a window and scraping up his legs in the process -- he was able to find some of his old UFC gear and save it from the rubble.

Bonnar showed off gloves from his Hall of Fame fight with Forrest Griffin -- as well as a couple other cool items from his fighting career, including a signed jersey from the athletes he competed with on season 1 of "The Ultimate Fighter."

Bonnar then sent well wishes to everyone from the show who's had a rough past few months.

"It's been a f***ing s*** year for me too," Bonnar said. "So, all right. Peace guys, I'm out."

As we reported, the Henderson Fire Department knocked down the flames about an hour after the fire started at Bonnar's place, but were unable to save it from being destroyed.

Officials say an investigation into what caused it is still ongoing.

UFC Legend Stephan Bonnar Home Ruined After Devastating Fire ... Wife: 'We Have Lost Everything'

Sad news for Stephan Bonnar ... the UFC legend's family says its Nevada home was destroyed in a fire this week.

TMZ Sports has learned ... the Henderson Fire Dept. received a call for a residential fire at 2:40 PM on Monday ... and when help arrived on the scene, fire and smoke were visible from outside the home.

Due to high winds and the closeness to the neighboring homes, the first responders called on the Clark County FD for backup in order to get the blaze out. The fire was extinguished nearly an hour later.

The fire dept. says two adults, one child and four dogs were removed from the home. Luckily, no injuries were reported ... and no one was transported to the hospital.

Bonnar's wife, Andrea, shared the news on her business' Facebook ... saying, "I am just jumping on to let you know our house burned today and we have lost everything."

The cause of the fire is still under investigation.

Stephan Bonnar was part of arguably the most important fight in UFC history -- the season finale of the Ultimate Fighter 1 against Forrest Griffin. Stephan lost by decision, but the fight was so incredible, the UFC gave both guys contracts.

Bonnar fought everyone from Rashad Evans and Jon Jones, to Tito Ortiz during his career ... posting a 15-7 record.

Todrick Hall Sued For $60K in Unpaid Rent ... For Same Home He Claimed He Bought

Choreographer and former "Celebrity Big Brother" contestant Todrick Hall may not be a homeowner after all ... cause TMZ has learned, the dude's just been hit with a lawsuit for thousands in unpaid rent.

According to docs obtained by TMZ, Hall is being sued by Avi Lavian who claims Todrick failed to pay $60k in back rent, for his Sherman Oaks home. The suit claims, Hall is supposed to pay $30k per month in rent but is now around 60 days behind.

Oddly enough, the 36-year-old singer raved about buying the lush home and gave an elaborate tour on YouTube. He said ... "I have been wanting to buy a home for a very very long time, and this is a dream come true."

Check out the video of Todrick showing off his pad and all the cool amenities ... including an outdoor pool, a movie theater, an enormous walk-in closet and a bedframe decked in Louis Vuitton -- just to name a few.

You might recall Todrick from the reality show, "Celebrity Big Brother." He first gained national attention, after appearing on the 9th season of "American Idol" … he's done quite a few gigs since then, including appearing on "RuPaul's Drag Race" as a choreographer and judge, and working with huge stars like Beyonce and Taylor Swift.

Now, it looks like the homeowner life may not have really been a reality for the reality star.

Jon Gruden Sells Las Vegas Mansion For $7 Mil ... Months After Raiders Ousting

Jon Gruden lost his job in Vegas -- and now he's officially given up his home there as well ... TMZ Sports has confirmed the former Raiders head coach just officially sold his mansion in the desert for $7 million.

The 58-year-old put the 8,684-square foot palace on the market back in February following his infamous ousting from the Raiders ... and it didn't take long for it to sell.

We're told the sale just closed recently -- and it's clear from the pics of the place, the buyer is going to be happy with the purchase.

The pad features retractable floor-to-ceiling windows along with five bedrooms, seven bathrooms, a chef's kitchen and a climate-controlled wine cellar.

The property's backyard is decked out too, with an infinity-edge pool, spa, fire pit and BBQ area. It's also got beautiful views of the Nevada mountains.

Heidi from Lifestyle LV tells us the listing also included an empty lot (also owned by Gruden) that's adjacent to the mansion. The final price tag was $7,025,000.

As we previously reported, Gruden -- who began coaching the Raiders for a second go-around back in 2018 -- resigned on Oct. 11, 2021, after it was revealed he sent emails in the past that contained racially insensitive, misogynistic and homophobic language.

Since then, Gruden has filed a lawsuit against the NFL and Roger Goodell, claiming the commish leaked the emails to destroy his coaching career and reputation.

Katy Perry Bye Bye Bev Hills .... Listing Estate for $19.5 Mil!!!

Katy Perry is moving to greener pastures -- if Beverly Hills can be considered a pasture --  because TMZ has learned she just listed her estate for a fortune.

Katy bought the house in 2017. It's just under 6,000 square feet with 5 bedrooms and 6 bathrooms. It has the obligatory pool, a gym, a sauna and a cold plunge. It also has private hiking trails. And maybe most impressive ... a long-ass driveway -- we're told it's the best one in the neighborhood.

Speaking of neighbors, they include Penelope Cruz, Adele, Zoe Saldana, Jennifer Lawrence, Nicole Kidman and Ellen.

She bought the house for $18 million, so she'll make a few bucks.

As for where she and her fam are moving ... that's unclear, but she does have an estate in Montecito -- home of Oprah -- where she spends a lot of time with Orlando and Daisy.

Jeffrey Epstein Private Islands Up For Sale Buyers Beware -- Bad Juju???

Jeffrey Epstein's private islands are up for sale for $125 million ... but is the land's dark past worth the price of paradise?

The 5.8-mile property, spanning 2 islands with 6 beaches, was put up by Bespoke Real Estate ... complete with a library, movie theater, and even a Japanese bathhouse.

Epstein bought the smaller of the two -- Little St. James -- in 1998 for $7.95 million. He added to his portfolio by snagging the neighboring Great St. James for $17.5 mil. He developed the properties until he was arrested in 2019 on sex trafficking charges.

Prosecutors claim Epstein would take girls -- some as young as 11 -- to the islands, where he and his cronies would sexually assault them.

As you know, Epstein was found hanging in his jail cell in August 2019, which authorities say was a suicide. Since his death, the properties went up for sale, along with his waterfront compound in Palm Beach for $18.5 million, which was later demolished and his townhouse in New York City for $51M.

Money from the sale of the islands will go to his estate, which is still facing huge lawsuits.
