Tommy Lee's putting a whole new meaning to Mötley Crüe's hit, "Looks That Kill" ... by selling a crib with killer views.

The rock star drummer listed his picturesque Calabasas crib for a cool $4,599,000.

The 6-bedroom, 8-bathroom house sits on a 12,000-square-foot lot. Tommy's a rock star, so ya know it's got the bells and whistles ... custom-built construction, state-of-the-art recording studio and a home theater.

Make no mistake ... Tommy's crib has an addicting hook with sweeping city views. If safety and privacy are high on your list ... you'll be happy to learn this tri-level crib sits inside a gated community. The bad news -- we've covered about a zillion stories where the bad guys somehow make their way into gated communities.

Calvin Harris is allegedly a terrible neighbor who refuses to fix a steady flow of gross, disgusting water pouring from his house ... at least that's how one pissed off neighbor sees it.

Julie Opperman is suing the famed DJ ... claiming Calvin's Bel-Air property leaks and leaks and leaks filthy water that's coating a driveway and access road to her house. She says it's so bad, car tires spin in the muddy slime.

According to the suit, obtained by TMZ, Calvin's downhill neighbor claims the sludgy mess has been oozing for nearly a year, and it's only a matter of time before it causes an accident.

Opperman says the city has cited Calvin twice for the mess, but she claims all he did was throw down some sandbags to block the flow ... and it was a band-aid fix at best.

The alleged leak isn't the only thing pissing off Ms. Opperman ... she says Calvin has also failed to fix some hefty fissures in his giant retaining walls directly above her property, thereby placing her in constant peril of serious injury. She claims the wall could collapse at any minute and crush anyone beneath it.

Opperman wants the judge to force Calvin to stop the smelly flow permanently, and build a new retaining wall. She's also suing for damages for mental and emotional distress, and loss of property values.

Eminem came face-to-face with a home intruder who slipped past his own security -- which was sound asleep -- and the guy made it into his living room.

Police sources, as well as sources connected to Em, tell TMZ ... the break-in went down earlier this month at around 4 AM at Em's Detroit-area home in a gated community.

According to law enforcement ... the suspect, 26-year-old Matthew David Hughes, used a paving stone to smash a kitchen window and climbed inside the house.

We're told an alarm went off and it woke Eminem. Em got up and found the intruder in his living room. The intruder was detained and the guards came a-runnin' and grabbed the guy.

Police were called and rushed to the home ... Hughes was taken into custody and booked on charges of first-degree home invasion and malicious destruction of a building -- both felonies.

It didn't appear the intruder was trying to steal anything ... seems he wanted a face-to-face with Em.

Hughes is still being held on a $50k bond at the Macomb County Jail.

Kylie Jenner has just expanded her empire ... because TMZ has learned she just bought a massive, new estate in one of the best areas of L.A., with a price tag of $36.5 million.

It's an interesting move because Kylie's become something of a land baroness in Calabasas, but this is miles away in the heart of L.A. -- Holmby Hills.

The house is 15,350 square feet and it's billed as a resort compound. It's a single-story, modern compound with a dedicated guardhouse. The house has a chef's kitchen, an outdoor projection screen, home theatre, bars and game rooms, a gym and a championship-level sports court with pickleball/basketball.

The house also has 2 guest apartments, so she's got ya, Stassi.

Kylie negotiated well ... the house was listed at $45 mil.

The seller has a connection to Kylie. He also sold her land in the Palm Springs area where she's building a home.

Wanna see what Roger Goodell's "man cave" looks like?

Great, because he's finally giving the world a glimpse into his Westchester County home ... where he'll be conducting the NFL Draft.

"We're right here in what we affectionately call in they Goodell family ... the man cave," Roger said on "Good Morning America."

Roger says he and his wife Jane Skinner have twin girls -- and the room was formerly used as a storage space for their dolls, but that's been changed for a more football-strong look.

"We've turned this into a mini studio. There will be 3 people in here with me [during the NFL Draft]."

So, what's in Roger's man cave? Some football books, football bobbleheads, old cleats, signed footballs, an American flag.

Rog says he's been testing out his Internet connection and his technology and insists "it worked pretty well last night."

There's more ... Roger was also asked if the NFL season is in danger of being canceled.

"One thing I've learned about what we're going through as a country is you can't tell a week from now, much less 3 months from now. Our job is to be ready. We'll be ready to make alternatives ... we'll be putting public safety #1 as we always do and make sure our fans, our players, everyone are able to be in a safe environment."

Translation -- who knows?!

As for the tradition of booing Goodell at the NFL Draft -- Roger says he "loves" it (yeah right!) and insists the NFL is figuring out a way to incorporate boos into the Draft broadcast.

Josh Altman -- one of the many realtors to the stars in Hollywood -- says Meghan Markle and Prince Harry are cream of the crop clients every agent is clamoring for right now -- but if they were under his wing, he'd have one key piece of advice for them ... gated or bust.

The 'Million Dollar Listing' star tells TMZ ... everybody in the real estate game in L.A. knows someone who knows the Sussex couple -- and every big shot realtor wants a bite at the Royal apple now that they're officially doing some home shopping in the City of Angels.

Josh says he isn't repping them himself, but if he was their agent, he'd strongly suggest getting a house that's tucked away and firmly secure, to keep paparazzi and other crazies away. He's got a neighborhood in mind for reference, which has two exits out of the gated community ... something he thinks they want.

As we've seen in the recent past ... Meg and Harry value their privacy, and have at times gone to great lengths to close themselves off -- even making threats when they feel it's being violated. It'll probably only get worse in La La Land, so maybe listen to Josh here.

TMZ broke the story ... sources with direct knowledge tell us Meghan and Harry are looking in Bel-Air and their range is $12 to $18 mil. It's unlikely they'd end up in a gated community in Bel-Air, but they'd almost certainly have a gated estate with security.

BTW, JA also talks about the housing market and what he thinks is going to happen once the coronavirus pandemic is under control. Long story short ... it's a great time to buy, so that means it'll probably be properties galore for the newbies in town too.
