As we told you ... Cardi's hubby unveiled his present to her at her 29th birthday bash earlier this week -- a sweet chunk of real estate in the Dominican Republic -- but now we're getting a first look inside, and it has awesome ocean views.

The newly constructed, luxurious villa has 7 beds, 7 baths and 8,000-sq.-ft of living space ... sitting on a 4-acre hillside lot right near the beach.

As you can see ... the 4-story mansion features not one, but 2 main entrances, an Italian kitchen, wine fridge, rooftop pool and a separate studio with a kitchen and living room.

The property's also inside a guarded and gated private community that boasts 3 tennis courts, private beach access, 2 more pools and, of course, a helipad!!! Gotta beat that tourist traffic.

Joe Rogan had a super-interesting convo with CNN's Sanjay Gupta ... it was confrontationally civilized.

The good Doc was clearly on a mission to counter Rogan's message about the COVID vaccine. "The Joe Rogan Experience" is a huge platform -- 200 million downloads per month -- so Gupta was clearly there to challenge Joe over not getting the shot.

Rogan made it clear --- he's not anti-vaccine. In fact, he says he made an appointment to get the shot but ended up a no-show. As for why ... Rogan said, "I'm a healthy person, I exercise constantly, I'm always taking vitamins, I take care of myself."

Gupta was gentle, but clear -- asking Rogan if it's better to have the virus than to become infected. Rogan, who got COVID, conceded it was no fun going through it, but added he's been sicker with a bad cold.

That doesn't address the fact more than 700,000 people in the U.S. have died from COVID, and Joe agreed certain people -- including the elderly and the overweight -- should get jabbed, but not everyone.

Then Joe dropped a theory that stunned Sanjay ... "I think it would be better to get the vaccine and recover and have amazing immunity ... you know what I think you should do? I think you should get vaccinated and then get sick ... the vaccine protects you from a bad infection and you get COVID so you get robust immunity ... get vaccinated, let it wane and hang around with a bunch of dirty people."

Gupta made it clear .... the win is for someone not to have the virus at all, and that's what the vaccine does.

"Southern Charm" star Madison LeCroy is ready to walk the aisle ... 'cause TMZ's learned she recently got engaged and, no -- it's not to Alex Rodriguez or Jay Cutler.

Sources tell TMZ ... Madison's boyfriend, Brett, popped the question and Madison didn't hesitate for a second with a "Yes," because, as one source put it, he treats her better than any man has before. She also loves that he's a good father-figure to her 8-year-old son, Hudson.

Our sources say Madison and Brett didn't meet that long ago and weren't even living in the same state when they first started dating.

We're told the relationship is so mysterious ... a lot of her friends haven't met Brett but she's ALWAYS talking about how much she cares about him. Back in April, Madison, who previously dated co-star Austen Kroll, teased on social media she was dating someone new. And, 2 months later, she and Brett went IG official.

The engagement comes not long after Madison was rumored to be at the center of A-Rod's split with Jennifer Lopez. Remember, there were claims A-Rod got cozy with Madison, but A-Rod's team said they never even met.

She had also previously been linked to ex-Bears QB Cutler... though that was a brief fling. Nevertheless, Madison now seems more than content to have a new man.

While we don't know much else right now about the relationship, our sources say Madison and Brett's relationship is documented in the upcoming 8th season of "Southern Charm" ... though it's unclear if production cameras captured the proposal.

The cemetery accused in a viral video of burying bodies on top of each other insists there's no nefarious tale from the crypt going on, because it's not what it looks like on camera.

Here's the deal ... a woman visiting her sister's plot at Laurel Grove Cemetery in New Jersey posted a video showing what appeared to be a fresh mound of dirt over her loved one's grave. She blasted the cemetery, accusing it of doubling up, and using the plot for someone else too.

Jessica Tawil, who posted the video that's making the rounds on TikTok, says the incident happened Monday, and she claims there was an extremely foul odor coming from the pile of dirt on her family's $12,000 plot, which she believes had been disturbed.

However, Laurel Grove Cemetery tells TMZ ... the video really just shows their process for routine maintenance on plots -- soil gets placed on the area before it's leveled, covered with topsoil, seeded and then covered with hay to protect the seed.

The family isn't buying that, and says they're exploring legal action and want to get the gravesite formally inspected. They claim they filed 2 reports with cops.

Cher's going after the widow of her late ex-husband and music partner, and if she and Sonny Bono wrote a song about it ... Cher might have named it, "The Cheat Goes On."

The singer filed suit against Mary Bono Wednesday in a federal court, alleging Sonny's widow's been withholding royalties from Sonny and Cher's 1960s hits ... such as "I Got You Babe" and "The Beat Goes On."

According to the legal docs ... Cher claims when she and Sonny divorced in 1975, they agreed to an equal split of their music royalties and inked a deal to that effect when they settled the divorce in 1978.

Cher alleges Mary's been trying to undo her ownership of those rights and royalties in recent years.

If you aren't familiar ... Cher married Sonny in 1964 -- she was his second wife -- and the duo went on to wild success with their songs, as well as "The Sonny & Cher Comedy Hour" in the early '70s before they split.

Cher went on to a successful solo career in showbiz, while Sonny became a California politician. He wed Mary, his fourth wife, in 1986 ... and was married to her when he died in a skiing accident in 1998.

Cher and Mary reportedly got along well after Sonny's death, but things have clearly chilled ... now Cher's suing for at least $1 million in damages and wants a judge to declare the 1978 divorce settlement splitting up the music royalties is still enforceable going forward.

Prince William has some harsh words for the Elon Musks, Jeff Bezos' and Richard Bransons of the world ... focus on fixing this planet instead of exploring what else is out there.

The Duke of Cambridge blasted the so-called "billionaire's space race" and space tourism while speaking to BBC Newscast on the same day William Shatner made history by becoming the oldest person ever to go to space.

You can hear the disdain in William's voice while he also pleas with the sharpest minds to allocate their brains and resources to repair planet Earth. He said, "We need some of the world’s greatest brains and minds fixed on trying to repair this planet, not trying to find the next place to go and live."

It goes without saying ... William, whose Earthshot Prize will award roughly $70m over the next decade to those focused on saving this planet, says he has ZERO interest in taking part in space tourism. In fact ... he tells the interviewer how high he's been as a former pilot himself, and that was good enough for him.

William's shot at space tourism came on the day Captain Kirk and 3 other crew members hopped on Blue Origin's New Shepard capsule and successfully blasted off into space.

The crew experienced 4 minutes of weightlessness before parachuting back down to Earth. Shatner told Bezos it was "the most profound experience" of his life.

Kyrie Irving is finally speaking out publicly about his anti-vaccine choice ... explaining he believes nobody should be told what to do with their bodies -- and he's tired of feeling "demonized" over his decision.

The Brooklyn Nets star -- who's been barred from playing and practicing with his team until he either gets the vaccine or gets some sort of exemption -- broke his feelings down on the matter in a lengthy video on his social media page Wednesday.

In his talk with his camera, which lasted over 20 minutes, Irving repeated over and over again he's against vaccine mandates.

In his explanation, Irving made it clear he wants people to be able to make their own decisions on the shots without a threat of potentially losing their jobs, livelihood and money.

The NBA star added he's tired of hearing critics blast him for his decision ... saying he hasn't done anything criminal.

"I haven't hurt anybody," Irving said. "I haven't committed a crime. I'm not out here acting dumb, stupid. I'm out here taking care of my family, my kids."

Irving said he would not retire over it all ... but did not reveal his plan for getting back on the court despite his strong, anti-vax stance.

The Nets, meanwhile, have stated they're moving on from Irving in wake of his decision ... with the team's general manager, Sean Marks, saying this week, "we will not permit any member of our team to participate with part-time availability."

Carole Baskin hasn't been this astonished since Joe Exotic ran for president -- she can't figure out how Kate McKinnon copycatted her so perfectly for the upcoming Peacock series.

Carole tells TMZ ... she was stunned to see the 'SNL' star's transformation for "Joe Exotic" ... the dramatic series based off the Wondery podcast with the same title. As you know by now, Joe and Carole have major beef, to put it lightly.

He's accused her of feeding her 2nd husband, Don Lewis, to a tiger.

Anyway, she's stunned because producers nailed the wardrobe -- Carole says she has almost exactly the same outfit as the one Kate's wearing in a new photo from the set. Even Kate's necklace is spot on, which surprises Carole because she never wore that piece of jewelry on the Netflix docuseries.

Her only explanation for Kate's doppelganger act is sooo Baskin. Carole says Kate must be channeling her inner cat lady to be rocking those flats, jeans, sunglasses, purse and messy hair. Hell, they're even using the same 2012 Toyota pickup CB drives.

BTW, Carole says Kyle MacLachlan also did a good job portraying her current husband, Howard -- but it's not identical. She says Howard never wears short-sleeve button-up shirts nor a wedding ring, but she still approves.

Carole says she heard the series will explore her relationship with Howard -- but she's in the dark when it comes to how her battles with Joe will play out on the show.

Remember, she's never actually spoken to him in real life, so she hopes whatever the writers come up with is based on facts.

Dog the Bounty Hunter hasn't given up his hunt for Brian Laundrie -- he's got one more vital person to speak with -- and he's en route to her now.

Sources familiar with the situation tell TMZ ... Dog has NOT left Florida yet -- despite injuring his ankle earlier this week -- and is still working leads. We're told he's currently headed to the home of Laundrie's sister, Cassie, with whom he will attempt to discuss the case.

Earlier this month ... Cassie confronted a group of protesters outside her Florida home and told them she doesn't have the slightest clue where Brian's hiding, but added she wasn't sure if her parents had anything to do with his disappearance.

Our sources say Dog is still hobbling around on that bum ankle, but wants to make sure he's tried every possible avenue to locate Laundrie ... before heading to Colorado to get checked out by his doctor. As we reported, Dog hurt his ankle a couple of days ago in rugged terrain.

The Cassie meeting would come just a day after an autopsy report revealed Gabby Petito died by strangulation. The Teton County Coroner estimated the time she was killed might have been 3 to 4 weeks before her remains were found.

Gabby's family is heading to Wyoming to retrieve her body, and have her cremated.

A golf fan had to spend a day in the hospital with a bloody head injury over the weekend ... and it's all 'cause Masters champ Hideki Matsuyama couldn't keep a drive straight.

Here's the deal ... Matsuyama was competing in the 2021 Shriners Children's Open in Las Vegas -- when on the 16th hole of his second round on Friday, he cranked a drive that went way right.

You can see in footage of the shot, it was so far from the fairway, it accidentally crash-landed into a fan's noggin -- knocking the guy to the ground.

Robert, the fan who was hit, tells TMZ Sports he was a bloody mess after the ball drilled him ... and felt "weird" and "totally disorientated."

Robert says while he was trying to recover, Matsuyama was nice enough to sign an autograph for him and apologize -- but the injury was so bad, Robert was eventually taken to the hospital.

Robert tells us he needed 6 stitches to close the wound, and you can see in photos of the aftermath -- the whole thing was gruesome.

Robert -- who says PGA Tour officials have not reached out to him over the incident -- has since started a GoFundMe to help with his medical bills, believing it could cost him in the $15,000 range.

He is expected to make a full recovery.

For the first time ever, one of the costumes was even too outrageous for "The Masked Singer" ... and we're talkin' below the waist.

Jester, possibly the scariest costume to ever grace the 'Masked Singer' stage, almost didn't grace the stage at all ... TMZ has learned.

We're told the OG Jester costume had a specific vision for the look ... a codpiece to protect his, um, family jewels.

But, during rehearsals, we're told the codpiece caught the eyes of FOX execs and the network instantly deemed the Jester "too hot for TV."

The costume was adjusted to minimize Jester's private parts, much to the celebrity's dismay, and now he's got the green light.

While the spirit of the OG design is what folks will see on their TV sets, Jester is also family-friendly ... but our 'Masked Singer' sources say they still can’t promise kids won't go screaming when they see Jester's mask for the first time.

Kim Kardashian and Kanye West are way further along in their divorce proceedings than we thought, because their most valuable asset is already signed, sealed and delivered to Kim at a price of $20 million.

According to legal docs -- obtained by TMZ -- Kim is now the sole owner of the Hidden Hills estate ... Kanye signed over his rights to the property and the transfer was recorded with the County of L.A. on Sept. 28.

This is really significant, because there have been rumblings Kim and Kanye have been trying to salvage their marriage. If that were the case, it's doubtful huge assets like the family home would be formally transferred. What would normally happen is that they'd make an agreement to transfer various properties, but they wouldn't pull the trigger until they knew the divorce would go through.

This is a screaming signal there will be no reconciliation. The divorce is full steam ahead. In return for becoming sole owner of the Hidden Hills estate, Kim paid Kanye $20 million -- that's the so-called "buy out." Fact is ... Kim did well for herself, because that's the price they paid in 2014, before Kanye literally razed the house to the ground and rebuilt it, and it's now worth around $60 mil.

The home is a masterpiece, Kanye worked with architects and designers from around the world to finish it ... complete with a basketball court, detached gym, massive swimming pool ... and 2 kitchens!

Kim and the kids have remained in the home since February when she filed for divorce, and our sources say the home is the most important part of the property settlement for Kim.

So, the question ... what was the deal with Kim and Kanye hanging out, Kim attending the various "Donda" listening party events, Kanye showing up for 'SNL,' and on and on? Well, whether they tried to work it out, it seems that's in the rearview because the divorce is barreling down the tracks.

Carl Nassib -- the only openly gay player in the NFL -- was granted a day off by the Raiders on Wednesday ... after his former head coach, Jon Gruden, was ousted for spewing homophobic comments in emails.

Las Vegas Raiders general manager, Mike Mayock, just told reporters Nassib requested the "personal day" following the departure of Gruden ... explaining, "He just said he's got a lot to process."

"There's a lot that's been going on the last few days," Mayock said of Nassib's situation. "And, of course, we support that request."

Mayock added that he's already spoken with Nassib multiple times in wake of Gruden's exit ... and is planning to meet with him later Wednesday as well.

Mayock did not elaborate on if he expected Nassib to play Sunday when the Raiders take on the Broncos.

As we previously reported, Gruden stepped down as Raiders head coach after emails from the 58-year-old containing anti-gay rhetoric surfaced this week.

Some of the messages included the vile words "f*****" and "queer."

Nassib has yet to publicly comment on it all ... but he did say just a few weeks ago that he avoided going public with his sexual preferences sooner because, among other reasons, he "didn't know if guys would be supportive or not."

Mona Rodriguez was shot in the head by a school resource officer while fleeing the scene of a fight -- unarmed, no less -- and now that she's died ... her family is seeking accountability.

Oscar and Iran Rodriguez -- Mona's older brothers -- came on "TMZ Live" Wednesday to discuss this tragic story that went down in Long Beach, CA. Mona had gotten into a fight, and while attempting to leave the scene in her boyfriend's car ... a campus cop who'd responded decided to open fire on them.

One of the bullets Eddie Gonzalez fired struck Mona in the head ... leaving her hospitalized on life support. After doctors determined Mona was brain dead, the life support was turned off -- and now the Rodriguez brothers find themselves in a nightmarish battle to get any measure of justice.

As they explained to us, they feel they're getting the cold shoulder from Long Beach officials, including Mayor Robert Garcia, as well as L.A. County District Attorney George Gascon.

As they say, they just want answers ... and more importantly, they want justice for their slain sibling, who leaves behind an infant child -- now in the care of their mother.

Oscar and Iran have been outspoken since the killing, calling for the arrest of Gonzalez -- who's since been fired from his job with the school district -- but to this point, all they know is Long Beach PD is investigating Mona's death as a homicide.

The brothers made it clear they want the D.A. to charge Gonzalez with Mona's murder.

Ray J is no longer battling pneumonia from a Miami hospital bed ... he's been discharged and is continuing to recover at home.

Sources close to the situation tell TMZ ... Ray was released from the hospital over the weekend and he's also stopped using an inhaler and isn't on oxygen anymore.

As we told you ... Ray J was admitted earlier this month, where doctors discovered he had pneumonia and assumed he had COVID too. Ray tested negative for the virus and was eventually moved out of the COVID wing, but was super scared.

Our sources say Ray thinks his busy schedule and constant travel were to blame for his illness, and now he's realized he needs to take care of his health.

At one point in his bout with pneumonia, we're told Ray thought he was going to die, and now he's just thankful to have made it out.

TMZ broke the story ... Ray filed to divorce Princess Love while he was hospitalized, the third time the couple's walked down the divorce aisle.
