Kylie Jenner has just expanded her empire ... because TMZ has learned she just bought a massive, new estate in one of the best areas of L.A., with a price tag of $36.5 million.

It's an interesting move because Kylie's become something of a land baroness in Calabasas, but this is miles away in the heart of L.A. -- Holmby Hills.

The house is 15,350 square feet and it's billed as a resort compound. It's a single-story, modern compound with a dedicated guardhouse. The house has a chef's kitchen, an outdoor projection screen, home theatre, bars and game rooms, a gym and a championship-level sports court with pickleball/basketball.

The house also has 2 guest apartments, so she's got ya, Stassi.

Kylie negotiated well ... the house was listed at $45 mil.

The seller has a connection to Kylie. He also sold her land in the Palm Springs area where she's building a home.

Wanna see what Roger Goodell's "man cave" looks like?

Great, because he's finally giving the world a glimpse into his Westchester County home ... where he'll be conducting the NFL Draft.

"We're right here in what we affectionately call in they Goodell family ... the man cave," Roger said on "Good Morning America."

Roger says he and his wife Jane Skinner have twin girls -- and the room was formerly used as a storage space for their dolls, but that's been changed for a more football-strong look.

"We've turned this into a mini studio. There will be 3 people in here with me [during the NFL Draft]."

So, what's in Roger's man cave? Some football books, football bobbleheads, old cleats, signed footballs, an American flag.

Rog says he's been testing out his Internet connection and his technology and insists "it worked pretty well last night."

There's more ... Roger was also asked if the NFL season is in danger of being canceled.

"One thing I've learned about what we're going through as a country is you can't tell a week from now, much less 3 months from now. Our job is to be ready. We'll be ready to make alternatives ... we'll be putting public safety #1 as we always do and make sure our fans, our players, everyone are able to be in a safe environment."

Translation -- who knows?!

As for the tradition of booing Goodell at the NFL Draft -- Roger says he "loves" it (yeah right!) and insists the NFL is figuring out a way to incorporate boos into the Draft broadcast.

Josh Altman -- one of the many realtors to the stars in Hollywood -- says Meghan Markle and Prince Harry are cream of the crop clients every agent is clamoring for right now -- but if they were under his wing, he'd have one key piece of advice for them ... gated or bust.

The 'Million Dollar Listing' star tells TMZ ... everybody in the real estate game in L.A. knows someone who knows the Sussex couple -- and every big shot realtor wants a bite at the Royal apple now that they're officially doing some home shopping in the City of Angels.

Josh says he isn't repping them himself, but if he was their agent, he'd strongly suggest getting a house that's tucked away and firmly secure, to keep paparazzi and other crazies away. He's got a neighborhood in mind for reference, which has two exits out of the gated community ... something he thinks they want.

As we've seen in the recent past ... Meg and Harry value their privacy, and have at times gone to great lengths to close themselves off -- even making threats when they feel it's being violated. It'll probably only get worse in La La Land, so maybe listen to Josh here.

TMZ broke the story ... sources with direct knowledge tell us Meghan and Harry are looking in Bel-Air and their range is $12 to $18 mil. It's unlikely they'd end up in a gated community in Bel-Air, but they'd almost certainly have a gated estate with security.

BTW, JA also talks about the housing market and what he thinks is going to happen once the coronavirus pandemic is under control. Long story short ... it's a great time to buy, so that means it'll probably be properties galore for the newbies in town too.

Jeff Bezos may have just paid millions of dollars over asking price for a New York City condo, but hey ... for him it's like throwing a penny into a fountain.

The richest dude in the world just dropped $16 mil on a 3-bedroom, 3,000 square foot apartment in the Big Apple. And check this out ... the joint sold in 2018 for $11.5 mil.

Real estate honchos say Jeff overpaid some for sure, but he has a higher purpose ... literally. The Amazon chief's new unit is smack dab below a penthouse and 2 other units which he bought last year for a cool $80 mil.

So, now Bezos has 4 contiguous units in the prestige building. The end game is to connect the units into a big ass home, but construction has yet to begin.

As we reported, Bezos is scooping up property left and right on both coasts ... he took David Geffen's Bev Hills home off his hands for $165 million ... also last year, after his divorce.

Speaking of his divorce, Bezos is closing in on replenishing his bank account after his marriage ended. As of Friday, with Amazon stock soaring during the coronavirus pandemic, Bezos's net worth swelled to $138.5 billion. He recently donated $10 bil to combat climate change.

Meghan & Harry Didn't Buy Mel Gibson's Mansion ... But They Should!!!

Meghan Markle and Prince Harry aren't moving to California just yet, despite reports they snapped up one of Mel Gibson's cribs, but from the looks of the place ... they might wanna reconsider.

There were reports last week the Sussexes bought Mel's $14.5 million mansion in Malibu. As you can see ... it's freakin' spectacular. However, our real estate sources have confirmed there's been no such deal.

The 5-bedroom beast of a home that has all the bells and whistles of prime real estate in L.A. ... plus access to a private beach club. The house has gone on and off the market several times over the years.

An L.A.-area real estate agent reportedly posted last week on social media that Harry and Megs sealed the deal, but then deleted that post. Seems someone got a little ahead of themselves, or it was just wishful thinking.

It wouldn't be a shocker if Harry and Meghan do buy something soon in the L.A.-area -- they both have deep ties in show biz these days. As we reported, Meghan just did the narration for Disney's new elephant documentary ... and Harry is producing a docuseries with Oprah Winfrey for Apple TV+.

We're just saying ... they could do worse than a 6,600-sq.-ft pad on 5.5 acres with a private gym, 2 pools, French country kitchen and kick-ass views.

Playboy Mansion Pouring More Than Plaster ... So Far, $1 Mil in Renovations!!!

The Playboy Mansion's massive facelift is already running 7-figures ... and this is only the tip of the iceberg.

TMZ's obtained a score of building permits from the City of L.A.'s Department of Building and Safety which show the extraordinary undertaking going down at the historic crib. For example, the staff area/garage alone is getting nearly $401,000 in renovations.

According to the permits, that's how much it'll cost to expand an "accessory living quarter" which is described as the guard/staff house that includes a basement. They're also adding a 4-car garage.

The revised basement will cost a cool $125k and that includes expanding the theater and golf simulator area, remodeling the kitchen, family and powder rooms.

Crews are adding "structural steel mesh" to the grotto pool and replacing the spa walls -- that'll cost $10k. For $20k, the infamous grotto pool is getting lights and skimmers to manage floating debris ... those will come in handy!!!

Over in the staff quarters, a whopping $70k will be needed to remodel the interior.

All in all, since billionaire Daren Metropoulos started filing permits for his new playground in July 2019 ... total construction cost has been $1.06 million.

As we reported, the Playboy Mansion is a shell of its former self since Daren started renovating the late Hugh Hefner's world-famous pad.

The Playboy Mansion doesn't look like your father's dream house anymore ... because it's completely unrecognizable these days, as a massive construction project ramps up.

Ya gotta check out these aerial shots of Hugh Hefner's former masterpiece ... the Playboy Mansion is covered in scaffolding and the roof is hidden under massive tarps.

The beautiful lawns are no more ... instead of lush green scenery, there's mounds and piles of brown dirt.

Perhaps the biggest change going on right now at the Playboy Mansion ... the world-famous grotto is looking like a shell of its former self, because the water's gone and the pool's been drained.

For context, here's a refresher on what the Playboy Mansion used to look like back in its heyday.

The luxury cars are all gone too ... now, the driveway is littered with cars from the construction crew.

As we first reported ... the Mansion is getting a massive facelift under billionaire owner Daren Metropoulos, who bought it from Hugh for $100 million. As part of the sale deal, Heff was allowed to live in the mansion until he died in 2017.

"The whole political aspect came, and I think I got brought into a lot of those things because it was so polarizing around the election time," said Brady, who once famously had a Make America Great Again hat in his locker.

Brady spoke all about being Jeter's newest tenant in Florida with Howard Stern on Wednesday morning ... and TB12 couldn't have been happier with his new landlord.

The Buccaneers QB says he turned to the Yankees legend on super-short notice to get him a proper place ... and he says Derek has more than delivered with his Tampa Bay pad.

In fact, Brady -- who says Jeter even left the place furnished for him -- said of the whole process, "It's nice to rent!"

"I would definitely say you get all of the benefits with none of the responsibility. So I'm totally cool with this."

Brady says the openness of the home is taking some getting used to ... back in Massachusetts, he says it was nearly impossible for fans to drive up to his door.

But, now, he claims boats pull up to his backyard and people are congregating outside on the streets.

"It's a little different," Brady said. But, the QB added, "Derek did a pretty good job of screening it."

As for monthly payments, Brady says he and Jeter had NO discussions of that ... claiming their reps got all the dollars and cents talked out before he moved in.

By the way, that monthly rent check is reportedly somewhere between $75,000-$100,000 ... which ain't much for Tom, who signed a 2-year, $50 MILLION deal with the Bucs.

Yeah, still great to be rich!
