Mario Lopez was finally able to unload his L.A.-area mansion after putting it on the market last year -- but he's had to chisel at the price tag to do it ... to the tune of $2 million.

Real estate sources tell TMZ ... the longtime TV host and actor just closed the sale of his Glendale estate this week for a total of $4.55 million. The reason he was looking to get rid of it, we're told, is because he bought another mansion in L.A. last year for way more -- worth around $9.4 mil.

You'll recall ... ML's been working to get this Glendale property off his hands for a minute. He first listed it back in August for $6.5M ... but then took it off the market around the holidays, as there didn't appear to be many takers at the time. In January, he relisted the place ... only then, for a little cheaper.

Two things to take away from that ... one, it speaks to the real estate environment right now. Properties simply aren't selling like they were a few years ago during the pandemic -- when interest rates were super low -- and potential buyers were running around snapping up homes. Now, things have slowed down quite a bit ... and buyers are more picky.

The second thing is that this is a great deal for whoever purchased Mario's pad -- because, obviously, it's a beaut. BTW, Mario's not stressin' about a couple million ... he's loaded and bought the house in 2010 for just under $2M.

We've told you about this house before. It's an 8-bed, 8-bath palace that's on the outskirts of L.A. -- away from all the madness -- but with all the same luxury. There's an old Spanish aesthetic built into the architecture ... but the inside is about as modern as you can get.

The main house -- and its two-bedroom guest house -- sits on over half an acre and comes with its own private gym, dance studio, pool, outdoor kitchen, cabana and bocce ball court.

The daughter of late soap star Kristoff St. John and professional boxer Mia St. John got arrested in Idaho after allegedly stripping down in a supermarket ... and cops say she later tried to escape from jail.

According to the arrest affidavit, obtained by TMZ, cops in Boise were called to a WinCo around 8 PM Monday night for a report of indecent exposure, with a store employee telling police Paris St. John was naked in the store, praying and meditating.

When cops arrived, they say Kristoff's daughter was naked in the store's front office. The woman who called police ultimately convinced Paris to put her clothes back on.

Police say Paris was arrested for indecent exposure and transported to Ada County Jail ... where cops claim she stood up and ran out of the jail's sally port when the door opened for an entering officer.

Cops say they told Paris to stop, but she ignored them and continued fleeing ... with police running after her, grabbing her and bringing her to the ground.

Paris was booked on three misdemeanor charges ... indecent exposure, escape, and resisting or obstructing officers. We're told Paris is currently getting mental health treatment.

The St. John family has been through a ton of trauma ... Paris' dad died 3 years ago from heart disease triggered by alcohol abuse ... and in November 2014, her brother Julian died by suicide.

Retired FBI agent Greg Shaffer says hours of training and the right mentality helped the hero cops disarm the man who was shooting up a Louisville bank.

Greg, an active shooter prevention expert with 20 years of experience at the FBI, joined us Wednesday on "TMZ Live," and explained just how difficult it is for police officers to deal with a situation like this, where they can't see the shooter.

Shaffer says the cops clearly had what he calls a "stop the killing before you stop the dying" mindset ... noting how Officer Cory "CJ" Galloway made a split-second decision to go after the shooter, even though his partner, Officer Nickolas Wilt, had just been shot in the head.

As Greg explains, Galloway did the right thing by taking cover and exchanging gunfire with the shooter ... ultimately taking down the killer, all while knowing his partner was in dire straits.

Greg says Galloway mentally stayed in the fight until the threat was neutralized, then went to aid his partner ... telling us it's textbook police training.

Officer Wilt was only 10 days out of the police academy when he responded to the scene ... and he remains hospitalized in critical condition, fighting for his life.

Amanda Bynes was having relationship problems the week before she was found roaming the streets naked ... her ex-fiancé says they broke up ahead of her mental breakdown.

Paul Michael tells TMZ ... two weeks before Amanda's breakdown, she had disappeared for 3 days and finally came home with another guy. They argued, she said she didn't care about him anymore and they ended the relationship. Paul packed up his things and left their home.

Paul says he was shocked at her disappearance and behavior, because up to that point, she seemed stable ... focusing on her nail care business and seemingly happy.

He thinks something happened to her and whatever it was happened quickly, because when she returned home with the guy Amanda seemed like a different person. A little more than a week later, Amanda was in desperate shape.

TMZ broke the story ... Amanda was walking near Downtown L.A. March 19 without any clothes. She waved a car down and told the driver she was coming down from a psychotic episode. Amanda borrowed the driver's phone and called 911 herself. She was placed on a psychiatric hold for 3 and a half weeks.

Paul says he hasn't spoken with Amanda since he left their home.

Amanda Bynes has been released from a mental hospital more than 3 weeks after she was first admitted for treatment ... TMZ has learned.

Sources close to Bynes tell us she was released Monday from the facility in Southern California after both Amanda and the medical staff determined she was ready to get back to her day-to-day life.

As we first told you, Amanda will start outpatient treatment to make sure she stays on the right path, working with doctors and specialists for the help she needs moving forward.

Our sources say Amanda will live in her own home, as she was before the hospitalization, and keep much of the independence she earned after 9 years in a conservatorship.

TMZ broke the story ... it was last month when Amanda was spotted naked and roaming the streets early morning near Downtown Los Angeles.

A witness tells us it was Amanda who flagged down a nearby vehicle, signaling she needed help. From there, Amanda called 911 and let operators know she was under some sort of psychosis and needed assistance.

Kim K starring in the new "American Horror Story" is raising cynics' eyebrows -- but she's probably gonna knock their socks off, according to one pro who knows TV frontward and back.

We talked to NPR's Eric Deggans Tuesday on "TMZ Live" about Kim's forthcoming role in Ryan Murphy's ongoing horror anthology -- and he believes she's poised to shock the critics with a solid acting performance that could impress the doubters.

Check out what Eric -- who handles all things television for the public radio network -- has to say about Kim and her history in Hollywood. Interestingly, he thinks she's long been underestimated.

While some might just see her as your traditional influencer trying to switch lanes in entertainment ... ED says Kim stands apart from all the other up-and-coming TikTokers and YouTubers who've similarly tried to jump to a much bigger stage.

While it didn't work out for most of those folks, Eric believes Kim's unique in that she can deliver a performance with proper direction. He adds, she's already shown flashes of acting chops.

There's also the Ryan Murphy element. We know the guy doesn't just churn out garbage -- most of the stuff he puts out is quality content, and Eric says he has no reason to believe this will be any different. He also brings up the X factor ... Lady Gaga.

We caught the R&B vet out Monday evening in L.A. amid the rabid backlash against his TV One special, "Uncensored." The first trailer for it has some people irate because it highlights how he first met his young bride Miya, fueling speculation she was a minor when they started dating.

Marques insists he's not sweating the opinions of strangers, he's well aware everyone has them -- and what he really wanted to clarify is he started dating Miya when she was 18 ... and they were married a year later.

She's now 22, while he's 41. They welcomed their first child in December 2021, and he says it's been bliss ever since.

He says the online misconception began when someone allegedly published the wrong birthdate for Miya ... leading folks to believe she was underage when their relationship began.

Millie Bobby Brown and her boyfriend Jake Bongiovi are officially taking things to the next level ... the young couple's announcing their engagement.

The "Stranger Things" star shared her big news Tuesday morning by posting a pic of Jake -- the 20-year-old son of Jon Bon Jovi -- hugging her. It looks like the shot was taken moments after he popped the question, because his now fiancée is rocking a stunning diamond ring on her left ring finger.

19-year-old Millie's caption for the engagement post included a quote from Taylor Swift's song "Lovers" -- "I've loved you 3 summers now, honey, I want 'em all".

Jake and Millie have been together since 2021 when they initially met on IG. They became friends IRL, and have been inseparable since.

JB, who happens to be the spitting image of his pops, also made sure to share the special moment with his followers -- the caption on his 2 photos simply read, "Forever 🤍".

It's unclear when exactly the engagement went down ... there had been recent speculation because Millie was seen potentially wearing the diamond ring in another photo, not too long ago.

Well, turns out that rumor is true. Congrats!

Nick Cannon says he's open to the idea of having a 13th child ... but you would probably never guess with whom ... except yeah, we told you in the headline.

The "Masked Singer" host sat down Monday with Howard Stern, who asked Nick about increasing his already large family by one if the mother was none other than Taylor Swift.

Although Nick at first wasn't really sure where he stood on the issue, he perked up once he heard the name of the pop star, who just called it quits with longtime boyfriend Joe Alwyn.

Nick couldn't contain his excitement over the Swift hypothetical, telling Howard, "That's the one. I'm all in!"

He then outlined why Taylor would be the perfect mate. "First of all, she's an amazing songwriter," Nick said, adding, "What I do love about Taylor Swift is that she has been so vulnerable and open with all of her music."

Nick noted that Taylor can relate to him through their "very similar" dating histories while joking that his "Spidey senses" were tingling. He ended the Taylor/baby convo with this, "That would be amazing."

As you already know, Nick has a whopping 12 kids by six different women. His latest child, Halo, came into the world in Dec. 2022.

Jeremy Renner says it was pure luck that he made it out alive from his now-famous snowplow accident after shattering 35 bones in his body.

Using a cane, the actor hobbled into his Jimmy Kimmel appearance Monday to discuss the harrowing incident, and he seemed to be in great spirits despite his horrible injuries from which he's still recovering four months later.

As you know, Renner was almost killed on New Year's Day when he tried to stop a snow-removal tractor from hitting his nephew and was crushed under the weight of the machine.

Renner described to Kimmel his good fortune after getting hit by the snowcat. He said, "It's like a giant metal-like cookie roller, right? And it just missed every vertebra, did not hit any organs, membrane did not swell - my eye did pop out, that's weird. But I got pretty lucky that none of the organs got messed up."

Renner said his first thought was to protect his nephew, Alex, as the snowplow started rolling down the hill. After he was critically injured, Renner said he was concerned about how his nephew was dealing with the trauma of seeing his uncle torn apart. "I did not see any of this stuff, but the blood and the thing and the eye, and all that stuff right? I had to see what [Alex's] perspective was.'"

Renner also said he remembered everything after the accident for 45 minutes, but then his memory went blank once he was transported to the first of two hospitals. He said doctors jammed an "emergency knife" into his chest and "I was like, "I got to go to sleep."

Renner went on to say he personally knew the first responders, all of whom seemed to think he was going to die. But, Renner told them, "No, man. I'm trying to get out of the hospital as soon as I was in it." I'm like, "I'm out of here."

At one point during the interview, Kimmel produced a photo of Renner in the hospital after the accident. Renner said his mom probably shot the image and then thanked his family -- who was in the audience -- for all of their support.

He also vowed to return to the first hospital -- from which he got booted -- to apologize for his erratic behavior while on heavy medications.

Kim Kardashian is dippin' her toes in the acting pool once again -- only this time, she isn't doing voice-over work -- she's apparently gonna appear alongside some heavy hitters in the upcoming season of "American Horror Story."

Kim dropped the bombshell news Monday morning ... posting a clip that reads, "Emma Roberts & Kim Kardashian are Delicate." It then flashes to the show's title with the iconic intro music.

Of course, 'AHS' is known for keeping the story of each season under wraps for a while, so nothing's known about her role, the connection to Emma's character, or how long KK will appear in the season ... but fans are already begging for more.

The show's honcho, Ryan Murphy, had some glowing things to say about Kim, telling THR, "Kim is among the biggest and brightest television stars in the world and we are thrilled to welcome her to the AHS family,”

It's worth mentioning this isn't Kim's first time at the rodeo -- she's appeared in several projects over the years as cameos and voiced Delores in "PAW Patrol: The Movie" in 2021 ... and will be coming back for the sequel alongside her daughter North, as we reported.

As for Emma, her comeback is HUGE for 'AHS' fans -- she first appeared in "Coven" way back in season 3, and hasn't been seen since 2019's "1984" season ... but many have been asking for her to come back for a while.

Big news for fans of Kim, Emma, and the show, but now the big question ... can Kim take a spot as the next great scream queen?

Lots of folks who watch "Succession" had Sunday night's episode ruined by the Los Angeles Times ... and they're pissed at the newspaper for spoiling a huge plot twist.

Betty White's former home in L.A. -- where she'd lived for decades -- is nothing but dust and dirt now ... as the new owners apparently aim to build up a massive mansion in its place.

The late actress's relatively modest Brentwood property -- modest for A-list celebs, that is -- was recently demolished ... and now, photos of the aftermath are surfacing, showing construction crews already hard at work laying the groundwork for something new.

As you can see, her old house -- a roughly 3,000-square-foot structure with 5 bedrooms and 6 bathrooms, complete with a pool -- is practically all gone, meaning the folks moving in did, in fact, want to build out from the ground up without a trace of the former estate intact.

Per real estate records, reviewed by TMZ, the buyers ended up being a dentist and his wife ... and it looks like they filed for a permit to bulldoze back in November. In February of this year, they filed more paperwork signaling they're interested in putting in a new pool and spa.

It would also appear they're geared up to get an entirely new main house built as well. Considering what they've already suggested they'll be putting in -- you can bet it's gonna be a lot bigger than what BW was staying in for quite literally decades.

As many know, Betty had lived at this Brentwood address since the '60s ... and her career in Hollywood got fully in swing shortly after that. Her crib was a staple of celeb sight-seeing for tourists visiting town -- but now, they won't be able to get an eyeful of what was once.

Pretty sad, to be honest. But, when you drop upwards of $10 mil for a piece of real estate -- you're entitled to do whatever the hell you want with it ... regardless of its iconic status.

Keshia Knight Pulliam's family is growing, and her latest addition to the brood has impeccable timing.

Keshia, AKA Rudy from "The Cosby Show", chose Sunday -- her birthday, BTW -- to announce she'd given birth to her second child. She shared a playful vid from the hospital bed with her husband Brad James, who was still in scrubs.

It's a cute moment ... Brad really seems to get into character saying "this is how grown people play doctor" before asking his wife about her symptoms and diet.

KKP wrote, "With this little one we are complete… Happy Birthday to me!!! What an eventful birthday week… 😆," Pulliam wrote on Instagram. "Thank you for the birthday wishes!! 😘"

It's unclear if she actually birthed the baby on her birthday, or just prior to Sunday ... Keshia's post wasn't that specific.

The vid ended with a photo with the entire family ... including Keshia's 6-year-old daughter Ella, who she shares with her ex, Edgerton Hartwell, and the newborn.

Just last month Keshia revealed they were expecting a boy.

Still no word on the little guy's name.

"One Tree Hill" star Shantel VanSanten's actor hubby is calling it quits on their marriage ... filing for divorce after the couple said "I Do" less than 2 years ago, and they said it a whopping 3 times.

According to legal docs, obtained by TMZ, Shantel's husband Victor Webster filed for divorce in January, citing their date of separation as the 10th.

They don't have any kids together, and the reason for their split is unclear -- he didn't even check the box for "irreconcilable differences" in the divorce docs.

The now-estranged couple was super into each other back in 2021 when they tied the knot -- holding wedding ceremonies not once, not twice, but 3 times. The first one being an intimate courthouse marriage on Shantel's grandparents' wedding anniversary.

They followed it up with a Napa wedding, and then a third and final time in her hometown of Luverne, Minnesota.

Shantel played Quinn James on "One Tree Hill," and Lori in the 'Final Destination' flicks ... while Victor's been on "Days of Our Lives" and "Melrose Place."

Michael Lerner -- famous for roles in 'Elf,' 'Barton Fink,' 'Godzilla' and tons of other shows and movies -- has died ... this according to his family.

The actor's nephew, Sam Lerner, broke the sad news Sunday -- taking to IG with a lengthy caption about his uncle, writing ... "We lost a legend last night. It’s hard to put into words how brilliant my uncle Michael was, and how influential he was to me."

Sam adds, "His stories always inspired me and made me fall in love with acting. He was the coolest, most confident, talented guy, and the fact that he was my blood will always make me feel special. Everyone that knows him knows how insane he was— in the best way. I’m so lucky I got to spend so much time with him, and we’re all lucky we can continue to watch his work for the rest of time."

He ends with ... "RIP Michael, enjoy your unlimited Cuban cigars, comfy chairs, and endless movie marathon." The exact circumstances surrounding his death are unclear.

Michael will, perhaps, be best remembered for his standout role in the 2003 Will Ferrell comedy -- where he played James Caan's hard-ass boss, Fulton, who was demanding a grade-A children's book. Of course, he's had way more credits before that came along.

Aside from the aforementioned flicks, ML's been in movies such as 'Blank Check,' 'Newsies,' 'Harlem Nights,' 'For Richer or Poorer,' 'The Mod Squad,' 'Celebrity,' 'A Serious Man,' and lots of others. His TV credits are equally impressive, with appearances dating back to the '70s.

Some of the biggest shows he's been a part of include ... 'The Brady Bunch,' 'The Good Guys,' 'Ironside,' 'MASH,' 'The Odd Couple,' 'Starsky and Hutch,' 'The Rockford Files,' 'Barnaby Jones,' 'Hill Street Blues,' 'Melba,' 'Tales from the Crypt,' 'Courthouse,' 'Clueless,' 'Kingdom Hospital,' 'Law & Order: SVU,' 'Matumbo Goldberg,' 'Glee,' and many, many more.

He's survived by his famous brother, Ken, and his extended family. Michael was 81.
