Gene Simmons is out with the old, and in with the VERY new after plunking down $10.5 million on a stunning modern mansion in the Hills of Beverly.

We've learned the KISS star actually got something of a deal for the 4-bed, 5-bath crib with close to 8,000 square feet of living space. The deal closed today, so Gene's personal belongings probably haven't even made it through the front door yet.

As for the home ... it's about as modern-looking as they come, with a pool complete with LED lighting, a home theater, built-in art installation and wine cellar fit to hold enough booze to get a small village wasted.

Simmons has been quite the real estate aficionado as of late ... he recently sold his long-time Beverly Hills home for $16 million and just listed his Vegas crib for $15 million.

Gene scored big on his most recent purchase, the home was first listed at $11.5 million ... so the $10.5 million Simmons paid to the former owner -- a billionaire Swiss steel magnate -- ain't too bad.

Celeb real estate agent Tomer Fridman -- who reps the Kardashians on almost every real estate transaction they make -- repped the seller. He's with Compass. Gene was represented by Lisa Young ... also at Compass.

Ariana Grande buy-eth, and Ariana Grande sell-eth just as fast -- she's unloading her L.A. fortress after a little more than a year of living there ... and turned a small profit.

AG just sold her mansion up in the Hollywood Hills, with a birds-eye view of La La Land below -- scooping a nice and neat $14 million in the sale. No word on where she may be heading next ... but wherever she lands, she'll have more than just one person to think about.

Since snapping the place up back in the summer of 2020 ... Ari's gone through a lot of changes, including her marriage to Dalton Gomez.

Presumably, their next property might become their love nest and permanent home base ... as the possibility of kids and everything else that usually comes after nuptials starts to work its way into the picture.

As for the pad she's leaving behind ... it probably would've worked just fine for a future fam too, as it was NOT lacking in space or luxury. It was a 4-bed, 7-bath modern-day palace -- with a private fitness studio, a 300-bottle wine cellar, a pool and gorgeous views of the city.

Still, maybe they're thinking of a new area ... and perhaps want even more room to spread out than this. Remember ... Ari bought it for a cool $13.7 mil at the time -- so she made about $300k from the sale, and probably broke even after fees and closing costs.

NFL Star Joey Bosa Cops Insane Waterfront Pad ... After Signing $135 Million Contract

Chargers star Joey Bosa is finally spending some of the cash he got after signing his mega, $135 million contract last year ... copping an insane waterfront mansion in Florida this month.

TMZ Sports has confirmed ... the L.A. superstar just bought the crib in Fort Lauderdale -- his childhood hometown -- and the pad is amazing.

Pictures of the place, which was listed by realtor Tim Elmes, show it's right on the water, with an open floor plan and a ton of windows to soak in the view.

The house also comes with a dock, a wet bar, a pool and a fire table ... and it even features an elevator inside!!

Unclear what the final cost of the place was -- but it was last listed at $6,995,000.

Of course, Bosa just inked a huge, new contract with the Chargers back in 2020 ... so making the payments ain't going to be too much of a problem.

Bosa, meanwhile, has been producing since the Bolts forked over the cash his way ... he recorded 7.5 sacks in 10 games last year, and has 3.5 QB takedowns in 6 games so far this season.

Jeremy Piven L.A. Home Burglarized ... $20K Worth of Clothes Lifted!!!

Jeremy Piven may need a new wardrobe ... because we're told he's the victim of a home burglary that saw crooks get away with five figures worth of his threads.

Law enforcement sources tell TMZ ... the "Entourage" star had his Los Angeles area home broken into earlier this week, with thieves smashing a window to get inside Jeremy's crib.

It sounds like JP has expensive taste just like his fictional character Ari Gold ... because we're told the burglars made off with over $20,000 in clothes. Must be quite a haul.

Our sources say police are looking for videos to help them catch the perps ... but so far, we're told no arrests have been made.

It's unclear if Jeremy's place was specifically targeted, but we're told he was NOT home at the time of the burglary.

Jeremy's rep tells TMZ ... "It's unfortunate when high profile celebrities are a target of home robberies when traveling. Jeremy was out of town at the time doing his stand-up comedy shows in the UK."

Kim Kardashian Trespasser Busted Outside Home ... Despite Restraining Order

Kim Kardashian's got more problems with the man who allegedly sent her a package containing a diamond ring and Plan B ... we're told he showed up at her home again.

Law enforcement sources tell TMZ ... police were called to Kim's home in the San Fernando Valley early Tuesday morning after security at her gated community detained a man for trespassing.

According to new legal docs ... Nicholas Costanza, who Kim claims is the person who shipped Plan B pills and an engagement ring to her home earlier this year, is accused of harassing Kim and threatening her and her family.

We're told he was arrested Tuesday morning and booked ... and now he's been hit with a felony stalking charge because Kim has a restraining order against him.

While the same man has allegedly shown up at Kim's property in the past and tried to jump the gate ... we're told he doesn't appear to have gotten to her house this time and he's being held on $150,000 bail.

James Hetfield Sells Land In AZ For $1.2 Million

Metallica front man James Hetfield just cashed out on some land he owned down in Arizona ... and he's pocketing six figures from the transaction.

According to new legal docs ... James sold the 20 acres of vacant land he owned in Pima County for $1.2 million.

The docs, obtained by TMZ, say James struck a deal with the Rosemont Copper Company ... and the corporation is paying the rocker in straight cash. Cha-ching!!!

James first bought the sprawling plot of land, which is near the United States border with Mexico, in 1998.

James has been an involved member in the community ... the Metallica Scholars Initiative recently donated $100k to Pima Community College.

We reached out to reps for James ... so far, no word back.

Ya gotta love real estate ... it's almost always a good investment ... and they're not making any more land.

Blueface MOM ALLEGEDLY ATTACKED IN HOME ... Cops Think He Might Have Been Target

Blueface's mom and stepdad say they were attacked in a violent home invasion at a place her son owns ... and it sounds like the alleged attackers were there to go after the rapper.

Sources familiar with the situation tell TMZ ... Blueface's mom, Karlissa Saffold, and her husband got into a physical altercation with 4 men who broke into the Santa Clarita home where they stay.

We're told the men shattered a back window around midnight, but were scared away for some reason, and Blueface's mom and stepdad called the cops, who took a report.

It's pretty scary ... we're told the suspects returned a few hours later and somehow got inside the house, and Blueface's stepdad heard something downstairs and went to investigate.

We're told the stepdad bumped into one of the suspects and they started fighting. Our sources say another intruder joined the altercation, pointing an object at the stepdad before striking him in the head with it.

We're told the stepdad suffered a concussion and injuries requiring 10 stitches near his left eye ... and his face was a bloody mess.

Our sources say the 4 suspects fled and Blueface's family called the police, who brought the stepdad to the hospital for treatment. He's since been released.

A second police report was filed and we're told the Santa Clarita County Sheriff's Office is investigating ... but there have been no arrests so far and nothing appears to have been taken from the home.

Law enforcement sources tell TMZ ... one working theory is Blueface was the intended target ... but he wasn't home at the time, and doesn't live there.

We're told there are no suspects yet and law enforcement is still seeking cooperation from all involved.

Shaquille O'Neal has gotta be happy as hell right now -- the NBA legend is FINALLY parting ways with his humongous Orlando mansion after 3 years on the market!!

The 31,000-square-foot pad is insane -- it has 12 bedrooms, 11 baths and four half baths, a chef's kitchen and a fancy 17-car garage.

The lakefront property also has a 95-foot long luxury pool, a home theater with reclining seats, an aquarium room, cigar and wine bar plus a recording studio.

A piece of horror movie history is on the market -- the famous home from the Wes Craven classic, "A Nightmare on Elm Street" -- and Freddy Krueger is trying to help seal the deal.

The house and its iconic facade from the horror flick are listed for $3,250,000 ... and offers are being accepted through the end of Halloween. It's pretty funny, the folks trying to sell the home are going all-in on its association with the horror flick, with someone in a Freddy Krueger costume taking photos doing chores around the property.

The estate, located in the historic Spaulding Square neighborhood in Los Angeles, comes with 3 bedrooms in the 2-story main home and it's got walnut floors, a master suite, an open kitchen, patios, terraces and a bunch of French doors.

The power couple is listing the 1925 pad, asking for $4,450,000. The 13,292 square foot pad has 7-bedrooms, 8-bathrooms and was originally a Presbyterian church. It's since been retrofitted to not only house the rich and famous, but also hold special events.

Nestled in NOLA's Historic Garden District -- and just steps from the main Mardi Gras parade route -- the home's hosted weddings, salons and major recording stars and corporate execs.

It's easy to see why the rapper and singer loved this place ... the mansion's acoustics are unparalleled. According to the listing ... a Grammy winner once said, "I did my best writing ever, while watching the sunset from the rooftop garden!" The listing doesn't reveal who said that, but it easily could have been Jay or Bey.

Megan Fox & Brian Austin Green Settle Divorce ... Waiting for Judge to Sign Off

Megan Fox and Brian Austin Green have finally hashed out a final settlement in their divorce ... and all they need now is a judge's signature, which should come any day.

The exes filed legal docs, obtained by TMZ, that spell out some of the terms of the settlement. They agreed to joint legal and physical custody of their 3 boys ... something they had agreed to do from the jump.

Sources connected to the couple tell TMZ ... there was NOT a prenup, and in California, that means anything acquired during their 10-year marriage would be 50/50.

As for child and spousal support, the docs don't say. There's reference to a settlement agreed upon that was not filed with the court.

Megan will have her name restored from Megan Green to Megan Fox.

Megan is repped by Disso Queen Laura Wasser, and Brian is repped by Scott Klopert.

Megan and Brian got engaged in 2006 and there were a bunch of speed bumps that followed. They ended their engagement in 2009 but got re-engaged a year later.

They married on the beach in Maui in 2010. Megan filed for divorce in 2015, but the papers were withdrawn in 2019. Megan filed for divorce again last November.

Anyway, it's good that they figured out how to close this chapter of their lives -- because each of them has certainly turned the page in the romance department. As everyone knows, Megan is with Machine Gun Kelly now ... and Brian's dating 'DWTS' phenom Sharna Burgess.

It's crazy to think this all came crumbling apart just a year ago -- but considering how happy they both seem with their new relationships, we're sure they're more than happy to wrap this up as well.

Mohamed Hadid Ordered to Fork Over $2.8M to Neighbors ... In Mega-Mansion Lawsuit

Mohamed Hadid's pockets could get a lot lighter soon ... he's been ordered to fork over almost three million bucks to neighbors in his mega-mansion lawsuit.

According to legal docs, obtained by TMZ, a jury came to a verdict and decided Mohamed's neighbors John and Judith Bedrosian and Joseph and Beatriz Horacek suffered serious damage when Mohamed tried to build his doomed Bell-Air mansion dubbed the 'Starship Enterprise.'

The jury awarded the Bedrosians $300k and the Horaceks more than $2.5 million for their mental suffering, anxiety, emotional distress, annoyance, inconvenience, and other damages.

The neighbors sued in 2018 over Hadid's massive project on a hillside ... claiming thousands of cubic yards of soils were removed from the hillside without proper permits, which created a dangerously steep slope.

A third-party was appointed to demolish the property and remedy the soils and hillside stability issues. That order came in January 2020 but the structure's still standing.

A judge has now ordered the demolition to go forward. As we reported ... prosecutors also charged Mohamed over the ordeal. He pled no contest and ultimately got 3 years probation, community service and fines.

Case closed, but damn ... it's an expensive case for Mohamed!

12:59 PM PT -- 10/18 -- In addition to the $20 million Kim paid for the house, she shelled out an additional $3 million for the contents of the home ... the couple collected a lot of impressive art over the years, which likely helped drive that price.

Kim Kardashian and Kanye West are way further along in their divorce proceedings than we thought, because their most valuable asset is already signed, sealed and delivered to Kim at a price of $20 million.

According to legal docs -- obtained by TMZ -- Kim is now the sole owner of the Hidden Hills estate ... Kanye signed over his rights to the property and the transfer was recorded with the County of L.A. on Sept. 28.

This is really significant, because there have been rumblings Kim and Kanye have been trying to salvage their marriage. If that were the case, it's doubtful huge assets like the family home would be formally transferred. What would normally happen is that they'd make an agreement to transfer various properties, but they wouldn't pull the trigger until they knew the divorce would go through.

This is a screaming signal there will be no reconciliation. The divorce is full steam ahead. In return for becoming sole owner of the Hidden Hills estate, Kim paid Kanye $20 million -- that's the so-called "buy out." Fact is ... Kim did well for herself, because that's the price they paid in 2014, before Kanye literally razed the house to the ground and rebuilt it, and it's now worth around $60 mil.

The home is a masterpiece, Kanye worked with architects and designers from around the world to finish it ... complete with a basketball court, detached gym, massive swimming pool ... and 2 kitchens!

Kim and the kids have remained in the home since February when she filed for divorce, and our sources say the home is the most important part of the property settlement for Kim.

So, the question ... what was the deal with Kim and Kanye hanging out, Kim attending the various "Donda" listening party events, Kanye showing up for 'SNL,' and on and on? Well, whether they tried to work it out, it seems that's in the rearview because the divorce is barreling down the tracks.

'Sabrina the Teenage Witch' Spellman House Hits the Market ... With Scary High Price Tag!!!

The house where Sabrina Spellman and her witchy aunts cooked up mischief on TV has been summoned anew -- hitting the market in real life ... at a cost that'll make ya scream.

You might recall seeing the exterior of this Victorian home a lot during the original run of the 1990s comedy series -- it was where Melissa Joan Hart, Beth Broderick, Caroline Rhea and Salem (the cat) resided in the made-up Massachusetts town of Westbridge. Well, now the actual crib is for sale!!!

It's being listed by its mortal owners for a whopping $1.95 million in the New Jersey city of Freehold. Here's the weirdest part though ... the real estate agent is advertising it as an office building instead of an actual place to live -- which sorta makes sense considering the layout.

For starters ... this "house" is located in a business section of Freehold, and it actually has a small parking lot behind it. The inside is more office-y than home-y ... even though there are rooms -- they're not traditional bedrooms, per se ... and do seem more suited for a staff.

And yet ... there's a freaking kitchen inside -- so, we suppose any future would-be employees can cook up lunch on their break??? Whoever designed this place way back when didn't seem to know what they wanted it to be ... but in any case, it's going for a bundle.

If you're not inclined to plunk down nearly $2 mil for this pad/edifice ... you can rent it in two parts -- the front house goes for $9,750/month, while the back end's $3,200/month.

Better get that séance going to conjure up the dough for this investment. 😅
